Welcome to River Escape - a conveniently located, dog friendly condo in Bullhead City, AZ. With direct river access via our private community boat launch & marina, bring your boats/jet skis & enjoy your stay. No boat, no problem! Lounge by the heated pool or relax in the spa!

Laughlin, NV, is a short 10 min drive.
Lake Mohave is a short 15 min drive.
Starbucks - across the street!
Groceries, parks, & entertainment is all close by!

About the condo:

Sleep 5:
- Master bedroom: 1 queen bed
- Guest bedroom: 1 full bed
- Living room: 1 futon
*Pack 'n Play available & located in master bedroom closet*

Dog Friendly:
- 2 small dogs max
- no cats
- Non-refundable $100 pet fee - per dog

Living room:
- Roku streaming device, cable TV & wifi

Fully stocked kitchen:
- All electric appliances - with complimentary oil & cooking spices.
- Keurig Duo - Kcup & full pot - with complimentary coffee, creamers, sugar, tea, and honey.

Dining room:
- Dining table with seating for 4
- Kitchen counter seating for 2
*High chair available & stored in master bedroom closet*

Community Pool & Spa:
- Heated Pool
- Always available
- Quite hours are 10 pm to 6 am
- No lifeguard on duty
- Pool towels provided by host

*This unit is located on the top floor of the building, with 3 flights of stairs to reach the unit. There is no elevator. Please be mindful of small children, elderly, or those with mobility issues, as this property may not be suitable for everyone.

ACCESS:
You will have access to the entire unit, including the garage; with the exception of 1 locked hall closet.

PARKING:
-40 ft. garage is included. The garage is tandem parking. It is very narrow, with a 7ft garage door. Garage door opener is not provided.
-Oversized vehicles (large trucks and some SUV's) may not fit in the garage.

HOA Rules & Regulations:

CONDO DOCK/MARINA USE:
In order to use the boat launch and/or marina, you must add "Laguna Nueva COA" to your boat insurance, with $300k additional insurance coverage. Proof of insurance must be sent to host prior to usage.

*If you plan on bringing a boat/jetski - a WATERCRAFT REGISTRATION FORM is required by our HOA.
At the time of your booking or ASAP, please be prepared to provide information such as:
-Model and make of your watercraft
-Registration/hull number
-License plate number for trailer

Boat slips are on a first-come, first-serve basis with only one (1) slip per unit. You may dock overnight, but be aware of water levels. Based on water release levels, the river is often times not accessible until later in afternoon.

*No roping or reserving slips allowed
*Max boat length is 26 ft.

Water release schedule is available online by searching "Davis dam water release".

Trailer Parking:
-Parking within the complex is limited & operates on a first-come, first-served basis.
-Overnight parking is available in an auxiliary dirt lot; however, trailers may be difficult to maneuver.

If you do not plan on using the Condo's dock/marina, there are nearby public launch ramps:

Rotary Park (fees may apply)

FREE Public launch ramp:
Trane Road (cross street Riverfront Drive).

Lake Mohave:
Katherine Landing (fees apply)

This place was super clean!!! Listing was just as described with plenty of extras. The fact that owner supplied all the necessities and some extras was very nice. Location was just as expected. 10-15 min from casinos in Laughlin. Super close the park that is great for kids to play, splash pad and a beach area to access the river. Condos have its own boat dock and the community pool is great for relaxing downtime. Heated pool was so much fun for the kids. Communication with property manager was super easy and Jessica was responsive. Would definitely come back.
