Respecting Our Home & Neighbors
Please enjoy the apartment or villa as if it were your own home. We work hard to maintain a beautiful, welcoming space for all guests.
No Parties or Events: To ensure a peaceful environment for everyone, parties, loud gatherings, and unauthorized events are not permitted. Please respect quiet hours after 10:00 PM.
No Smoking: Smoking is strictly prohibited inside the property, including bedrooms, bathrooms, and common areas. A USD 200 fee will be charged for any violation to cover professional deodorizing and deep cleaning.
Pet Policy: One small, well-behaved pet per group is welcome in select properties for a one-time fee of $100. Please notify us before arrival to ensure the building allows pets.
Property Management & Amenities
We operate as a dedicated property management team focused on guest comfort.
Building Amenities: Gyms, pools, elevators, and other shared amenities are managed by the building administration. If anything becomes temporarily unavailable, we’ll keep you updated and help coordinate with building staff as needed.
About Tulum’s Infrastructure: Part of Tulum’s charm is that it’s a growing eco-destination. At times, local utility providers (electricity, water, internet) may have brief service interruptions. If anything occurs, our team is always here to support you and will keep you informed throughout the resolution.
A Taste of Tulum: Tulum is a tropical environment surrounded by nature. We maintain a strict cleaning and fumigation schedule, though harmless local wildlife such as geckos or ants may occasionally be seen. Some access roads may be unpaved, which is part of the local charm.
Cleaning, Linen & Care
We want your stay to be fresh and comfortable. Standard cleaning is provided every 7 days, with linen changes every 15 days. Additional services are available upon request. Towel change is $8. Extra cleaning with linen change is available at the following rates: Studio/1BR $25, 2BR $30, 3BR $40.
Furniture Care: Please use beach towels after the pool or beach, and avoid sitting on indoor furniture while wet or covered in sunscreen or oils.
Damage Notice: Guests are responsible for fees related to repairing or professionally cleaning items damaged or heavily stained during the stay.
Arrival, Departure & Logistics
Check-Out: Standard check-out is 11:00 AM.
Late Check-Out: Available upon request the day before departure. If available, we may offer a complimentary extension or a half-day rate. Check-outs after 2:00 PM are charged as an additional night.
Lost Keys: A $20 replacement fee applies for lost keys.
Rental Agreement & Extensions
Rental Agreement: A simple online rental agreement must be signed prior to receiving your check-in instructions. This ensures clarity and smooth communication for both hosts and guests.
Extensions: Additional nights are charged at the current nightly rate displayed on the calendar. When we confirm an extension, the dates are removed from public availability, so the current rate ensures fairness and consistency for all guests.
Discounts: Weekly or monthly discounts apply only at the time of the original booking.
