Includes FREE beach service 2 padded lounge chairs and large umbrella directly on the beach 3/1-10/20 (subject to beach conditions & weather permitting). A great bonus for our guests, it is up to a $40/day $240/week value. Just tell the person handing out the chair what unit you are staying in.

1st Floor 2BR + Bunks directly on Panama City Beach.

When booked through Vrbo the total first payment shown includes their Vrbo service fee that they will charge to the card provided and our ECDI $300 down payment that we will charge separately. The total first payment will be deducted from the total price shown. The balance is due by check to ECDI 30 days prior to check in or within 7 days for last minute bookings.

Vacation in this clean and fresh oceanfront condo at Tidewater with 1131 sq. ft., Sleeps 8 king size bed in suite 1, Queen size bed in suite 2. a separate bunk area with 2 Twin Beds & Queen Sofa Sleeper. It is essentially a 3 bedroom + 3 full baths condo for the price of a 2 bedroom.

Tile and wood flooring NO CARPET. washer / dryer no need to pack extra clothes. We replace all linens before each check in so you always have clean sheets & towels. Enjoy the breath-taking sunsets from this professionally decorated unit.

Tidewater Beach Resort is one of the newer, resorts on Panama City Beach. Located directly on the world’s most beautiful beaches, private beach more than two football fields wide. Tidewater has THE BEST amenities including two huge lagoon pools (4,200 sq ft each) outdoor and indoor spas, indoor pool, pool side Tiki bar, a 4,300 sq. ft. fitness center, a movie theater, climate controlled walkways to parking garage, 7 elevators, parasailing, jet skis, paddle boards, beach volleyball and 24/7 security.

A short walk to Pier Park famous for it’s 20+ restaurants & over 100 specialty stores, 16 screen Grand Movie Theater & IMAX. The City Fishing Pier is across the street from Pier Park You will have a great view from the balcony to watch the fireworks on the 4th of July, New Year's, and many other times throughout the year.

The amenities were pretty much all close, understandable because it’s the off season but it should have been mentioned before booking. Heated indoor pool was closed for maintenance, ice cream shop was closed, ice machine was broken, condo was dirty and furniture was really old/worn out.

Had a great time and enjoyed being on the 1st floor. No pizza cutter in the unit and that was a bummer. We love making pizza in our room. King mattress was unfortunately not comfortable. The air fryer was great for our cheese sticks.

Vacation paradise

The condo was as described. Easy walk to beach. Parking garage was easy to access. Only drawback is the elevators are the slowest i have ever seen.

Girl's Trip

Overall, the accommodations were good. The condo's location was pretty good for shopping, beach, lunch establishments. The better restaurants were further away, but still fine. Sliding door was very hatd to open and close! Overall, condo was sufficient and pricing was fair.

My family including 5 yr, two 1 yrs. We had an easy check in, everything was great. Liked the unit and the amount of room we had. Great buk room in additions to 2 bedrooms. Great resort in a fantastic location

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We enjoyed our stay! The deck could have used a few more chairs considering up to 6 can stay in this room. Other than that, it was very clean and well maintained. We also really enjoyed the fact that beach chairs were included in the price of the room.

Over all the place was great, my suggestion is to have a bed set for the pullout couch so there are blankets available for it and not just a sheet. The only other thing is to put in the info that the patio door is extremely hard to open and shut. You had to put your whole body into it to open. But over all would definitely stay again

Everything was very nice. Facility amenities were great. Only complaint is the A/C. We could not get it to adjust. Called but received no response. It was so warm it melted my makeup. Most of time it was 77-78 degrees. Made for uncomfortable nights

Birthday Get-a-way

We went for my daughter’s 21birthday. We had 5 in our group, the condo is nice, close to Pier Park but not close to other food options. The only negatives with the condo in my opinion is the king bed is not very comfortable, it’s harder than I like, the pillows are flat and the couch isn’t super comfortable. If you like to sleep in the cold, I would bring a fan, the air doesn’t get super cold, the queen room is the coldest. I do love the windows are blacked out but it makes it easy to sleep in. The kitchen is well furnished with dishes so cooking is easy with all the cookware. I would highly recommend this condo!! I’m so glad we stayed on the first level because waiting on the elevator is not fun! All In all we would definitely stay here again. The staff is friendly and the restaurant inside has good food!

Not very clean and oven didn’t work

The unit was not cleaned had hair in bathrooms and sand in the floor. The oven did not work for most of our stay. And communication was not good at all.

We have stayed at Tidewater before on the 30th floor. This time, we stayed on the 1st floor. Very few times did we have to deal with the elevator issue which is a major issue at Tidewater on the busiest weeks. It was a nice, spacious condo with plenty of room for us & our children. We didn’t have any issues whatsoever. Loved it & will be back! My only complaint is the chair & umbrella rentals in front of the condo. If you have a canopy to set up, be prepared to have to set it up a football field away bc you can not set up in front of the chairs, it’s a long distance left & right. That part was pretty annoying but has nothing to do with our condo or owner.

Memorial week

Booking, checking in was fast & accurate… the Condo was great.. I would say it needs new coffee pot the water runs all out bottom. It also needs a better sitting furniture.. the couch was so uncomfortable to sit on.but I totally understand people don’t take care of those things. I was excited we got first floor so we would avoid long, long elevator wait! But you have to go to ground floor to get out on beach & 2nd floor to get to vehicle across street in parking deck. So we mainly just lifted up wagon and took stairs. But had a lot to carry some & had to wait on it. But the few inconveniences wasn’t a breaker the Condo was clean and had all the essentials would definitely recommend it. The beds was comfortable and had plenty of towels.

Nice Place, Terrible Customer Service

The place was nice and clean and comfortable. Customer Service was terrible. Had no AC for the first 3 days and ended up having to fix it ourselves because they did not have anyone fix the problem. I spent a few hours calling and emailing everyone listed and noone wanted to do anything about it. I feel confident that we would not have had AC if we didnt fix it ourself. The technician they sent once, ignored a error code and told us to open the electrical panel every few hours and shut the breaker off and back on. We have an HVAC backgroud so we looked up the code and cleaned out the condensate drain and the error went away and worked the rest of the week. Ended up asking for a 20% refund to which I was told they could only authorize a 12% refund. Still have not been refunded 3 weeks later. The elevators were very bad. 30 min wait normally. We took the stairs.and path to cross road was not great either.

Balcony door would not open my whole vacation.

The condo was nice, a little worn as most rental are, but nice. Good location one floor up so you didn't need to wait for elevators. The resort was well kept and secure with easy access to the garage and check-in was easy. I drove 18 hours to get there because of the air show going on that week. I paid the big money so I could watch it from my ocean front balcony. First thing I did upon arrival is attempted to open the balcony door. It would not open. Yes I did unlock it. I called and reported it to the rental company. They said they would get their repair crew on it. Every day I contacted them and they said the same thing. It never got fixed my whole vacation. Late on the 3rd day, the other half of my vacation party arrived. It took me and the other man to force it open. Not very practical to use 2 men every time you wanted to access your balcony. So, we had to leave it open enough to squeeze through, which meant that we could not run the air conditioning. I told them I felt some compensation was in order. I've heard nothing from them.Stay away from this rental company. Once they have your money, they could care less about you. Owner needs to find a new management company.

Nice location, nicest thing I can say

The property manager ECDI has a long way to go when it comes to customer service. I notified ECDI about a foul odor when we arrived on June 3. It was an issue with the garbage disposal, we did not see anyone from maintenance to address that issue until I reported it again and added that the sink was backing up. They finally sent someone on June 8th. So it took 5 days of a 7 day trip to address the original issue. I had planned on just letting that issue go until the AC unit sprang a leak. We were awoke by Tidewater maintenance at 6:30am, on June 8th, and were informed that the substance leaking was coming out on the floor below. This issue was reported to ECDI no later than 9:00am. The maintenance guy that arrived around 9:30am did fix the disposal. Me and my wife cleaned up the leaking coolant, using our beach towels so we didn’t mess up the unit towels. Not one time did anyone from ECDI offer to come clean the floor of the unit. I called again right around 5:00pm on June 8 to inform ECDI that the AC wasn’t fixed, I was told that an AC repair company had been contacted about an emergency call out, they arrived on June 9, and when they left the ac still didn’t work, ECDI stopped responding to me when I requested the material data for the pink coolant coming from the AC unit. So we were exposed to something that I haven’t received details about, ECDI want respond and VRBO tells you to work with the property manager to solve any issues.
