About the property

This privately owned ranch is the perfect destination for your southwestern Colorado vacation. It offers over 400 acres of wooded wilderness along with 3 private ponds and .75 mile of the San Juan River winding through it.

Year-round fishing is available on the river, and many trophy fish have been caught and released here. The ponds, which are fed by the river, also contain many different kinds of fish, including rainbow and brown trout, and perch, to name a few.

If you prefer to play in the water, the ponds and river are available for tubing, kayaking and swimming in the summertime. Since there is a three-quarter mile-long stretch of the San Juan River running through it, you can ride on the river from one end of the ranch to the other.

Hiking or biking on the maintained roads brings solitary pleasure to the soul. Chances of spotting wildlife on the ranch are very high. Deer, elk and eagles call this place 'home' at various times of the year. Be sure to bring your camera so that you can capture a moment or two with these majestic creatures.

Wintertime at the MASK Ranch is absolutely stunning. Enjoy the serenity of the newly fallen snow with a peaceful walk along the roads, or break your own trail for cross-country skiing or snowshoeing. Snowmobiling is also allowed on the ranch, when there is an ample amount of snow. If you prefer downhill skiing, the Wolf Creek Ski Area is just a short 25 miles away, and it takes approximately 30-45 minutes to get there.

The main house is located only 2 miles from scenic Pagosa Springs and the world famous Hot Springs, specialty shops and various restaurants. This two-story house sleeps 12 people in 4 bedrooms. There are 3.5 bathrooms and a full kitchen. The lower floor offers a fireplace and wood stove in the living areas while the bedrooms are all located upstairs. Three decks grace the outside of the house, so that you can view the serene mountain scenery.

A BIG Slice of Heaven.......

9 members of my family (and 2 old dogs) came up from San Antonio and Houston to enjoy the Christmas holiday in Pagosa Springs. We made the decision late in the game, and weren't sure if we'd be able to find a place that could accommodate our large group and the high-demand dates. We hit the lottery when we were able to stay at Mask Ranch. The house itself is wonderful, plenty of room to gather and stretch out. The sleeping arrangements for our group were more than comfortable. The 440 + acres that surround the home were almost magical. We had a significant amount of snowfall while we were there which made the ranch look amazing. We cam equipped with 3 4WD vehicles, but the roads on the ranch were constantly plowed and we had no issues at any time during our stay. Pagosa Springs and Wolf Creek are great. Mask Ranch is a slice of Heaven....a BIG slice of Heaven. Thank you for sharing it with us. We will be back!

This place has become our dream get away.

We enjoyed every moment at the ranch, whether it was getting a crackling fire going in the fire place at dawn or exploring the cliffs above the San Jaun river with the kids . The house was clean and tidy . Not to elaborate to enjoy, but very comfortable .

A great place for a family getaway ,or group vacation. If you haven't been to Pagosa Springs yet ,our family would highly recommend a stay at

the mask ranch with awesome mountain veiws and wild life from right out the back door . Thanks so much Rodger and Julie for sharing

Happy Memories Created at Mask Ranch

My family (9 people and a yellow lab) had a wonderful time at this place!

We enjoyed a very comfortable and spacious home with a well stocked kitchen, large bedrooms and four bathrooms. The surrounding four acres were breathtaking! We plan to go back again in the next year. Thank you, Roger and Julie for providing such a wonderful experience!

Gorgeous sights

We celebrated our parents 50th anniversary. The cabin was beautiful and clean. There was 11 of us and we had enough rooms to sleep in and hang out. Sitting on the back porch every morning we saw deer grazing. We drove to the river and ponds and saw more deer all over the property. Gorgeous views of the mountains from every angle.

Great family stay!

Mask ranch was such a beautiful place. We all loved it! There was something for everyone to enjoy. We had such a great time floating the river starting in town and ending on the ranch. We spent most of our time on the back patio and hot tub in the evenings. The only suggestions we had was a map with property boundaries for those who like to wander the property on an atv 😉 and a fire pit near the back patio. The family has decided to plan another trip back next year. Thanks again!

It is a nice place to stay, especially if you want to be lose to town yet secluded.

Downside--check out time was 10: am and we were expected to haul our own garbage out, but transfer station did not open till 10 a.m. This was very iconvenient. Windows apparently not installed correctly as they required propping open with sticks. None of the electrical outlets on the north side of the building worked, we were a group of 12, and there was no place where all could sit together.

Owner's Response: We do offer the option of having our guests haul the trash to the transfer station, which is only about 200 yards from the entrance to the Ranch. We did not discover that some of the outlets in the house were not working until we did the cleaning after our guests had checked out. We are diagnosing the problem and will get it fixed as soon as possible. The house was built in the 1980s, and many of the windows do need to be propped up when open. We are hoping to start replacing some of the windows in the near future. We do have some large tables in the garage that can be set up in the garage or outside, for the larger parties. Update 7/20/16: We found only 5 outlets that were not working and have fixed them.

This 400+ acre ranch is located 2 short miles from the historic town of Pagosa Springs. There are 3 large ponds on the property and .75 mile of San Juan River access. Fishing is allowed on the property, with a valid Colorado fishing license. Hiking, biking, swimming, tubing, skiing, snowshoeing and snowmobiling are also allowed on the ranch. Pagosa Springs is home to the world famous Hot Springs where you can soak at the end of the day after skiing at the Wolf Creek Ski Area, or golfing at the 27-hole golf course. There are many restaurants in Pagosa, that serve a variety of menus.

This ranch has great potential for your mountain getaway! Bicycles, tubes, skis, snowboards and other sporting equipment are available for rent in nearby Pagosa Springs, and the fun can happen at the ranch!! We do not allow hunting on the Ranch, but will welcome hunters to stay here, and have the Ranch as their base on their hunting trip. The National Forest is approximately 10 miles away from the Ranch. We do not allow drones on the Ranch.
