Thank you for taking a look at my rental unit. This is the second floor of a 2 story detached house. Spacious and cozy with modern decor. Situated in a quiet neighborhood yet only minutes from major downtown attractions.

This is a brand new listing but I'm an experienced host with numerous 5 star reviews.

The space
This unit is approximately 1000 sqft. It has 3 bedrooms and 1 bathroom. Spacious dining and living area with a deck outlooking the city.

2 queen sized beds and 1 single sized bed. Adequately equipped kitchen & bathroom. A washer and dryer are available in the unit for your exclusive use.

Professionally cleaned at each checkout. Fast and reliable Bell Fibre wifi. Good for work/study from home & Zoom.

Attention University of Toronto students:
Per Gxxgle maps, this house is 9 minutes walking distance to the downtown St. George Campus. Almost all of the campus sites are within walking distance to the house. I am a former graduate from this U of T campus, so if you have any questions please feel free to let me know.

Guest access
- Convenient deliveries from many nearby restaurants, grocery and meal plans.
- Microwave, oven, basic kitchen equipment stocked.
- Coffee, towel, shampoo, body wash, hand soap, detergent provided.
- Fresh bath towels and bedding prepared.
- 1 parking spot is available at the back.
- Balcony accessible from the main bedroom. (please note backyard is not accessible)

Other things to note:
The house is located in a safe and quiet neighborhood. Our next door neighbor is a family with kids in the house. Maintaining a quiet and family environment throughout the entire property, indoor and outdoor, is our number 1 priority.

Parties and gatherings at the house are illegal by the City of Toronto bylaw. No special events, commercial activities, photoshoots, video making, or outside guests are allowed. Anyone who is not a confirmed guest entering the house for any reason is considered a social gathering. (If you have immediate family who needs to visit, please inform me before booking.)

There are surveillance cameras right outside the house. There is decibel alarm equipment (noise-aware) in the house. If any social gathering is scheduled, we will know. We will call the police, remove you from the house immediately, and pursue legal action against you for any breach of contract, disturbance, or damages. (not joking) Your entire booking fee and security deposit will also not be returned to you.

This house is only to be used for lodging purposes.

I sincerely hope this policy will also bring comfort and peace of mind to all my guests, knowing I host responsibly. It is for our mutual safety.

We will regrettably not be able to host your stay If your group is mostly under 25.
