Your home away from home.

The property is located at 7829 Makati Ave and was recently renovated in January 2023 to include; all new linens, curtains, flooring, paint, artwork, safe, kitchen appliances, shower system, printer/copier/scanner, etc. As per the request of several past guests, an additional larger wardrobe was added. The 1 bedroom unit features granite counters in the kitchen and bathroom, microwave/convection oven, washer/dryer, fully equipped kitchen with plates, bowls, silverware, rice cooker, toaster, etc., everything just like home. You will always have internet access as the unit has a WIFI router and 2 internet connections (Cable and DSL) with unlimited access. A landline phone is available for local calls only. The best cable system is available with HD channels (Skycable Platinum package) along with a 40' LCD TV and DVD Home Theater Surround Sound with subwoofer for that true live sound which makes watching movies that much more fun. The unit has a queen size hotel quality bed good for 2 persons with a fold out queen sofa bed/couch in the living room for an additional 2 persons.

Enjoy the beautiful view of Makati from the small balcony or take in the Infinity pool on the 4th floor, or the gym..., the 3 level mall built on the adjacent lot connecting to the building and now the brand new SM Hypemart (grocery) just recently opened next door. The location is great with 100's of restaurants, bars etc., within walking distance and less than 5 minutes taxi ride to the popular Glorietta and Greenbelt Malls. Taxi service easily available right outside the lobby.

The entire building is extremely secure as door men and guards are on duty 24 hours a day and roam the floors. Each floor also contains CCTV throughout the hallway. You won’t have a problem with beggars, solicitors, etc. in front of the building as commonplace throughout Manila. If you’re worried about safeguarding your important travel documents, a new digital safe has been added to the unit.

Parking is not included with the unit and pay parking fees can be located on the listing specifics. Housekeeping is provided with the rent of this unit, but the owner/caretaker shall also provide the tenant all amenities in which to maintain additional cleanliness of the unit. Housekeeping times will be arranged with the caretaker upon arrival as many guests prefer different times. Housekeeping only includes cleaning of the unit, vacuuming, dusting, dishes, and once a week linen and towel exchange. Guest personal laundry is not included, but a washer/dryer is available in the unit for personal use.

A copy of your ID is required by the owner for registering you with building admin and security. The number of guests staying in the unit is limited to 4 maximum to keep the normal wear and tear to a minimum. Guests in excess of 4 for longer than a short house visit will be noticed by security and asked to vacate the premises.

The hotel portion of the building bills out for 6500 peso per night, and the hotel rooms aren’t nearly as outfitted as mine. Book with me, and spend that money on other things during your trip. Prices are 100% inclusive of all costs associated with renting the unit, in other is all you would pay. I do not entertain requests for visits prior to bookings or the exact unit # for security reasons.

Great place

One of the very few apartments that has amenities such as a toaster and a convection oven and lots of dishes and utensils. Located right beside the mall and a lot of convenient restaurants.

Great space, location, and view

I have absolutely no complaints when it comes to this property. The condo is spacious for Makati standards, and the view off the balcony was amazing. The location is close to everything with a mall and grocery next door. Anne the caretaker is a wonderful lady and very kind.Michael the host was easy to communicate with, and I wouldn't hesitate in rebooking this property again in the future.Thanks Michael and Anne!

Makati downtown review

Honestly, I was disappointed with the actual unit compared to the pictures taken as advertised. The sofa bed needs to be replaced since the spring felt worn out, safe deposit box is also not in order, dishes were not totally cleaned ( stains remained- when I cleaned them, they came out), kitchen light bulbs flickering (need changing), curtains dusty, the SM supermarket mentioned in the ad is under construction & the mall mentioned had lots of stores not operational. The reason I picked this unit was due to the supermarket & mall mentioned. I should have just picked other condotel advertised closer to Glorietta mall. The gymn also was disappointing, the treadmill was out of order & only fans were operational so it was not comfortable working out. Overall, I am disappointed with this unit.

My stay was only average because of the hotel administration....their absurd 2020 still covid rules was seriously annoying and ignorant....The condo owned by Michael was great and Anne the host was amazingly kind friendly and helpful...She even came one day to show me how to use the washing machine and stayed and did my washing....lol Anne is a gem and I greatly appreciated Existed her great attitude...Overall I would definitely stay here again but until the communist hotel management wake up to the covid facts....Thanks Michael and Anne...Beautiful place to stay

Michael, Thank you for letting me rent your condo from 4/17-4/26! It was what the doctor ordered! Rather than staying with some of my colleagues in a nearby hotel, I elected to stay here where it felt like home & a peaceful getaway (they visited me & were jealous!). Everything was clean, bright, relaxing and did I mention the night view from the balcony? Rivals any NY City views! I loved the fact that Michael's condo is about 100 feet from the Supermarket, 7-11 and all the other conveniences of home away from home. I will be back in August and hopefully it will be available again! Thank you Michael for keeping your place so upscale!

No Regrets what so ever

I really enjoyed staying at this vacation rental. The location to grocery store, 7-11, restaurants was perfect. At the time of my stay there was an outdoor market right across the street with food, merchandise for sale and entertainment. The condo was clean and cozy. I had 4 pillows all to myself....I was in my glory. The view was spectacular. The staff downstairs were polite and courteous. I will definitely stay again. Thanks Michael for a wonderful stay.

Very fast repair personel arrives if you need any services... The location of tge building is excellent, many restaurants, 7-11, super market for fresh fruits... A total package...I loved my stay combined with a very reasonable price makes this condo ideal for all types of travellers...

"Perfect In Every Way"

I recently stayed in this condo (31 March-06 April). The condo was exactly as described by the owner. The location is ideal for visitors requiring accommodation in Makati. There are plenty of restaurants and a supermarket within a minutes walk from the condo. I walked into central Makati (Glorietta Mall) on a few occasions, however there are also numerous taxis operating past the a Venue Suites. I highly recommend this condo for singles or couples as it satisfies all requirements for city living. The owner and the caretaker are friendly and easy to deal with. I had an enjoyable stay with no negative comments to offer regarding my stay in Michael's condo. I would have no hesitation in booking this condo again for future visits to Manila.

Makati Condo is a top rental choice

I stayed in this Makati condo unit for the entire month of February 2013. I would not hesitate to recommend this particular unit for your stay in Makati if you want to be in the center of what there is to do and see during your stay. The apartment suite was very clean on arrival, and I appreciated seeing Jacqui, who cleaned the suite for me every few days during my stay. There are great views from the living room which also has a balcony and I also appreciated the hot water shower (which is non-existent in a lot of other condo units. The suite is as advertised and is equipped with ample cooking utensils and dishes if this is your thing on vacation. However, only steps away in the A.Venue mall are a number of Asian, Italian and restaurants with a local flair. If you are looking for American dishes, 'Hooters' is just across the street and 'The Filling Station' or 'Cafe Cubana' are just a couple of blocks away with a great American breakfast.. One thing worth noting is the very friendly staff at A.Venue suites and also how safe you feel when walking around in this part of the city. The owner of this suite is very friendly and easy to deal with and I might mention that over the month I stayed here, not a single issue cropped up that I had to get resolved. A great suite for your stay in Makati.

Comfortable, Cozy, and the Location was Perfect!

The condo was exactly as described in the listing. The location was very close to the major malls and allowed me and my cousin to do alot of shopping and relax in a comfortable environment at the end of the day. The doormen were extremely friendly and quite humorous when watching us come back several times with a lot of shopping bags. The kitchen, although small, had all the items necessary to cook a home cooked meal for our friends. Thanks again to Mike for having great communication although being far away and his caretaker Jacqui for meeting us and making us feel at home.

What makes this property unique

I immediately fell in love with this unit due to its location and friendliness of the entire staff. You will become family to the doormen and security guards within a few days. Stop and chat with them and you will feel the same way I do. Another unique benefits of my unit is that it is not a quick turnover for the purpose of making money. A unit unoccupied over long periods has its disadvantages and keeping mature guests in the unit keeps it in better working order. It is my home and take pride in making it comfortable for my patrons.
