Sunset Farm in Aggieland - Country Life 15 miles from Kyle Field - up to 14 ppl

WELCOME: If you’re looking for a home away from home in the country, bring the whole family to this ranch getaway with plenty of room for gathering.
Room for 14, fire pit, charcoal grill, covered back patio with gas griddle, pond for fishing, spacious floorplan, formal and informal living room, 60” flat-screen TV, seasonal 8’ cowboy pool, all on a ranch just 15 miles from Kyle Field.
Bring the family fun and relaxation with the most stunning sunsets and plenty of space for quality time.
Home is decorated with an eclectic boho meets farmhouse vibe that is playful and inviting, with ample sofas and seating!

LAND:
Part of a larger ranch, our enclosed wrought iron yard offers an enclosed patio with dining table and patio chairs, gas griddle, charcoal grill, wood burning fire pit/grill, play place for kids, seasonal vegetable garden and 8’ cowboy pool and more.

THE HOUSE:
Spacious kitchen, large island, gas stove and oven, along with any kind of pot, pan, baking dish, cup, plate, utensils, etc you may need. Olive oil, salt, pepper provided.
We also provide ground coffee with a coffee maker, French press or pour over, along with filters, sugar and creamers. Tea varieties provided.
WiFi is provided along with a 60” flat-screen in the central living room that offers Netflix, Disney+, Paramount, Apple TV, and YouTube TV for Aggie football and other sports.
3 of the 4 bedrooms also have their own flat-screen TV with similar access.
Mobile Bluetooth Speaker with QR code to curated playlists available for around the house.
In the master bathroom we also have some emergency needs

SLEEPING:
We provide bedding, pillows, a towel for each guest on property and bathroom soaps (shampoo, conditioner, body wash, hand wash).
Our beds consist of (1) king, (2) queen, (1) full/twin bunk. We then have two living spaces with couches. Our informal living has French doors for privacy and room for (1) queen air mattress (air mattresses and bedding for air mattresses not provided at this time). This is also the room that connects to our enclosed patio and backyard with seating, gas griddle, wood burning fire pit/grill and cafe lights.

GUESTS + EVENTS:
A few key things to note about our beloved home:
Absolutely no parties are permitted without prior permission. Excessive guests outside of the reservation without prior discussion and approval are subject to fines and damage fees. Our property is often used for graduation weekends and ring dunks, please discuss with us before.
We are on a cattle ranch, so we do have cameras monitoring the incoming and outgoing of people onto the ranch for the protection of our guests and cattle.
We also have one neighbor within sight that helps maintain the property. We always want our guests to enjoy their home away from home, but respectfully as to not disrupt the ability for guests the following weekend to seamlessly begin their vacation.

PETS:
No pets are permitted without prior approval, on a case by case basis with a pet deposit required. There is a $500 fine per pet violation if prior approval is not received, plus any additional damage fees. If approved, pets are not permitted on furniture, beds or rooms with carpet.
Due to severe allergies, cats are absolutely not permitted and will require professional cleaning at guests expense, determined at the time of violation.

COUNTRY LIFE:
Since we are outside of city limits, we are on well water, not city water.
This means our water is suitable for bathing and boiling, but not drinking. We have provided separate drinking water with tapped 5 gallon waters. (Welcome to country life!)

Other Details to Note:
No smoking on premises permitted.
No hunting is permitted without a prior hunting lease agreement - the land is leased to hunters during dear season and are the only people allowed to hunt.
No four wheelers, ATVs or dirt bikes without prior approval to not disrupt those with hunting lease agreements.

FINAL NOTES:
Our property is a tranquil getaway with no light pollution for stunning sunsets, stargazing, evenings by the outdoor fire under the cafe lights. We have a pond for fishing (if you wish to bring your own poles and bait), and plenty of space to enjoy fresh air! We are 15 miles from Kyle Field so it’s an ideal location to enjoy the hustle and bustle of game weekends/graduation, but to escape the chaos busy Aggieland weekends can bring, too. If watching the game from the comfort of home-away-from-home is your preferred option, we do have YouTube TV to watch the games.😉😉
