The Groovy Ruby is a 1962 vintage trailer with real character and just what you need—nothing extra.
Set on 38 open acres, you get campfires, stars, and a slower pace that feels right.
Simple, and easy to enjoy

The Groovy Ruby is a 1962 vintage travel trailer decorated in retro hippie style by the previous owner. Guests love the colorful personality and nostalgic vibe of this classic camper.

The trailer features two bench beds that can be arranged separately or converted into a king bed using the provided inserts and padding. Towels, washcloths, soap, lotion, and hand sanitizer are provided.

Important: there is no bathroom or shower inside the trailer.

A private outdoor bathroom building is located about 50 feet away and includes a toilet and cold-water sink. The trailer also has a small interior cold-water sink.

Outdoor Living

Your stay includes:

campfire pit located about 40 feet from the trailer (check with host during burn bans)

charcoal grill, propane flat grill, and propane BBQ grill at the cabana about 70 feet away

Water is fresh and is fully potable.

Entertainment & Connectivity

Guests have access to;

board games including Yahtzee, cards, checkers, and chess


A fan and background noise console are also provided.

The trailer includes refrigerated air conditioning and electric heat for year-round comfort.

Gated property. Exterior security cameras monitor gates, roads, parking areas, and common outdoor spaces. There are no cameras inside any rental.

Property Notes

This rental is intended for guests seeking a quiet rural Ruidoso Valley countryside getaway rather than a nightlife destination. A 10pm quiet curfew is observed to maintain a peaceful environment for all guests.

No pets of any kind are allowed, including service or emotional support animals.

The host lives on the property and actively maintains the ranch. All persons entering the property must be included in the reservation.

Parking accommodates two vehicles at the rental, with additional space available for trailers.

Thank you for reviewing these house rules. This is a private rural property near a party-destination area. Clear expectations help ensure a safe, respectful, and enjoyable stay for everyone.

This is not a typical VRBO. Guests book here for quiet, nature, and simplicity—not for partying.

**Damage Policy**
Guest and any non-booking (unregistered) occupants are responsible for all damage, theft, missing items, and excessive cleaning. Guest agrees to pay all verified costs submitted through VRBO, including repair, replacement, or lost revenue.


1. Booking Eligibility

No third-party bookings. The booking account holder must be present for the entire stay.

Reviewed guests only.

Guests with negative reviews will be declined.

This property may not be used for workforce housing, crew lodging, contractor overflow, or any business-related group accommodation.

No work crews of any size or type are permitted, even if the booking guest is present.

Non-reviewed guests are generally not accepted due to prior damage and issues.

Limited exceptions may be considered after answering questions from the host.

Guests with negative reviews for cleanliness or rule violations should not request to book.

2. Check-In & Host Availability

Latest check-in time is 8:00 PM.

If you cannot arrive by 8:00 PM, please request approval before booking.


Host availability: 6:00 AM – 8:00 PM via phone or VRBO message.

For emergencies after 8:00 PM, guests may use the emergency number provided or knock on the host’s porch door if the porch light is on.

3. Party & Behavior Policy

This is a strictly non-party property.

The following are not permitted:

Loud or disruptive behavior

Excessive intoxication

Returning late from town in a disruptive condition


Guests found violating this policy may be removed without refund.

10 PM is the final come-and-go time, except for emergencies.

4. Quiet Hours

Quiet hours are 9:00 PM to 8:00 AM.

During quiet hours, guests must remain within 50 feet of their rental.

Use of the outdoor restroom is the only exception.

5. Pet & Animal Policy

This property is not pet-friendly.

No animals of any kind are permitted on the property or inside the rental.

This includes, but is not limited to:

Emotional Support Animals (ESAs)

Therapy or comfort animals

Companion animals

5 working dogs patrol the property for predator control. Bringing any kind or type of animal on this property could result in injury to either the host or guest and animals. You must disclose intention of bringing a pet or service animal on this property before booking.


Undisclosed animals will result in denied entry and cancellation without refund.

Bringing a pet onto the property will result in immediate cancellation.

Guests who attempt to misrepresent a pet as a service animal may be reported to VRBO and local policed in accordance with platform policy and applicable New Mexico law.

Trained pasture dogs are present on the property for predator control.

6. Marijuana & Smoking Policy

Outdoor 420 use is permitted away from other guests and in compliance with New Mexico law.

No indoor smoking of any kind.

Indoor smoking will result in a $500 cleaning and fumigation fee.

7. Location & Property Description

Located approximately 9 miles east of Ruidoso Downs in Glencoe, NM, off US-70.

Private, gated 38– acre rural property with 7 rentals and the host’s residence.

Shared amenities include cabana, gazebos, outdoor restroom, laundry, golf areas, and walking trails.

Access to Lincoln National Forest wilderness is for foot traffic only.

No vehicles are allowed in the forest from this property.


8. Rental Description

This is a 1962 vintage travel trailer.

Sleeping options include one king bed or two single beds.

There is no restroom, shower, or tub inside the trailer.

A cold-water sink is provided inside.

A shared outdoor restroom is located approximately 100 feet away.

Not suitable for children under 10 years old.

9. Surveillance Disclosure

There are no cameras or noise monitors inside the rental.

10. Vehicles & Recreation

No ATVs, dirt bikes, or recreational vehicles.

Bicycles and e-bikes are permitted.

11. Wildlife & Safety

This property adjoins Lincoln National Forest.

Wildlife such as rattlesnakes, raccoons, skunks, foxes, insects, and other native species may be present.

A deep ravine runs through the property. Guests are not permitted in or within 20 feet of the ravine.

Children under 18 must be supervised at all times while outdoors.

Guests may not wander the property after dark except within the immediate rental area. A flashlight or headlamp must be used when outdoors at night.

Guests assume all risk when outside the rental or parking area.

Wildlife & Predator Control

This is an active rural ranch property adjoining forest habitat. Predators such as foxes, coyotes, bobcats, and other wild animals may occasionally enter the property, most often at night.

The host maintains free-range chickens and a working dog pack. When a predator presents an immediate threat, lawful action may be taken to protect animals and safety.

Guests must not interfere with wildlife or predator activity.

The immediate rental area is defined as approximately 30 feet from the lodging structure. Areas beyond this boundary are entered at the guest’s own risk.

By booking, guests acknowledge and accept the inherent risks associated with staying on a rural property.

12. Host’s Dogs

Friendly pasture dogs patrol the property.

Do not feed the dogs.

Do not allow them inside the rental.

13. Cooking & Food Rules

Always use the stove exhaust fan when cooking.

No cooking fish indoors.

No cleaning fish anywhere on the property.

Dishes must be washed and dried. Host will put them away.

14. Laundry

Washer and dryer are located at the outdoor restroom.

Shared with other guests.

$3 per load.

15. Cleanliness & Litter Policy

No littering, including cigarette butts or small debris.

Trash cans are provided throughout the property.

Do not leave food or drinks outdoors.

16. Shoes & Interior Care

No shoes inside the rental.

17. Guest Count & Fees

Base booking includes two guests.

Additional overnight guests: $30 per person.

Day visitors: $25 per person with prior approval.

Any person entering the property is considered a guest.

18. Liability Notice

You are booking the rental dwelling only.

Neither the host nor VRBO is responsible for accidents occurring outside the rental.

Guests are responsible for any damage inside or outside the rental.

Emergency services may have longer response times than in urban areas.

By booking, guests acknowledge and accept the inherent risks of staying on a rural property and assume responsibility for their actions when outside the immediate area of the rental
