About this property

Beachfront. Magic Of The Sea. Oceanaire.

This is a fully air conditioned (3 zone), 2 bedroom, 2 bath, 1500 square foot unit with oversized patio doors looking directly at the ocean and reef. Sunrise front and center of patio. Watch the clouds reflect many shades of pink while the sun sets. Or, hang out on the back screened patio for the sunset over the mangroves. Bring your own snorkel gear to use the 2 free kayaks for the reef which is less than 1/2 mile away.

The kitchen has a bar height table for 4, or move to end of kitchen bar for seating 6. Custom mahogany cabinets, stainless steel appliances and Cambria Quartz counter tops. Fully stocked kitchen with toaster, blender, food processor, coffee maker.

Living room has LCD TV, DVD, speakers for an iPod/Android and cable TV (includes US channels ABC, NBC, CBS, HBO, etc.) with leather couch and chairs. Wifi included.

Bedrooms have custom mahogany dressers, cabinets, closets, and beds. Mattresses are memory foam.

Two kayaks with the unit that are available to our renters only.



The condo is located 2 miles north of the airport in San Pedro. Fly to Belize City and then fly to San Pedro on the island of Ambergris Caye via Tropic Air or Mayan Air (small planes leaving ever hour, no reservation required) or take a taxi to Belize City Port and ride the water taxi to San Pedro (about 1 hour, cheaper than flying, but slower). Once in San Pedro you may take a taxi to the condo, or use a cart that you have reserved.

At the condo there are 2 kayaks to paddle out to the reef (about 5-7 minutes) and tie off to buoy directly straight out from the 300' pier. Bring your own snorkel snorkel gear to watch the fish, turtles, moray eels and other creatures on your kayak trip.

Great off season getaway

Beautiful Quiet Oceanfront Property

Loved all the woodwork throughout the condo and the huge rooms. The new sofas and chairs were quite the upgrade from other locations where I have stayed on Ambergris on past trips. Glad we found this jewel.

We LOVED Kathy’s place in Belize!! She was very helpful with planning our trip and Diego on site was also full of knowledge and helped us with some things. Excellent location and the place was very clean and so pretty. We sat on the porch every evening and morning enjoying the view! Absolutely would recommend and already planning trips back to Belize with my friends and family .... would stay here again in a heartbeat.

Amazing time in Ambergis Caye

We loved our stay at Oceanaire. The unit was very clean and comfortable with a fabulous view. The local management company and Kathy were wonderful to work with. We enjoyed the location just outside of town. We hired John Murray to take use fishing and snorkeling and highly recommend him. The reef is beautiful and the water is amazingly clear. Great snorkeling! I look forward to returning some day.

Oceanaire #9 stay

Great!! Awesome and spacious. 2 bedroom and 2 bath. Big kitchen, eating area and living room plus an office space. Big primary bedroom with tons of storage space. Nice pool. Well maintained. Close enough to San Pedro but also close to other restaurants, resorts and bars. Totally could move in and live in this condo. We had a great time!!

Convenient location but also quiet/secluded

Condo is perfect space for two couples. Booking and check in process were easy. Caye Property management did an excellent job of arranging flights to island, transportation and arranging both a fishing and snorkeling trip for our group tailored to our specific desires at very reasonable cost. Location of condo is perfect. Close enough to main town, grocery, restaurants etc. but far enough from the crowding of San Pedro. Beach and pool were relaxing and quiet. Would highly recommend.

Couldn’t be happier

How did we get so lucky to find the perfect place? Everything about this property was wonderful. Comfortable, spacious, stocked, beautifully decorated, Oceanside, and safe. A short distance from town and near several nice restaurants. Fresh fruit and veggies delivered to the door every other day. I hope to return someday. We met some cool people poolside. The locals and visitors alike were SO friendly.

Property is excellent, staff is knowledgeable and very helpful, and locals are very nice. We had the good fortune of having trade winds all week which we are told is rare. Our stay was mid June for a week and on the day we were leaving the wind died and the mosquitos emerged. Peak season here is winter so we were pleased the vacation Gods smiled on us. This property was great and a great deal when compared to US Gulf condo's. We all want to come back soon!

North San Pedro Luxury Condo

great property. hands down excellent place to stay for ambergris caye with a golf cart rental. far enough from town for quiet - but not too far to go to stores and items. property is extremely well kept - bedrooms can be blacked out for mid-day naps for kids. balcony overlooks water and swimming pool. onsite maintenance. grounds and property are well kept. if you are looking for clean, high-end accommodations, with bells and whistles - look not futher this is your place.

Kathy’s condo is fabulous! Gorgeous Belize wood, beautiful view, clean, very comfortable, lovely!!

We loved our week in Ambergris Caye and Kathy’s condo! Well equipped, golf cart made it super easy to get to SeaStar Dive, secret beach, Truck Stop! Pacos Bar next door had awesome lobster tostadas, excellent lobster fajitas at the Dive Bar and Truck Stop soft tacos were incredible! Diego was very nice and helpful, felt as if we had the whole condo and pool to ourselves! Fantastic diving with Chino at Sea Star, 3 turtles, lobster, lionfish(shark dinner), rays, sharks, even a scorpion fish! We had 4 divers max each dive, Chino, Ricky, little Joe - best crew ever! Can’t wait to come back!!

Nice place

We were very happy with this rental. The view is excellent! I liked that it had nice comfortable furniture on the balcony since that’s typically where we spend most of our time. Hurricane Lisa blew through during our stay and the maintenance team was on top of it! Hurricane shutters were put up and emergency lighting provided. Luckily, it was only a category 1 and there was no damage other than a littered beach and pool which was promptly cleaned up. If and when we come back to Belize, we would definitely stay here again!

Perfect Getaway!

We stayed at the Oceanaire for 8 nights in July and really enjoyed the apartment which overlooked the pool and Ocean, beautiful reef to lookout to! you really could not swim off the beach due to the seaweed, but plenty of tours to take you out to the reef and snorkel or dive. Plenty of restaurants in this area, without having to go into San Pedro itself overnight. The apartment itself was clean but unfortunately the beds were very uncomfortable! The property management team were amazing always replied to texts and getting us to and from the Ferry with the golfcart. We did come by ferry, but if we did it again would fly as it is less time consuming. Beautiful place to visit!

This is a great place to stay if you want to be away from the hustle and bustle of all the downtown traffic and tourists but not so far that you can't enjoy it when you want to. The condo is perfect with all amenities and it's very peaceful. Byron and Diego are always around and are happy and willing to help any way they can. The kayaks were a huge bonus. The reef is about 3/4 mi off shore but achievable. Wind makes it a little more challenging. We didn't plan on getting a golf cart but the 2.5 mi make it necessary, esp due to heat, unless you get a taxi each time. I would, and hope to, come back!

Perfect condo on the north side of San Pedro!

We had a wonderful stay in our Oceanaire condo. It had everything we needed and was very quiet. We prefer the north side of San Pedro and this condo is north of the bridge without being too far away from town. Lori was great and answered all of our questions very quickly. She met us at the airport and ensured our golf cart was ready and waiting for us. The condo was clean, the bed was comfortable enough, and the kitchen had everything we needed when we chose to cook. The internet was great, the AC worked perfectly - we literally had no issues whatsoever. We had a fabulous time and would definitely book to stay here again. Thanks Lori!!

Our third trip to Belize and the condo didn’t disappoint. We have rented this condo three times and it has always been exceptional. We had a terrific time and was impressed see the all the new growth and changes that have happened the last 2 years. We had some great diving and enjoyed some of the new restaurants, especially on the North end of the Island. We were sad to hear Capricorn was closed down, there food was wonderful and it was just a short walk from the condo, but we did enjoy Stella’s which is just south of the condo. They have an interesting concept, where they bring in guest chefs each night. The night we ate there the chef from Robin’s Kitchen was cooking his famous jerk chicken. We also enjoyed the Farmer’s Market that is held once a month at a new restaurant called the Truck Stop located about 1 mile north of the bridge. The Truck Stop has an ice cream shop, which makes it way too easy to get ice cream now. Once again thank you and we look forward to next year’s vacation.

Family of four ❤️ Belize and OceanAire

Our family travels internationally about 2xs a year, and when I can I try to book through VRBO. I booked this condo for our family of four (2 boys 11& 13) for a many reasons: 1. the location (north of San Pedro - only 10 minute golf cart ride into town). 2. The VIEW!! Amazing! 3. This condo has a full kitchen and washer/dryer. Very spacious. Great eating area, outside porch is HUGE and great place to eat breakfast, watch the sunrise, etc. 4. The size of the the complex (I think 14 units total) Byron and Diego, the 2 groundkeepers, were amazing. They helped us so much in regards to directions, finding fishing excursions (we had San take us out 2 different days!!). They are just 2 great people! Nancy and Caye Management were very responsive in communincation. We would book this condo again and highly recommend it to anyone who is considering a trip to Ambergis Caye.

Perfect place to stay

This was our first trip to Ambergris Caye and we lucked out...this condo is in the perfect spot! 11/2 miles to town on the new road so it's quiet yet close enough to walk or bike to town. We rented a golf cart since one of us had a knee replaced recently and that was a good idea as we went to Secret beach twice and into town nightly for great dinners. The condo is spacious and clean and has everything you need. Diego and Byron are a very helpful maintenance crew and there is 24 HR security although it seems to be a very safe area. I ran in the mornings along the road and never had any issues. We used the kayaks to snorkel on the reef which was very nice. Unfortunately the wind picked up and we weren't able to take longer snorkel trips...maybe next time! Kathy was a very helpful owner and answered all of my questions quickly. Armando picked us up at the airport and gave us good advice on our way to the condo. The bikes and kayaks are a wonderful addition here. Great eats in town, Hungry Grouper, Robins kitchen, etc...and you must try the cinnamon bread from the Casa pan dulce...and the coconut pastries and probably everything! We found the best breakfast burritos at El buen tacos which is a little shack across the bridge diagonal from the bakery.$3 us for a giant ham,egg,veggies burrito...feeds two. I would recommend this condo to everyone. Thanks for a wonderful vacation!

Feb. 9-19 at Oceanaire

This was our first experience with VRBO, and we were more than a little leery about it. Kathy, the owner, was so helpful and accommodating that our concerns evaporated after a couple of phone conversations, and we booked a 10-day stay. The condo was exactly as described by the online photos, there were no surprises (other than the building was being painted on the outside, a minor irritation.) Our party included two couples and the condo was perfect for us. Two nice bathrooms, a washer and dryer and a great kitchen. The inside living area was large and the balcony was much larger than at many resorts. The pool was never crowded, and there were always lounge chairs available. There are several restaurants within walking distance and we rented a golf cart for occasional trips to town. The folks at nearby White Sands were very helpful in booking snorkeling and fishing trips. The guys went reef fishing twice -- both very productive. The three fish suppers were the only meals we cooked at the condo. The kitchen was very well equipped. We did not swim in the ocean at the condo because of the sea grasses. The reef reduces the wave action, which allows the sea grasses to flourish. We hated to leave at the end of our 10 days and would definitely go back. It was a very relaxing, stress-free vacation. What a gem. This condo on the water just north of San Pedro on Ambergris Caye is perfectly located, exceptionally well designed and lovingly maintained by the Belizeans who caretake the property. The view is spectacular and the nearby reef, the extraordinary number of birds, and the crocodiles (yes, American crocodiles. endangered but hanging on) make the locale a veritable Eden. And best of all is the owner, Kathy Nichols, who couldn't be more helpful, gracious, and generous. The only downside is that the country of Belize, like the rest of the world has succumbed to the tyranny of fear. They think that by adopting the same draconian measures as their northern, snow-bound neighbors to defeat a virus that, like all viruses, cannot survive three seconds in direct sunlight, they will reassure potential tourists. But all they've done is frighten them away. And the healthy, independent minded visitor who refuses to live in fear also refuses to spend their hard earned money vacationing in what for all intents and purposes has become a minimum security penal colony. The economy of Belize is in freefall and the Belizean people, some of the kindest and most generous people you will ever meet are seeing their livelihoods destroyed. Only a few hundred people have died from "covid complications" (97% of them over 70 and/or with chronic co-morbidities) and yet over 35,000 Belizeans have lost their jobs. Tragic. But when this is over and the world returns to it's senses, as it must, I highly recommend that you travel to this lovely country and stay at Kathy's beautiful home. I know we will.

My husband and I vacationed in Belize and left with more than our suitcases! We went for a golf cart ride over the bridge, ran into a puddle too deep to cross, turned around and found a condo unit for sale. We called the hole in the road our 'lucky puddle' when it appeared during the rainy days! Now it is a cement road.

Enjoy the 2nd floor views from a spacious patio. Open the oversized patio doors and all the windows and hang on to your sheets in your master bedroom on a king memory foam bed. The 2nd bedroom has a queen memory foam bed--it has a window, but your blankets will stay put! Or just use the AC. Our condo is part of a small 12 unit complex. It is 2.5 miles north of town on a quiet area of beachfront. The palapa at the end of the pier is perfect for watching the day go by, catch the ferry to town, or to try catching that fish for supper.
