This modern, sunny hideaway accommodates 6 guests in 3 bedrooms. The entire unit is on one floor. The master bedroom is spacious and boasts a king-size bed and a private full sized bathroom with shower/tub combo. Nestled on the other side of the unit are two separate bedrooms with queen beds, fully loaded with closet, dresser, nightstands, room darkening shades and homey accents to help you feel refreshed and accomodate the travelling lifestyle.

There are two full bathrooms in this home, each of them stocked with all the essentials you need for the duration of your stay. The master bedroom contains an ensuite full bathroom, while the other full bathroom is centrally located right off the main lounge area and easily accessible for the guests staying in the queen rooms. Worry about nothing with these thoughtfully stocked bathrooms that provide everything you need and more.

☆☆ KITCHEN & LOUNGE ☆☆

The bright and airy kitchen is brand new and fully equipped with all the appliances, utensils and cookware you need to feel at home and inspire. This thoughtfully-designed home provides plenty of room for guests with different schedules to come in and out easily, have privacy and community. The laundry room is spacious for extra storage or if you get behind in laundry you can just close the door and put it off another day.

The lounge is situated centrally to the home and is fitted with a smart HDTV allowing full access to your favorite streaming services.

The kitchen and lounge area are flooded with natural light with south facing windows. Kick up your feet and breathe the fresh mountain air while soaking in the warm sunshine of this blissful gem in the heart of the best that Denver has to offer.

☆☆ OUTSIDE SPACE ☆☆

The exterior area of this home boasts shady retreats and sunny morning perches with plenty of privacy. The front entry is at ground level, parking is ample just outside the door for easy grocery transfer and safe entry and exit to and fro. This duplex is just steps away from an Uber Bike Depot and an RTD bus stop for your transportation needs.

The sprawling backyard is also fully fenced in with proud, mature trees that cover the yard in shade. There is a large outdoor sectional, fire pit and two cozy shaded niches for recharging your batteries after a long day. The wifi works great all around the outside of the property! BBQ and outdoor dining set are coming summer 2023!

Waivo® Damage Waiver

If You have purchased a Waivo® Damage Waiver (“Waiver”) then the following terms and conditions are now part of Your vacation rental property agreement.

I. AGREEMENT

A. On behalf of Elevated Properties the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below up to $1,500, $3,000 or $5,000 the Waiver limit purchased by or for You, the renter, for your stay at the vacation rental property.

B. Waivo is hereby responsible for direct damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $1,500, $3,000 or $5,000. This Waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities.

C. This is not an agreement to provide insurance.

II. EXCLUSIONS

A. This Waiver will not pay for theft, or damages resulting from:

Acts of God
Prior damage or normal wear and tear
Theft
Loss of use of the vacation rental property
Rodent, termite, infestation, or wild animal
Damage to a motorized vehicle
Fine art, collectibles, or sets of items
Excessive cleaning for rental stay that exceeds 32 consecutive days
B. This Waiver will not pay for damage or theft of property owned by You.

C. This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown.

III. CONDITIONS

A. Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the Waiver, and shall exercise that authority in a reasonable manner.

B. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value.

C. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage.

D. This Waiver is only effective for a one-time single continuous stay, of up to 32 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property.

E. This Waiver is only effective if damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property.

F. Waivo will not respond to damage under $50 US dollars.

G. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial.

IV. DEFINITIONS

You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.

We are available by call or text. And just a few minutes away if needed.
This home is located in Sloans Lake in the heart of Denver; a historical urban pedestrian/biking community that allows access to additional amenities for guests including 2 lakes, public recreation centers and pools, a municipal golf course, and hiking trails. There are numerous bike routes threaded into the roads for easy alternative transportation lovers. Downtown Denver, Ball arena, Broncos Stadium, Rockies Stadium, Bluebird, Fillmore, Orpheum Theaters and Mission Ballroom are less than a 10 minute drive away and the world famous Red Rocks are just 15 miles to the west!

You will be given check in instructions and a door code prior to your stay. The home is fitted with a smart door lock and free parking for vehicles is available on the premises, with additional street parking.
This is a dog-friendly home as long as your dog is 12+ months, well trained, and housebroken.

Other things to note:
By booking, you accept responsibility for any damage/extra cleaning your dog causes during the stay. Please clean up after your pet. $75 per pet fee PER MONTH STAY.

An RTD bus stop and Uber Bike Depot is right outside on the corner for your convenience!
