Our guest house and small wedding venue, is a beautiful lakefront property nestled on a private 10-acre peninsula in Fairfield Bay, Arkansas. This dog-friendly (with pet fee) vacation home offers stunning 180-degree views of Greers Ferry Lake and Sugarloaf Mountain, with plenty of outdoor activities to keep you and your furry friends entertained.

This property features two unique and private natural stone trails. One trail leads you down to the lake where you can swim, fish, and kayak (2 tandem kayaks and seasonal lake floats provided) in Fairfield Bay’s famous Snakehead Cove. The other trail leads to breathtaking sounds and scenery of the one-of-a-kind, two-story, private waterfall named “Rocky Top Falls”. Each trail is a 5 - 7 min walk from the front door (~0.13 miles each way; ask for our trail videos available on our socials account...).

The guest house itself is a spacious 3,500 sq ft, accommodating up to 14 guests in beds comfortably in 3 bedrooms, 2.5 baths, and a 4th bedroom which is a finished "low ceiling" basement with four bunk beds. The master bedroom boasts a king-size bed with panoramic views of the lake and Sugarloaf, while one guest room offers two queen-size beds, and two bunk beds in the other guest room. There are two pack-and-plays with crib mattresses and crib sheets available, as well as two queen sized inflatable mattresses.

In April 2024, we turned our low-ceiling 800 sq. ft. basement into a kids and teens area with four bunk beds, large sofa, large bean bag chair that converts to a queen bed and hammock chair! The basement can be accessed through a ladder by the main living room or through an exterior door underneath the deck. There is also a custom-built dog washing station in the garage that can accommodate even the largest breed of dogs!

The home is equipped with a fully stocked kitchen with new appliances, including a gas-burning stove, washer and dryer, large capacity freezer, garage fridge, wine and beverage cooler, and all the cookware you need to whip up your favorite meals.

Inside, enjoy the bridal suite sun room with new large mirror & large shuffleboard table, immaculate sunset views, high-speed fiber optic internet, or relax in front of the wood-burning fireplace, while listening to vintage tunes on the Crosley record player.

Step out onto the large 920 sq ft deck and take in the breathtaking sunset lake views on the new 6-person jetted hot tub spa. Enjoy grilling on the commercial grade propane grill underneath the stars and string lights, with easy dining inside or out on the deck.

Out towards Rocky Top Point, you will love the park-like setting of the swing bench, and adirondack chairs overlooking Sugarloaf and Snakehead Cove, with a cozy fire pit for roasting marshmallows under the stars. Out front, there is also ample parking for your boat, lake toys, ATVs/SXS and RV. We can also accommodate up to 40 vehicles for special events.

Our property is located just five minutes from Fairfield Bay Marina, making it easy to launch your boat or rent one for the day. If needed, there’s a separate public boat launch just two minutes down the road.

Fairfield Bay also features two public golf courses (Indian Hills Country Club and Mountain Ranch Golf Club), miniature golf with a large playground at Woodland Meade Park, three swimming pools, the Hart Center gym with indoor swimming pool, tennis, and pickleball courts.
