Experience unforgettable days in a Provencal villa near Saint Tropez. The villa is located in the "Les Hauts des Grimaud" region, with a beautiful sea view of the bay of Saint Tropez. It is only a short drive to the beaches (Pampelonne) and the towns of Saint Tropez, Port Grimaud and Grimaud. The Beauvallon golf course can also be reached within a few minutes.
The villa has a total living area of ​​approx. 160 square meters and offers a special level of comfort as all rooms are on one level: 3 bedrooms (master bedroom 200 x 200, two bedrooms 180 x 200) and 2 bathrooms, dining room with exit to the garden, Living room (with very large TV and satellite programs) with exit to the garden, fully equipped kitchen (including Nespresso coffee machine, wine fridge, ice cube machine, beer dispenser) and several furnished terraces in a beautiful garden with impressive Mediterranean plants. The master bedroom also has an exit to the garden and a terrace with sea views. All rooms are both air-conditioned and heated with separate radiators for the cooler seasons. There is also an open fireplace in the living room, which provides comfort. There is free WiFi in the house. The furnishings are of very high quality and have been chosen in a modern Provençal style and have been supplemented with exclusive designer furniture. The house has several terraces, one with a round table with 6 chairs and a large table on the lower terrace with 12 chairs and exceptional garden lighting which is controlled by remote control. The large heated pool (9m x 4m, depth 1.20m-1.80m) with outdoor shower with cold/warm water promises wonderful bathing pleasure. On the pool terrace there are sun loungers, daybeed, lounge sofas and armchairs, Weber gas grill, refrigerator. The entrance to the villa is via an electric gate and there are sufficient parking spaces in the driveway as well as in front of the driveway. There is also a washing machine and dryer. The house is secured by an alarm system. The plot size is approx. 2600 sqm.

There is also a newly created, lighted boules/petanque court on the property. If you are interested, you can also rent a motor boat (Axopar Sun Top 37 from 2018) on a daily or weekly basis (extra costs on request). The boat is rented with skipper.

Please note that during the summer months of July and August the minimum stay is 7 night

La villa, perchée au-dessus de Port Grimaud, séduit par sa tranquillité et sa vue partielle mais réelle sur la baie et St-Tropez. Le stationnement sécurisé derrière portail est pratique, et l’environnement, très calme, tranche avec l’agitation estivale de la côte. En vélo électrique, St-Tropez et Ste-Maxime sont accessibles en moins de 30 minutes, bien plus rapidement qu’en voiture en haute saison. Les commerces de proximité, boulangeries et supermarchés complètent l’accessibilité.La villa dispose de plusieurs espaces repas agréables et d’une piscine chauffée en mosaïque, sans vis-à-vis, offrant une vue unique sur une nature préservée. Quelques limites existent : absence de couverture de piscine entraînant un entretien manuel, cuisine compacte avec peu de rangements, grand canapé fatigué, internet irrégulier. L’équipement TV, connecté aux plateformes du propriétaire, reste surtout adapté aux hôtes germanophones (pas de TV francaises). La décoration intérieure, soignée et de goût, évoque la Côte d’Azur.L’accueil est assuré par une prestataire attentionnée et le propriétaire reste disponible. En revanche, un excès d’objets personnels, des rangements insuffisants et certains espaces extérieurs encombrés ou mal entretenus (buanderie, douche/barbecue) dévalorisent quelque peu l’ensemble.En résumé, il s'agit d'une villa au charme certain, calme et bien située, offrant de belles prestations et une vue rare, mais qui mériterait un entretien plus soigné au regard de son prix.

Check-in war sehr gut organisiert, der Host zu jeder Zeit ansprechbar und hat gute Tipps gegeben. Wir haben uns sehr wohl gefühlt. Das Haus war zutreffend beschrieben und sehr schön. Wir sind mit Hund häufig am Morgen zu Fuß an den Strand unten bei Prairies de la Mer gelaufen (30 Min., zurück mit Aufstieg). Am Strand waren selbst im Juli Hunde willkommen.Die Küchenausstattung war prima. An den unterschiedlichen Verweilplätzen auf Terrassen konnten wir die Ruhe und den schönen Ausblick genießen.

Wir hatten eine gute Zeit in diesem Ferienhaus. Alles da, was man für einen angenehmen Urlaub braucht. Super Grill, Eiswürfelmaschine, Klimaanlagen in den Schlafzimmern und Esszimmer. Für Letzteres waren wir dankbar, denn es war ungewöhnlich heiss für die Jahreszeit. Der versprochene Zaun fehlte leider zur Strasse hin. Unser Hund war sofort drüben bei der Nachbarshündin. Also, ab in den Baumarkt und Maschendrahtzaun besorgt. Für grosse Hunde sind die abgrenzenden Mäuerchen kein Hindernis. Sonst hat alles reibungslos geklappt. Der Kontakt zur Verwalterin war angenehm und prompt bei Rückfragen. Die Lage war für uns genial. Mit dem Fahrrad keine 5 Minuten zum Bäcker oder zum Strand. In die andere Richtung bergauf befinden sich Gassiwege in Richtung Wald. Pech hatten wir ein paar Tage mit sehr lautem Partyvolk in einer Nachbars-Villa. Da haben sich aber wohl so viele Leute beschwert, dass die jungen Leute abreisen mussten. Sonst war es eher sehr ruhig und angenehm. Ausser dem Master-Bedroom sind die zwei anderen Schlafzimmer etwas klein und müssen sich ein kleines Bad teilen. Was, bei einer Belegung mit 4 Personen kein Problem war. Wir haben uns wohl gefühlt. Uns gefiel dieser typisch Südfranzösische Still mit den alten Sprossenfenstern und Holzläden.

Pretty good experience

Generally we had a good stay at this villa. It is a nice and relatively new house in good condition, made of nice materials, in a good location. The rooms all have air conditioning, the bedrooms are nice, and the bathrooms are nice. They haven't been renting this house out for very long, so some things could be improved. Some glasses and coffee cups had not been cleaned. But otherwise the house was clean. So I recommend the owners try to find a new person who will clean more thoroughly. The pool and the area around the pool are very nice. When we arrived the pool water was a little low and a little dirty because it had been very windy. We asked if they could clean the pool, and the next morning they had someone arrive to clean the pool and add more water. That was very nice and responsive of them. The neighborhood was very quiet, even though we were there in the busy season of August. The drive to the town of St Tropez takes about 20 minutes with traffic, but it is not very far. It is a 20 minute drive to Pampelonne Beach. The old village of Grimaud is a small, charming, wonderful little town and a great place for dinner, only 10 minutes away. Overall it is a nice and beautiful area with many views of the water, vineyards, hills, and charming towns. We thank the owners for their hospitality!

Perfection!

An exquisite property! The outdoor space was abundant and charming.... breakfast on the covered patio with a beautiful ocean view! Can't say enough about the comfortable beds and well appointed kitchen! The home's concierge recommended the most amazing chef who served an exquisite 60th birthday dinner in a beautiful poolside setting. The owner was very responsive to any questions or issues. Already planning our next trip!

Warning: definitely not recommended

Although the check-in was very pleasant (we could have arrived a few hours earlier), what followed was a disaster. Most of the dishes and cutlery were dirty (food residue, grease). Dust in many places, dried food scraps and crumbs on the seat. The hot water also stopped running on the second day of our stay. The fault was only fixed after 3 days, when a maintenance man came and replaced something in the boiler. The washing machine and dryer are located outside in a dirty shed. The whole property looks shabby and unmaintained. When we asked the owner for a discount, due to the villa not being cleaned and 3 days without hot water, he rebuffed us saying “you just raising issues, trying to get reimbursed". We have been renting villas on the Cote d'Azur for many years and this was our worst experience. Problems can occur but the owner's attitude was awful.
