I was born in Venice. I have traveled in many countries but I am always happy to return to Venice, in particular to the Zattere area, because I love to live in this marvelous town, surrounded by water. I really miss it when I stay away for long periods. I have many passions: sailing, music, wine and good food. I also love photography: I am not a professional photographer but I have always loved to take pictures since I was a kid.

This apartment is my family house since we bought it in 1958. I prepared with great care and love because I have memories of my childhood and in the near future, I will return to live there. Benefit as long as it will still be rentable. This is the part of Venice that I love even more because although this area is only 10 minutes from Piazza San Marco, which is always full of tourists, Zattere are quieter and always giving different emotions, depending on the day’ time. This area is always full of light, sun, water, colours and joggers. You can see the sunrise early in the morning and the evening sunset. Often, in front of the apartment, behind the Church of the Redeemer, you can observe, and be fascinated, from the rising moon. You can have the best time in Venice on every season of the year. Have a coffee, a delicious ice cream, an aperitif (spritz), an appetizer (cicchetto) or a full meal (from pizza to the top quality fish restaurants in town). It is also well Just relax walking alongside the Giudecca Canal. You will never forget these emotions You will never forget Zattere. Possibility to book, in advance, an excellent Venetian cook, with many years of experience. She will accompany you in the morning to the wonderful fish, meat and vegetables market, Rialto, where you can choose together the best ingredients. The lady then will prepare for you excellent meals at home and will rearrange after dinner. Rates depending to the number of guests . Excellent solution which will allow You to eat better than in the resturants, to invent your menu and spend less.

This is one of the 18 apartments in Venice - historic center, published on Homeaway VRBO which has at least 3 bedrooms, 3 bathrooms and lift to the floor (updated to 12 September 2018). The apartment was prepared with great care and love because one in the near future I will return to live there. Benefit as long as it will still be rentable. If you stay in our apartment, you can have the best time in Venice on every season of the year. Just walk out on the Zattere quay, have a coffee, a glass of wine or a dinner (from pizza to the top quality fish restaurants in town). Do relax walking alongside the Giudecca Canal. 'Sitting in the morning sun. You will be sitting when the evening comes. Watching the ships roll in And I watch 'em roll away again.' You will never forget these emotions. You will never forget Zattere. High-level restaurant overlooking the Giudecca canal, among the most beautiful in Venice. Nearby: Guggenheim Museum, Museum Pinault Punta della Dogana, Accademia Galleries. Well-equipped gym - Technogym - 100 meters from the apartment and last but not least a supermarket. We can organize - with at least 15 days’ notice - for the apartment guests (we speak Italian, English and French): boat excursions to Venice and its Lagoon, market tours, private cooking lessons, short courses and wine tastings. Wonderful apartment at fantastic location
We had a lovely stay at this apartment in the Dorsoduro section of Venice. The apartment was clean and comfortable. The Spirito Santo vaporetto stop is basically at the front door and the busier Zattere stop is a 5 minute walk away, making all of Venice very accessible.
The beds and furnishing were nice and having an elevator was a big plus in getting luggage to the third floor. Giorgio, the owner, was responsive throughout the process, met us when we arrived, and checked in by email during our stay to make sure that everything was OK. The internet was fast with adequate coverage. We highly recommend this apartment, especially if you can get the one that includes the rooms that front the Zattere and the Giudecca Canal.

Charming, comfortable, & quiet. It was perfect for 6 people. It was at the back of the building but the balconies off the kitchen & one of the bedrooms had water views.
The apartment in the front of the building which is directly on the water is good for 4 people, or both apartments can be connected for larger groups - up to 10 people.
The apartment is directly next to the Santo Spirito water bus/water taxi stop so getting luggage from the taxi into the apartment is very easy & convenient.
Giorgio met us & spent an amazing amount of time with us explaining about the apartment, giving us tips about restaurants & explaining the water bus & water taxi system.
He was very dedicated to making our stay comfortable. It is his childhood family home & he manages it with love & respect & wants his guests to enjoy the house & location as much as he does.
It was a lovely experience.
We would definitely stay in his apartment again.
An incredible property with a knowledgeable owner.
Five family members spent four days at Georgio's terraces apartment not long ago. While the weather didn't cooperate -- it was cold, wet, and even snowing during our stay -- the apartment made for an excellent place to stay. We later learned that ours was actually one of two apartments that can be connected together in various (and, admittedly, ingenious) ways to adjust the occupancy across both individual units. One could even rent both units and sleep something like nine or more people.
The unit is well-stocked and close to a grocery store. Due to the inclement weather, we ended up cooking more meals in the unit than we originally planned. The kitchen includes newer appliances, including a dishwasher, clothes washer and dryer, and microwave, all of which we used during our stay.
The elevator made getting the luggage up to the third floor quite easy. It also assisted greatly in getting my grandfather to that high floor, as he was having some troubles climbing the stairs.
Above and beyond just the unit itself, we found Georgio's wealth of information and willingness to share an unexpected benefit. Georgio spent over an hour with us when we checked in, going over the unit, explaining the nearby sights that we wouldn't have otherwise known, and talking a bit about the culture and history of the building and area. He was an excellent tour guide, and even stocked the unit with all manner of information, guide books, local suggestions, and other touches that really personalized the experience.
Georgio was also helpful in getting us to the unit, around the city, and to the cruise ship terminal at the end of our stay. He was quite responsive to all our requests, and made himself available via phone or text message for plenty of questions. Much appreciated!
We're happy to say that we'd join Georgio again on our next visit to Venice.
A tremendous apartment in Venice
The location was perfect, within walking distance of Piazza San Marco, yet out of the touristy district. There were plenty of restaurants around, easy access to the vaparetto, and a supermarket just down the canal. The accommodations were wonderful; the elevator was key for one in our group who was having back trouble. Giorgio was the best host we've ever encountered, willing to work with us in every aspect of our Venetian experience, from recommending eating places to getting us an extra set of keys, and even printing some personal legal papers and faxing them home. We will be back.
You obviously did not inspect this property before offering it.
Description inaccurate and misleading. No terraces. Narrow wooden balconies, no sitting area, with one limited view of secondary canal. Showers DRIPPED water - no flow and NO hot water. Described as wheelchair accessible - yes, there was an elevator, but ALL three bedrooms were only available by climbing up narrow, circular stairs or DOWN a flight of six steps with the bathroom for that bedroom on the main floor. This for a woman in a wheelchair.
Woman who greeted us spoke no English , and limited Italian. Could not offer help before, during or departing apartment. Owner of the property hurriedly instructed use of appliances and directions to local stores and was not present at our leaving.
Planning a trip to Amsterdam and Paris in the Spring. Will not be looking at your website for apartments. Very disappointed.
I am very surprise to receive this review since it is the first negative one I have received in six years I have been renting this apartment.
The guests, when I made the check in and in the following days, never complained about anything. I have never received any protests about anything in the days there were in the apartment although I gave my total availability, as always, for any request.
The guests affirm that there are not terraces in the apartment whilst, actually, there are 4 of it. They are not wooden terraces, as written, but marble protected with a teak coverage.
They also say that the apartment description is not correct whilst, as it is reported in many published reviews, it is confirmed from many renters that the photos and the description are strictly representing the reality. There are 24 pictures in the listings representing the apartment.
In the apartment description there is not written that the apartment is facing the Giudecca canal and from the published pictures it appears very clearly that there is a view on the Giudecca Canal, which is not a secondary canal seen that is used by the large cruise ships !!!
The guests never complained about the lack of hot water in the bathrooms during their stay.
The check in time was agreed as it is reported in the mails at 4.30 pm.
The guests arrived, without any notice, around 3.00 pm. I have therefore asked the doorman and cleaning lady to let them enter the apartment and I left immediately my office to reach the apartment in 10 minutes.
I explicated all the apartment and things to do in Venice to the guests in around 45 minutes.
It is not therefore acceptable that the guests have written in the review something which is not at all corresponding to the real facts.
There is the water bus stop at 20 meters from the building entrance and there is the lift at the floor (very infrequent in Venice).
One of the guests was using the wheelchair and could walk. It is possible, on request, to arrange a double bed on the main floor with a bathroom on the same level.
All the bridges close to the apartment have ramps and there are very few like those in all Venice, which has more than 300 bridges.
It is therefore possible to reach from the front door of the building many parts of Venice without having to take even one step !
Other people in wheelchairs have in the past stayed in the apt. and found no particular problems.
The apartment and the area are therefore suitable to people having walking difficulties.

The tangibles: The location is excellent--20 metres from the vaperretto stop which is one stop away from St. Marks. Easy walk to Accademia and Peggy Guggenheim Museum (for us, the best art in Venice).Many good restaurants nearby. Supermart a 10 minute walk.The facilities and rooms are all first rate.Beds are comfortable and bathrooms fully equipped,; clean and spacious.Kitchen is also fully equipped and everything works well. The kitchen terrace was our favorite spot for relaxing and water traffic watching. WiFi works superbly.
The intangibles: Giorgio, our host, was incredibly helpful and accommodating. We had my wife and our 2 daughters and one of our sons (all adults) and Giorgio helped us through some unfortunate times when my wife fell and broke her leg. He is a complete gentleman and the ideal landlord.
If one is looking for a 3 BR, 3 bath place, I cannot imagine anything to surpass it.
Dorsoduro district is the perfect location for Art lovers. From the "Gallerie dell'Accademia" with their masterpieces of Venetian paintings up to the 18th century (La Tempesta- Giorgione) to the Modern & Contemporary art with the Guggenheim Museum and the new Punta della Dogana Collection by F. Pinault, Dorsoduro offers a wide choise for the more demanding. Around the museums lots of private Art galleries and art shops. Although central, Dorsoduro, keeps a Venetian atmosphere with its local markets, and small pubs in Santa Margherita.
A must the visit of the "squero" San Trovaso a small gondola boatyard that first opened in the 17th century, followed by a nice glass of wine and a cicchetto at Schiavi. Glimpses of the real Venice beyond the tourist veneer are easier to find than you would expect in this area. Do not miss the visit of some churches: La Salute, San Nicolò dei Mendicoli, Carmini and Gesuati and last but not least San Sebastiano with paintings from Veronese. If you want to have some relax on a sunny day just walk on the Zattere quay, take a gianduiotto or have a nice lunch in one of the many restaurant facing the Canal: this is what Venetians do on a sunny Sunday!
In Venice, as in all the other towns, there are taxis and buses.
The only difference is that they move on the water, not on the ground.
The water taxi is a private boat. It can accommodate till 10-11 people, according to the amount of luggage.
You have to reserve to go from one place to another, at every hour of day and night. It is faster and naturally more expensive than water bus. Rates start from 60 Euros.
The water bus is anyhow quite expensive. The ticket costs 7.50 euros per person. I would suggest You, if You are planning to use water bus whilst You are in Venice, to buy a water bus pass, to avoid queues and save money.
From the Venice airport Marco Polo You can get a water taxi which is much faster and takes You, in around 30 minutes, in front of the building, at the water bus stop Spirito Santo. The rate is 110 euros until 4 people.
You can also get a water bus, Alilaguna boat, which is much slower and takes You, in around 90 minutes, to the water bus stop Alilaguna at Zattere.
From there You have to walk 200 meters to reach the water bus stop Spirito Santo.
