About this property

Guesthouse Front Suite

This memorable place is anything but ordinary. We have added upscale flair to our farm guesthouse that is sure to please. The front suite boasts a game package complete with a pool table, karaoke, and gaming tables. An added jam session area is also present in the suite. The grounds are everything but ordinary and include a small lake with a paddle boat, covered Veranda with Koi pond, meditation orchard, and a relaxing swimming pool/hot tub and wood burning fireplace with waterfalls.

2. We ask that you treat our land and resources with respect and care
3. Please dispose of trash in the large green trash bin at the back of the property.
4. Please do not use or take any glass to the pool area.
5. Please do not use any bleach-containing products in our water systems (sink, shower, toilets)
6. Please do not place any food in the drains
7. Please utilize reusable bottles to reduce the amount of plastic in our landfills.
8. There are no parties allowed on the property without additional fees and written approval from the owner.
9. Please do not enter the chicken coop.
10. Please do not throw rocks or debris in any of our water structures.
11. Please use only the designated smoking area and dispose of ashes and cigarette butts in the appropriate bin.
12. Life jackets are required in Sassafras Lake when using the paddle boat. Please familiarize yourself with the safety equipment nearby.
13. Fishing is only permitted during day hours (dawn to dusk)
14. Quiet time is from 10 pm to 6 am. You may request an extension from the owner.
15. Wild animals that include dogs, possums, raccoons, foxes, and coyotes often enter the property at night. Please do not leave any food outside and clean up after grilling. Our dogs patrol the property at night during quiet time to help reduce the number of wild animals entering the area. Please plan accordingly. We request that you limit outside activities during quiet time hours.
16. For safety, please do not share any passcodes with anyone who is not staying on the property.
17. Please wear green bracelets during your visit to help us identify guests. These will be provided in your welcome package upon arrival.
18. At no time should a minor be unaccompanied by any of the water features.
19. At no time should any minor utilize the gyn facility.
20. At no time should you enter the main house facility or grounds. If unsure, please ask and contact the owner.
21. Please enjoy the space and let us know if you have any special needs you desire while visiting.

Why they chose this property

The remote feel of this place is my favorite. While it is small town USA, it is close to large chain retailers for basic goods in the surrounding towns and within 1 hr drive from a major city.

What makes this property unique

This is a working farm yet it has the amenities of a small resort. I have carefully crafted an experience for my enjoyment and to share with others. The guest house furnishings feature designers like Hooker, John Richards, and lush mattresses by Sealy. I have chosen linens that are soft to touch and the comfort of the bidets adds that special touch. I have kept some of the charm and rustic features of a barn and have retrofitted it to it’s current state. We live on a self cleaning septic system and have filtered well water. We respect the land and request that our guests understand we must take all precautions to allow nature to provide for us. We practice reduced waste and low water use. There is absolutely no bleach usage or chemicals that will harm the bio system of the farm. We live with free range chickens and dogs that serve as protectors. Please read the information about dogs security hours. Living on a farm it is important for the safety of our family, animals and guests to ward off dangerous predators. While some see it as an inconvenience we see it purely as a matter of safety.
