Make the most of the unit's fenced yard and patio, and don't hesitate to explore the grounds, ponds, and trails. If fishing is in your plans, ensure you bring your gear and inform us ahead of time. We kindly request that you respect the space and privacy of fellow guests on the property. If you have an approved dog and intend to explore, please remember to keep them leashed at all times.
Welcome to the Texas countryside, where encounters with critters and other local wildlife, including lizards, insects, snakes, and various animals like deer, coyotes, and feral pigs, are a possibility. Please be mindful that Texas, especially in the summer, can be abundant with bugs that may occasionally find their way indoors. Rest assured, our premises undergo regular pet-safe pest control treatments to minimize such occurrences.
While staying here, you have the opportunity to immerse yourself in the surrounding ranch and its wildlife, but it's essential to understand that these interactions come with their own inherent risks. Your safety and comfort are our priority, so exercise caution and enjoy the unique experience of the Texas countryside.
All Guests (and any Visitors) must comply with all House Rules
and any other instructions from the Property Manager during their stay; and
Guests must notify the Property Manager of any disputes or
complaints from neighbors as soon as reasonably practicable.
This Vacation Rental not suitable for children
under the age of 5 Guests are fully responsible for the
safety and security of their children at all times, as well as any
disturbance caused by Guests and Visitors must keep noise to a minimum as not to disturb other occupants – especially
during nighttime hours (e.g. 10pm – 7am), and upon arrival and
departure;
Excessive noise is prohibited at all times and may result in
termination of the vacation rental agreement, eviction, loss of
rental paid and extra charges. Guests are allowed a maximum of 4 Visitors at any time
during their stay.
Guests are responsible for ensuring maximum visitor numbers
are not exceeded; and that. Visitors are complicit with these
House Rules.
Any additional overnight Visitors must be approved in advance
during the booking process and are subject to an additional
fee as noted in the price. Parties and large gatherings of any kind are strictly prohibited at the Rental; and Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.
Guests and their Visitors are to dispose of Garbage and Recycling
in accordance with the usual practice at the Rental (as set
out below) in the allocated trash cans, and excess rubbish must not
be left in public or common areas; and
Garbage and Recycling arrangements at the Vacation Rental are as
follows: In the back of the home.
Any time Guests leave the Vacation Rental, it is their responsibility
to ensure all windows and doors are closed/locked to maintain
security and prevent rain and water damage.
Guests must switch off lights, air conditioning, fans, electronics such
as televisions when not in use to promote energy saving. It is not
permitted to leave the air conditioning on below 75 when Guests are absent
from the Vacation Rental.
Smoking is not permitted inside the Vacation Rental; and
Cigarette butts must be disposed of properly and not thrown on property grounds. All Damages and Breakages must be reported to the Property
Manager as soon as reasonably practicable. Failure to report them
will likely result in a penalty. To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;
No bathroom towels are to be removed from the property. Breach of any of these House Rules is a breach of the Terms and
Conditions of occupancy as per the Rental Agreement.
The Owner and Manager reserve the right to terminate permission to
occupy and to evict from the Vacation Rental, any Guests or Visitors
who refuse to follow these House Rules or who cause a nuisance to
neighbors or other residents of the community.
