Peacefully situated In Dublin 4 at the Donnybrook end of leafy Ailesbury Road, but also adjacent to Ballsbridge and just a 10 min bus ride from St Stephen's Green is our very comfortable owner-maintained "Dublinletfor2", spacious holiday apartment. Minimum stay ONE WEEK Check out my reviews for peace of mind. I am happy to ring you. Don't rely on the 3rd party number here for all the answers as they do not know my property!

Unusually well equipped and very large for a one-bedroomed apartment, it is not so much a normal rental place but more a home from home. We hope you will find everything you need here to make your holiday in Dublin perfect although no guarantee on weather! Everything is included in the rent, NO hidden charges. For those arriving by air and reluctant to venture into Dublin traffic, this is very conveniently placed less than 5 mins walk from the Aircoach stop. I give you comprehensive travel details on booking. Internet access and free WIfi.

o A balcony overlooking the leafy embassy neighbourhood just south of central Dublin. Total floor area approx 800square ft/74 square metres

Ideal for couples, visiting academics or business people needing a quiet and comfortable place to stay close to the centre and the universities and for anyone wanting to escape hotel life and have their own space. Flexible start dates allow for weekly stays starting any day of the week. (7 day min). This 3rd floor ( American 4th) apartment in a prestigious block on Ailesbury Road is exceptionally light and spacious with great views from its large picture windows and balcony. The whole apartment benefits from early morning sunshine as it faces East.

The well equipped kitchen has a hob, double oven, dishwasher and microwave and a good sized fridge freezer. A table by the window provides seating for two looking out over the Georgian houses on Anglesea Road. As this is our own holiday home, we leave a selection of 'dry' goods in the cupboard so as well as supplies of tea, coffee (including Nespresso capsules), sugar etc. there are also things like rice and pasta as well as all the basic extras we use in the kitchen like washing up liquid, cling film, foil etc. so you don't have to rush to the shops for the basics right away.

The sitting room has a dining area and plenty of comfortable seating. Broadband access is wifi. Smart TV and a Piano. New carpets throughout in 2018. The balcony is off the sitting room and looks over Dublin towards the sea (although this is hidden by trees so I can't claim sea view!). Occasionally there are concerts at Simmonscourt, and you can take a 'balcony seat', if so minded, to listen (or put ear plugs in!). See below if I have listed one under 'unique benefits -events''.

The large bedroom has am American King-sized bed and plenty of storage space. The bed has two comfortable single matresses made up with single duvets so although more suitable for couples, it could be used by two close friends. Off the bedroom is a fully equipped bathroom with an over the bath shower. The apartment also has a cloakroom off the hall with basin and loo and this also houses a washing machine. Iron and ironing board are also provided.

The whole apartment is centrally heated except in high summer and benefits from constant hot water. It is equipped with a sensitive smoke alarm. Also a fan.

It is five mins walk from excellent local food shops, pubs and restaurants, 5-10 mins to RTE at Montrose, St Vincent's Hospital, RDS Ballsbridge and the UCD campus at Belfield, 20 mins to Aviva. For tourists' Dublin - it is within walking distance (a mile and a half) from, arguably, the ‘best’ shopping area of Dublin, St. Stephen’s Green and Grafton Street and is very well served by buses, virtually outside the door. The Dart Railway, by which you can explore the coast and coastal villages, North or South, is under a mile away (Sydney Parade stop). You can walk to the beach at Sandymount in about 20 minutes or take a 5 minute stroll to Herbert Park (feed the ducks?). It is in a perfect quiet position for being near to the centre of Dublin, without the noise, and convenient for trips by car or bus southwards to the sea and mountains.

I provide a pre-loaded LEAP card so that you have no worries about taking a bus as soon as you arrive. I just ask you to top it back up (it usually has 40 Euros on it) when you leave. It can be used by two people. You just tell the bus driver where you are going and put it on a reader by his cab. The fares are discounted with this card.

Golfers will be pleased to find a fine golf course at Elm Park just 10 minutes walk away and there are public tennis courts in Herbert Park. The Sunday buffet lunch (booking essential) at the Herbert Park hotel is magnificent.

Theatres and museums abound. Our particular favourites are The Gate Theatre (where the performances are always outstanding), the Museum of Decorative Arts and History in the imposing and vast old Collins Barracks building (great lunches in the cafe there!) and the Dublin City Hugh Lane Gallery in Parnell Square.

There is a comprehensive folder of how things work in the apartment and suggestions of things to do in Dublin. The apartment is prepared for holidays by me, the owner, personally and I am happy to answer any questions by email both before and during your stay. I am available 24/7 on email.

I am easily checked out if you are scared about booking with an owner you know nothing about! I can only very rarely manage last minute bookings (I arrange my flights to Dublin at least a month in advance as I have a cottage in England to manage also ) and the minimum stay is normally one week. Please check the availability calendar to see if the time you want is possible and then as I don't do instant book/payment and I feel that it is important for both of us to communicate first, please click blue 'email owner' rather than yellow 'request to book' to make sure my Dublinletfor2 is the right choice for you! Being our own holiday home in a quiet quality block, I only rent to those who can assure me that they are responsible guests. It is entirely owner managed, cleaned and maintained. There are no surprise extra charges above the rate quoted and any transfer fees incurred.

Although the site quote will be in YOUR currency, my rates table shows Euros which is the fixed price. There are no fees on top of this. The listing site has defaulted to a blanket NO refund cancellation policy. This is not accurate. Please enquire for the details of my policy.

My name is Felicity Ausden. I am married with four grown up children and we live in England, going to Dublin as often as we can. If you don't get an answer from me within a few hours through here, you will find me under Sansome House Cottage, our English Cotswold cottage. Our family live in England but I am Irish and have retained this family apartment as our holiday home as we love Dublin. I clean and maintain it personally between lets (flying over each time from England) and only let it about 10 times a year, jigsawing it in with our family's requirements and with our other 'baby' - a two bedroomed holiday rental in the Cotswolds. I try to make this quite different to the average holiday let. It is more like borrowing someone's home with everything you expect in a normal home on hand (but no personal clutter!) and I treat my visitors as I would family, not as 'customers'. I am always available on email for help and advice. As I stay in the apartment myself to see to everything for the upcoming guests, I never let back to back and the minimum period of stay is usually ONE WEEK. Maximum number is 2 people and if one is a child, they must be over 10. I can be flexible about arrival and departure times and lets can start on any day of the week. I can rarely do last minute lets as I have to book my flights in advance so please book early, preferably at least a month in advance. I am happy to ring you and I am given your number when you enquire so please tell me if you would like me to ring you about questions you may have. The booking helpline here are pretty unlikely to know the ins and outs of my apartment!

Why Felicity Ausden chose Dublin Southside

I inherited this from my mother and did not want to sell it as it is a perfect location, being quiet and peaceful (there are quite a few retired people living in the block) and yet so near to the centre of Dublin in the nicest area of the city. We reckon we live in a haven of peace here, near the centre, insulated from traffic noise by the many trees surrounding the apartment block so without the 'bustle' of life being too apparent. Plenty of buses nearby though - the buses, including the Aircoach from Dublin airport, stop about 3 minutes walk from the apartment which we find extremely convenient as the town buses run very frequently and the Aircoach runs every fifteen to twenty minutes. We love the views and the light from the big windows. It is cosy in winter, cool in summer. With good transport links, a car is not necessary and even possibly a handicap in the centre but a relatively short drive south finds us in the mountains of County Wicklow, perfect for walking and sightseeing. (Glendalough is about an hour’s drive or you can go there on St Kevin's bus from Dawson Street). West of Dublin, we can visit Castletown House, the National Stud and the Japanese Gardens in Kildare or go north for the prehistoric sites at Tara and Newgrange. The Midlands and the lakes of Westmeath are within a two hour drive from Dublin. We frequently drive a little further on to explore the many towns and villages on the Shannon and have even spent a long day and driven right over to County Galway to wander around Connemara, or a little further south exploring the Burren in County Clare. Our son has done this with rail and bus (we prefer to drive!) but he spent one or two nights in the West to do this. There are many day trips to the four corners of Ireland in organised tours, some of them receiving high praise on travel websites so it is entirely possible to stay here and see a large proportion of the country, coming home to your comfortable home base in the evening.

What makes this apartment unique

The road through Donnybrook is the main route south to Wicklow and Wexford. Less than half an hours drive and you can be in the Wicklow mountains. Five minutes drive or 20 minutes walk and you can be walking along Sandymount beach or jogging on the promenade. There are beautiful beaches all along the coast, reachable by car, by bus or by the Dart Rapid transit system, the nearest station being at Sydney Parade, just one mile away,

The buses run very frequently to the centre but we often prefer to walk to St Stephen's Green through very pleasant streets, in under 30 minutes (NB we walk fast so 35 mins would be average pace!)

Herbert Park is 5 minutes walk away. Here one can stroll amongst the flowers, feed the ducks on the pond, go jogging or play tennis on the public courts. There are plenty of good places to eat and drink in the area and it is close to two rugby grounds. For horse racing we have three courses within easy reach - Leopardstown, Fairyhouse and Punchestown. Explore the history of Dublin with visits to Christchurch Cathedral, Kilmainham Gaol and Dublin Castle or take one of the many themed guided walks around the city which usually involve a pub or two on the way! Wander around the Temple Bar area for lively bars and quirky shops. When feeling energetic you can hop on a bike with the Dublin bike scheme. For addicts of Netflix or home TV stations, there is a Chromecast dongle for the TV - beam from your device.

  • The bathroom shower is one of the over the bath variety but the bath is an Lshaped shower bath. The water pressure is great. The bath and shower have wall grip handles. I provide starter quantities of loo roll - two to each bathroom. Also some hand wash and shower gel to start you off.

  • American King size bed (1) The large bedroom has a super king-sized bed (the European name for this size) and plenty of storage space. The bed has two new comfortable single mattresses made up as two singles with cosy duvets (otherwise know as an 'Austrian Twin') so although more suitable for couples, it could be used by two very close friends. It is warm in winter with central heating (and an extra storage heater should nights be exceptionally cold) and cool in summer. There are feather and down duvets (80% down) and pillows and pure cotton sheets. Please note that we keep this apartment for TWO people only.

There is a large garden shared by other occupants in the block so you can take some folding chairs from the balcony if you want to sit out. There is a daytime caretaker and parking within the complex. Video door entry. The block is equipped with a sensitive smoke alarm system and you are asked to take care not to set this off by mistake with forgotten cooking! There is a basic hairdryer. Provisions: Unlike most self catering rentals, this apartment is set up for instant living so you feel at home and not deprived of your useful everyday things. You will find a small food store cupboard and provision of things such as soap,loo paper and shower gel to start you off and save you having to rush out on arrival, but this is self-catering and these are starter supplies and you will need to replace as necessary.There is even a drawer with scissors, cellotape and glue and umbrellas,shopping bags and a picnic rug to borrow. There is no personal clutter which is tucked away in one big cupboard.

A home away from home with an incredible view

This apartment is in a most ideal location in Donnybrook in Dublin - very close to downtown but situated in a quiet oasis, so you get the best of both worlds. Public transport from Donnybrook right to downtown is fantastic, with buses arriving practically every minute. The apartment feels larger than the pictures and the view out the huge window in the living room is incomparable - a view across Dublin's southside, leafy and elegant, and it certainly made me get out of bed every morning just to see how the colours had changed from the day before.

The apartment is very comfortable and clean - no glitches with anything, reliable internet, great kitchen with everything you need, two bathrooms, and it feels incredibly secure so no worries about intruders or any such thing. I highly recommend it and I have stayed here with my husband four times already. Plenty of walks around as well - you can access the seafront easily and of course there are many beautiful parks around, including Herbert Park etc. For any tennis players there are also plenty of clubs!

Relaxing, enjoyable base for experiencing Dublin and surrounding area

We loved our stay at this comfortable, light-filled apartment--the giant windows in every room offered views out to the ever-changing sky and treetops with a peek of the sea to the East. We loved the Donnybrook neighborhood! It was close enough to Dublin's city center to walk or take the bus (we mostly walked downtown and then took the bus back), but felt like we came "home" to our own "village" with local shops and pubs. We typically spent the day out exploring the many sites of Dublin and then came back for dinner and relaxing. We shopped at the green grocer, meat market, liquor store, Tesco, and Donnybrook Fair for simple meal preparation supplies. And we ate excellent meals in the neighborhood at O'Connells and Rolys (and saw many other places we wanted to try but ran out of time). The flat is exactly as described in the listing--in fact I think the photos don't quite do it justice. It is impeccably clean and the kitchen is well-fitted for easy food preparation. The bathroom had the best lighting of our entire trip! We appreciated Felicity's advice and assistance regarding navigating the Aircoach during the bus strike, as well as seeing the sights, such as my question for filling our last day. She recommended a Dart ride along the sea to the village of Dalkey for a walk and lunch. Perfect! I recommend this flat very highly and we hope we can return soon.

When my mother lived there she used to clearly see the ferry boat come into port from England but I thought the view of the sea had been covered by trees and buildings over the years so I am glad you managed a glimpse of blue. Cleanliness and a comfortable bed are right up there at the top in my own requirements for a holiday let so I endeavour to make sure both are fulfilled in my place. I hope we see you back in Dublin!

Great Dublin Apartment

We really enjoyed our stay at this apartment. It was very spacious with lots of natural light. The apartment was clean and it had everything we needed for our stay. The neighborhood was lovely and safe and there was a very nice shopping area in walking distance with grocery stores, cafe, restaurants and pubs. Public transportation was convenient. We bought a 7-day "Leap" card at the airport that gave us unlimited access to the city bus, tram and train for our 7-day stay. The owner, Felicity, was extremely helpful and very organized. She was easy to reach whenever we needed anything. I would highly recommend this apartment.

Owner's Response: So glad that you found the apartment and the neighbourhood to your liking. The 7 day Leap card is certainly worthwhile if you plan to use public transport a lot and the Dart takes you long distances, North and South along the coast. The Luas ( tram line) is currently being extended in the centre.. You will rarely have to wait more than five minutes at the Donnybrook stop for a bus to the centre.

Spacious, well-appointed apartment in one of Dublin's best locations

We have appreciated the comfort and space provided by this lovely apartment, situated in a quiet, well-maintained complex. The location has been wonderful, with easy access into the city by bus or Dart, and with shops, restaurants, cafes, park and pub so close by.

We are also grateful to the owner for her quick response to inquiries, her attention to detail and her consideration in preparing for our arrival.

Comfortable and spacious

We spent two very comfortable months in this apartment. It is more spacious than the pictures suggest, has lots of storage space and everything else besides. What the pictures can't show is the amazing view out the massive dining room window, and the light streaming in every morning was such a positive way to begin the day! The building itself is extremely well maintained and the numerous buses outside the complex bring you downtown in 5 minutes. A very well located apartment in a very nice area. Very highly recommended!

The apartment is on Ailesbury Road which runs from Ballsbridge to Donnybrook. This is at the Donnybrook end. With the notable success of The Gathering, many towns and individual clans have organised further get togethers. You too can be a part of something special. St Patrick's Day Festival runs for three days with events all around the City in mid-March. In Dublin there are so many activities, vents and exhibitions for this year and next, I can only mention a few - walking tours with a particular slant, be it history, architecture, literary, interesting museums such as The Writer's Museum, the National Museum of Ireland, the Chester Beatty Collections, quirky places: the crypt of St Michan's Church, historic places: Dublin Castle, Kilmainhaim jail, Guinness's Brewery, Jameson's Whiskey distillery, art at the Museum of Modern Art,the National Gallery, the Dublin City Hugh Lane Gallery, The Book of Kells in Trinity College and much much more. In Temple Bar and nearby venues- The Irish Music and Culture Festival January. Dine in Dublin (see website) has a week long event in February, showcasing the best eateries and the Dublin Tech Summit also. In Winter there are rugby matches at the Aviva Stadium ( walking distance). There are Irish dancing and music evenings in pubs, street performers in Grafton Street, numerous theatre, concert and film productions etc. The Dublin Festival Season runs every year from 1st September to 31st October and includes the Dublin Theatre Festival and the Bram Stoker Festival. Dublin Dance Festival 18-28th May. Bloomsday Festival is in June each year (a celebration of the works of James Joyce ) Sundays at The Stag's Head, see "Strolling through Ulysses" from March to November. Take a trip out to the Curragh for the Irish Derby at the end of June. "City Spectacular" in Merrion Square Performance by street artists with fire eaters, contortionists, acrobats and sword swallowers joining musicians, artists and singers. There are concerts, family picnics, artisan food events and outdoor screenings plus tours of street art and a midsummer night dinner. The Dublin Horse Show takes place in August (which makes it rather busier week in my area but exciting for horse lovers!). You can go to watch about 350 swimmers swim the Liffey River Race in September. Cheer them on from the boardwalk! National Heritage week is in August. Fashion Festival in September. Open House Dublin ( architecture festival) October. The Dublin City Marathon, October and you only have to take a short walk from the apartment to Herbert Park to see them run by. In November, there is the Book Festival, Dublin Beatles Festival and Dublin Gallery Weekend.

This apartment has proved popular with academics as we are very near the Belfield Campus at UCD and a short ride on a bus to Trinity (or less than a 30 minute walk).

I understand that one of the best stretches of the Dodder river for brown trout fishing is right across the road from us. You can buy a licence for 10 Euros. Ask me if you are interested and I will find out more about this.

You can take the Dart Railway from Sydney Parade to explore the many interesting villages lying along the coast, North and South. Go out to Howth Harbour if you like seafood restaurants. Climb Howth Head or just watch the fishing boats. See Malahide Castle. South, go boat watching again - this time sailing boats, at Dun Laoghaire. Walk along one of the two long piers (both about a mile long) admiring the stunning views, and pick up a snack on the way from the many food sellers (great ice cream) there in fine weather. Dublin bay cruise ferries go from the East pier. Further on, the Dart stops at Killiney Beach. Killiney has been compared to the Bay of Naples in its geography. At Dalkey, explore the village and the heritage centre at Dalkey Castle. Take a trip in a little ferry boat out to Dalkey Island in summer for seal watching and perhaps a picnic. At Bray, the Dart joins the mainline south so you can pick up train to Arklow and beyond there if you want to explore the south east coast and maybe spend a night out of Dublin.

You will normally get a response to your enquiry within hrsIf you want to book I will send the contract and will request that you fill in an online booking form agreeing to the terms and conditions. Please return in 48h. The place will be held for you during that time but if I do not hear from you that you have put payment of deposit (25%) in motion, the space becomes available to booking by others again. I allow 7 days for receipt. Balance payment due 12 weeks in advance of arrival.. I do not add any surprise extras such as taxes and cleaning fees etc Stays are bookable up to a year in advance and are for a minimum of 7 days.

CANCELLATIONS. The listing here has defaulted to NO refunds which is not strictly true so please ask me about this! The deposit is normally non-refundable (but there are exceptional circumstances) and the balance payment (12 weeks in advance) also. I recommend you take out TRAVEL INSURANCE to cover cancellations as refunds are made on the basis of whether I can relet the cancelled space or not so you might lose out in the event of an unforeseen circumstance preventing your travel.

Payment of a deposit (25%) confirms the booking. I allow 48 hrs for initiation of payment & 7 days for receipt. Balance payment due 12 weeks in advance of arrival by Irish Cheque, Bank transfer or currency transfer service (I recommend Transferwise). NO booking/service /cleaning fees etc apply.
