WHAT WE LOVE ABOUT THIS PROPERTY:

FIBER OPTIC INTERNET - way out here! Round Bottom Roost is a very happy cabin filled with a great collection of local photography, artifacts and books. With complete privacy, it has sweeping views across the pasture to the tremendous limestone bluffs of the White River. It is 3-minute drive or 0.8 miles to public river access.



IMPORTANT::

~ recommended All Wheel Drive vehicle for the driveway but not required - you'll be okay with good tires and front wheel drive.







PROPERTY LOCATION and ACCESSIBILITY:

The private cabin is 9 miles to Mountain View and about 15-20 to most attractions that draw thousands here year-round. There are 100+ cabins in this valley with full and part-time residents. From this privileged position, you can see almost none of them. It is mostly paved all the way to the property with the last half mile dirt/gravel. The driveway and parking area can fit about 3-4 vehicles - with some jockeying around. Or two very comfortably in front of the garage. Sorry. Access into the garage not allowed. There are steps to enter the property.



PETS:

Max 3. We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.



*Heads up: sometimes your fur babies are not included in your quote on certain booking sites! Please send us a message to let us know your pup(s) will be accompanying you during your stay.





RENTAL AMENITIES and VARIANCES:



~MAIN LEVEL: great room with TV and gas fireplace, kitchen, master bedroom with King bed, full bath with shower stall, access to porch and bunkhouse

~ kitchen is galley style with full-size appliances, dishwasher, drip coffee maker, microwave, cookware, dishes, and cooking utensils. No ice maker, but trays provided.

~ OPEN LOFT: space one has a queen bed, space two has queen. There is a Jack and Jill full bath (tub combo) between the two bedrooms.

~ BUNKIE: one queen, 2 bunks (twins), TV, and interior steps into the game/wetbar area on ground level. No bathroom.

~ back porch is elevated with an amazing view, variety comfortable seating, and a propane BBQ grill – tanks provided

~ seating area around the amazing built-in rock fire pit in the backyard

~ full-size washer and dryer

~ wifi via DSL - about 3MB - enough to stream movies

~ you supply your own logins to Netflix, HBO, ESPN, etc via Roku app on smart TVs (living room and master)

~ can enable wifi calling on your smartphone – quality Verizon LTE signal detected

~ propane fireplace

~ central heating and cooling





SUPPLIES INCLUDED:

~ All bed, bath, and kitchen linens for number of people contracted. Body, hand, + dish soap, trash bags, basic cleaning products + tools, and toilet paper.

~ Starter supplies (1 or 2 days depending on personal usage): paper towels, ground coffee + filters, sugar, laundry pods, dishwasher pods, salt + pepper, and cooking oil.

~ BYO toiletries such as shampoo, toothpaste, etc.





ABOUT US, THE BOOKING PROCESS AND FEES:

We are Ozark Mountain Stays LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. All properties are self check-in – with key code – after 4pm. Check out is 11. Confirmed guests received our self-penned "local's guide" to the area! Email you provide is important. We send welcome and access info there. Check your spam, please. Taxes and clean/supply fees are always required as is a processing fee that varies depending on who you are booking through.





PENALTIES:

15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
