Perfect for family reunions or vacation retreat located 22 miles West of Erie, PA and 8 miles East of Conneaut, OH.

This 4 bedroom home is available year round, but cross country skiing access maybe required for winter use. The property is bordered by Lake Erie to the North, Camp Lambec to the West and to the South and East are private undeveloped lands. Nearby, the largest tract of undeveloped land on the South Shore of Lake Erie, the Pennsylvania State Game lands/David M Roderick Wildlife Reserve; and the new Lake Erie Bluff's park is also nearby.

A historical property due to its location on the final 259th milepost of the pre-revolutionary war northern boundary of Pennsylvania. For history buffs, a granite monument near the highest bluff placed in 1910s marks the old state line and recounts the deed dating back to a treatise signed with the Indians and George Washington. The cottage built in the 1940s was expanded and renovated in 2000 to include a first floor master bedroom and private bath, a spacious maple cabinet kitchen, breakfast nook stocked with all equipment to prepare any meal. The living room has a stone, wood burning fireplace to make any night feel cozy. A lakefront dining room and settee, front and back decks both perfect places to relax, listen to the waves, see the boats go by and watch the hummingbirds dart around the feeder. If the weather turns, the enclosed front and back solarium settees allows you to take in the beauty.

The second floor has 2 bedrooms. Both with 2 twin beds and shared full bath.

Nearby: Wineries, Covered Bridges of Ashtabula County, Geneva on the Lake, Presque Isle State Park, Tom Ridge Center, The White Turkey Drive-In, Peggy Gray Candies, Waldameer Amusement Park, Splash Lagoon, The Brig Niagara, Pymatuning Lake (where the ducks walk on the fish's backs), Amish country, Camp Lambec, Camp Fitch, Camp Sherwin, Camp Eriez, Charter Fishing in Conneaut or Erie (no cleaning fish at the cottage), Pizzi Pizza, Tasty Twist, Conneaut Lake Park, Golfing (Over Lake is very nice and nearby), Sea Kayaking, Canoeing (Grand River and Elk Creek are a short drive), jet skiing, Scuba Diving (yes, in Lake Erie!), Morel mushroom hunting, disc golf ...

Relaxing: The environment simply lures you into leaving your stresses behind. Read a book while relaxing in the hammock. Take the time for incredible sunsets.

Badminton, frizbe and bocce balls are all provided. The large yard is a great place to play catch.

Hiking: Over 4000 acres of State game lands are one mile to the west.

Boating: The cottage has plenty of room to park your boat. Smaller boats can be launched on the property and at Raccoon Creek Park. Larger boats will need to go to Conneaut, Elk Creek, or other nearby ramps.

Swimming: On your own private beach. Build a fire on the beach and cook a hot dog or roast a marshmallow. There is almost always drift wood to keep the fire going.

Hunting: Deer, turkey, dove and much more bring the hunters in from all over the world to nearby state lands - but not permitted on the cottage property.

Birding: At least 50 species of bird nest here. Bald Eagles, Mississippi Kites, Peregrine Falcons are all sighted during migration. Late August and early September brings Monarch butterflies on their way to Mexico. King rail, black tern, least bittern, great egret, yellow crowned night heron and the common tern are others the avid birder has a chance of seeing. Recently spotted Scarlet Tanager and Rose Breasted Grosbeak.

Fishing: Either from the shore, along Raccoon Creek, or nearby Elk and Walnut Creeks, your own boat or chartering in Conneaut or Erie. Walleye, Trout, Perch and many other species. Ice Fishing in Presque Isle bay is a popular winter sport. *NO CLEANING FISH AT THE COTTAGE*

Biking: The lightly traveled roads make for great rides, from leisurely to hard core. Check out Old Lake Road west of the OH/PA line, its awesome!

About David Lund Jr.

Family second home used for gatherings, entertaining and recreation over the years but now not used as much since all children are grown and living out of the area. Offers still the gathering location for reunions and grandchildren entertainment.

David Lund Jr. purchased this House in 1975

Why David Lund Jr. chose East Springfield

It is a place that builds memories, and the owners want to continue that tradition for their grandchildren and generations to come. Sharing its unique beauty and tranquility with others that have a similar desire to have a place for reunions, recreation or just plain quiet time away from it all is what we hope to achieve.

What makes this House unique

Nothing like it exists, the cottage property is named '22 Chains' because it lies on the last milepost of the old Pennsylvania northern border and the land, that remains as the final segment connected to the Lake Erie waterfront, is the 22 chains. Had it not been for a land trade with New York after America's independence was won, the only waterfront for Pennsylvania would have started from this location and extend the short distance to Ohio to the West. That's the history behind it, but the real benefit is its pure beauty of waterscapes and landscapes. A superior place to decompress and enjoy family time.

                                                                Beautiful property overlooking the lake

This is our 2nd stay over the last 4 years. We love the solitude, scenery, and access to Erie.

Our nightly walk to the local ice cream stand has become a ritual. A stop at Peggy Gray's chocolate shop is required. A day at Waldameer Water World and Park is a tradition with the grandkids. Of course the sunsets are stunning. Wish we were closer.

❤️❤️❤️❤️.....The perfect setting for our family.....❤️❤️❤️❤️

                                                                Liz S.

Every area of the property was used!! We spent hours on the beach, the surf was high in front of the house so we went 30 steps to the left where there was a charming path to our "secret beach". A few days the lake had small waves that the 11 year old kids loved, a few days the lake was completely still and crystal clear. We spent a long afternoon at Conneaut Park Beach, which has a very large sand beach, a children's play park, bathrooms and a great concession with tons of food options. A major portion of our time was spent in the front yard.....there is so much room for the kids to ride bikes, scooters, etc....we caught tiny toads that were constantly hopping by, named every one of them and then released them back to the wild :)....deer lingered under the many fruit trees toward the back of the property....we walked to a charming ice cream shop after dinner most nights...I don't think it was a mile away. There is a quaint candy / gift shop less than a half mile farther.

The house is large and welcoming, plenty of room for everyone to get together and plenty of spaces for alone time. We really feel that we couldn't have had a better experience........

Relaxing, family time, grandkids fishing, get-away for all....

                                                                Kendra C.

We loved our stay at 22 Chains. The outdoors space allowed for visiting on the porch, on the lawn, by the water, by the pond, or even on the water (when the waves were calm). Though the beach area was small and you needed to navigate the step down off the cement wall, we were able to get 2 kayaks down to the water and enjoy fishing from the boat. Although, the small pond in the front yard was most successful for the boys and fishing. The water in the lake was just too choppy to catch anything close to shore. The home provided all that we needed for our cooking needs and visiting. One downside for us, was that the home provided 9 beds but we thought it said 'sleeps 10', so my husband was on the couch for the week. Secondly, I believe the home was closed up for a bit prior to our arrival since the water had a very strong sulfur odor. By our last day it eased up a bit, but it was a very strong smell. That said, the home itself lends itself nicely to relax and visit, which was our family's main objective. We were only a 25 minute drive into Presque Isle for fishing, kayaking, Sally's and Sarah's hot dogs, Maritime Museum and Tom Ridge Environmental Center. David Lund was quick to respond to any needs we had (such as the downed tree across the driveway upon our arrival). Within an hour we were successfully driving our cars down to the house.

                                                                Owner's Response:

Thank you for your comments and we always strive to improve the comfort of the property and house. The lakeside family room has a fold out sofa sleeper which some guests don't realize is there. Since a sofa sleeper is not ideal as a bed for regular use, I am going to reduce in the listing decription the capacity size of the sleeping arrangements from 10 to 8 guests.

With respect to the water sulfur smell, that is due to a build up of sulfur gases in the hot water tank when the house hasn't been used for a few days. Your stay was preceded by three days of vacancy. The gases do dissipate after a few minutes of running the hot water. The water supply is from a well where there is naturally occurring dissolved minerals in the water, much of it is removed in the house filtration but some amount remains dissolved in the water and is released when heated in the hot water tank. There is no harm from the water however some guest choose to bring bottled water as their preference.

I appreciate the feedback as it is important to making changes and improvements to the property for our guest's preferences.

                                                                Very pleasent ,quiet ..

                                                                John H.

very nice property ,however you will need drinking water ..

                                                                Owner's Response:

The property is serviced by well water that goes through a water softener, filters and ultraviolet light purification. In addition, the bar sink and refrigerator door water/ice dispenser have additional charcoal filtration. Occasionally if the house is unused for a period of time (weeks or a couple of days) the water coming out of the faucets for the first time will have a sulfur oder because dissolved gases in the well water are released when water is heated in the hot water tank and concentrates there after a few days in the tank. After a minute of running the water from the hot and cold faucets, the oder will dissipate away. It has no harmful effects and is safe to drink. Regardless of the well water purification, some guests may bring their own bottled drinking water as their preference. Some bottled water from the host or prior guests may be left behind in the pantry for the next guest to use as a nice jester, but it is no assurance of it being supplied by the host throughout the rental period. If you are planning a stay, please bring your own bottled water if that is your preference.

22 Chains was one of the most beautiful places we have stayed, and our family has traveled quite a bit. The house was comfortable for 7 adults and 4 little ones. The sunsets were just amazing. The amenities were just like being at home. Our two grandsons 6 and 4 had the best time of their lives. Lots of things to do from riding bikes, playing horse shoes, catching toads in the woods and taking nature walks. Very enjoyable. We played at the beach just about everyday. Nice to have your own private beach. Unfortunately we did not get to build a fire on the beach, the pit kept washing away. HA HA. But we enjoyed many evenings watching the sunset and playing by the water after hot days especially at the Conneaut Ohio D Day Re-enactment, of which our youngest son took part. Its a must see for everyone. Thanks to the Lund family for the exceptional week. PS. I had the pleasure of meeting Mrs. Lund (Davids mother) She is truly lovely lady. Thanks again.
