About the property

When you open the door to our centrally A/C condo and see the beauty....

Step into our beautiful Island escape; in a model home with a spectacular view of the stunning Caribbean Sea...The developer of the Grand Caribe was the original owner of our condo (F-6) so you know it has a spectacular view of the entire property, the Caribbean and the Great Barrier Reef. The Grand Caribe has just been named the 2017 Hotel of the Year by the National Tourism Board in Belize, and it is consistently a Traveler's Choice on a very popular Travel site. Grand Caribe consists of 8 individual buildings with 9 individually owned condos in each building, set in a semi-circle giving each unit a panoramic view of the world's 2nd largest barrier reef. One of the things that I love about our condo is that it is on the second floor (up a short flight of steps) so it looks out over the beautifully maintained pools and grounds and out into the Caribbean. You can see the reef (where the water is breaking) from both our living room and the master bedroom. I like to leave the drapes in the master bedroom open a little when I go to sleep, so when I sit up in the morning, my view out the window is just what you see in our cover photo! I blink my eyes and pinch myself to make sure I am not dreaming....It is that beautiful and really breathtaking! The grounds are very well maintained and include 3 pools, one is not only the largest in Belize, but it has a swim-up bar to boot! Enjoy a top notch meal at our onsite restaurant, Rain, which features roof top dining. We also now have a European Bistro, EVOO on site which offers a different menu than our rooftop restaurant. For people who don't want to miss their fitness routine while on vacation, we have a very nice fitness facility that is on the second floor of the same building that houses "The Beach Basket"; our convenience store; the conference room, our restaurant; "Rain"; as well as our rooftop bar and dining facility. The building is literally steps away from our condo. Our on site grocery store "The Beach Basket" just opened in November 2015. In addition to a great selection of groceries and fine beef from the mainland, it has an extensive wine section. If you love our condo as much as we do, but only need one bedroom, one bath, we are able to lock off the second bedroom and bath and still give you use of our full kitchen and charge you the one bedroom one bath price. When you rent it like this, we do not rent the other bedroom and bath concurrently. Just a 5 minute walk North on the beach will take you to the restaurant "Aji" another fine dining option. Aji is romantic outdoor restaurant; right on the beach with a sand floor. Walk about 5 minutes south and you will come upon Akbol which is a natural retreat that offers yoga on their pier every morning at 9a.m. They also have a nice restaurant/bar. We love their breakfast burritos, omelets, cocoanut french toast and the fresh juices; watermelon is my favorite; offered for breakfast. Walk up the beach either north or south and you will come upon many other great eateries. The Truck Stop is a fun place to grab something to eat and watch the sun set on the lagoon side of the island. They have outdoor movies on Wednesday and Friday, one night is geared for the kids and the other night is geared towards adults. They have ping pong, and several other games. The food carts include a pizza place, Cool Cone (Ice Cream) and an Asian cart as well as a bar. Sometimes they have trivia night. It is a happenin' place, and it's only a short walk from our condo! There are no chain restaurants in San Pedro and we have yet to find one that we didn't like.'If you love lobster, lobster season is from June 15 through February 14th and you can find it served every imaginable way from grilled, to lobster burritos, lobster pizza, and more.

We have a great swim up bar where you can get your favorite drinks and a bite to eat without getting out of the water. If you're up for some adventure, you can snorkel off the pier or kayak out to the reef. A snorkeling trip to Hol Chan Marine Reserve and Shark Ray Alley is a favorite. The Blue Hole is a world famous destination for both divers and snorkelers. Book a 1/2 or full day fishing trip with a beach bar-b-que where you can enjoy your catch cooked by your captain on the beach. Booking a tour to the mainland to see the Mayan Ruins, Cave tubing and zip-lining through the rainforest on the mainland creates some fun memories! Sunset cruises and party cruises are other options. Once back at our condo, you can enjoy the amenities of a fully furnished kitchen, go out to dinner at one of the many nearby restaurants, take a golf cart into town for dinner, or have room service from our restaurant, Rain. The option is also there to simply have a drink on the balcony and admire the view of the beautiful Caribbean's turquoise waters.

Our second floor, 2 bedroom, 2 bath centrally air conditioned unit is 1500sq.ft. of bright, tropical, tastefully done decor, that reminds you that you are on vacation in the Caribbean. All furnishings are Belizean made including a custom built TV/entertainment center that features hand carved palm trees.I have stocked it with more than 30 classic as well as current DVD's and many novels for our guests enjoyment while staying in our condo. I often get comments from guests about how comfortable our mattresses are and I agree! I always get a good night's sleep when I am here! We have a room safe for our guest's to use, as well as beach bags and beach towels.

Our condo is decorated with beautiful paintings & wall decor from local artists, including a large underwater reef scene in the dining area, and a scene from San Pedro's Front Street in the kitchen. (The town of San Pedro has three main streets; Front, Middle, and Back Street).

Our unit has room darkening curtains for your privacy or if you just want to sleep in during the morning. We do get early morning sun but by mid day the balcony is nicely shaded for your relaxation. When one guest (two years ago) suggested that it would be nice to have a full length mirror, I ordered one which now hangs very nicely in the master bedroom.

Transportation on the island is mainly by golf cart which you can either rent from the Grand Caribe resort or from one of the Golf rental companies in town. Bikes are also available for rent off site or you can catch a water taxi to town just off of our pier. A complimentary taxi to our condo from San Pedro airstrip upon arrival and back to the airstrip upon departure is included.

Here are some of the more recent comments in our guest book:

June 4, 2016:"Thanks so much for sharing your condo with us. Our family so enjoyed our stay!!!Your view is absolutely beautiful. We will never forget our experience!!! Our 15 & 16 year old boys had a super time!!! We want to come back and plan on getting your condo again!"

April 23, 2016: "We had the most amazing time in San Pedro! ......This condo met all of our expectations and more! We absolutely loved everything and can't wait to come back!"

March 28, 2016: " You have a beautiful, relaxing, and well-appointed place and we have loved our time here. Staff are extremely helpful and friendly, and you have created a very welcoming home away from home......"

February 29, 2016: " Enjoyed our stay, even if only for an extended weekend! Beautiful, Clean accommodations. Friendly & helpful staff...."

These are just a few of the amazing comments. We work hard to make sure our place is kept up and stocked with everything you would need. I come out three times a year and take careful note as to anything that is needed or needing to be replaced. Coffee is a hot commodity here and while I can't promise to always have gourmet coffee from the states, I do bring two or three bags each I come (3 times a year) and make sure the coffee canister is full when I leave. Marbuck's is just down the road a bit and has terrific coffee. You can even get some fitness steps in while you are getting it! :)

U.S. Currency is readily accepted in Belize and the exchange rate is 2 Belize dollars equal 1 U.S. dollar. Most items are priced in Belize dollars, so if you see something that says $25.00 BZE it will cost you $12.50 US Dollars.

The island of Ambergris Caye was named the 2013 & 2014 Traveler's #1 Best Island in the World on another traveler site. The Grand Caribe has won several awards including the 2015 Travelers Choice Award, #1 of the top 25 hotels in Belize, and #2 of the top 25 hotels in Central America! Safety is never a concern at the Grand Caribe, since we four security men 24 hours a day, rotating in different spots around the resort for your sense of well being. The island itself is about 25 miles long and a mile wide at the widest part and sits among the beautiful turquoise water of the Caribbean Sea. It's easy to see why this quaint, friendly, English speaking island is so popular with so many travelers! Sitting out on our veranda, cooling off in the pool, or lounging on the Grand Caribe's pier truly gives us what we call a 'million dollar view'! Click on the "contact owner" tab if you would like to rent our specific condo and you will get the best rates anyone can offer!

About Mike and Julie Koepke

We live in the suburbs of Chicago, Illinois where we raised our seven children. We hope to eventually retire here part time.

Mike and Julie Koepke purchased this condo in 2014

Why Mike and Julie Koepke chose San Pedro

We bought this property in March 2014, and we were very impressed with how CLEAN, well maintained, up to date, and beautiful it was. We had vacationed in Playa del Carmen in Mexico for the previous 12 years and loved the climate, the white sand and the turquoise water. Ambergris Caye is just about 300 miles south of Playa del Carmen and we found the same things we loved in Playa del Carmen when we discovered Ambergris Caye with the added bonus that is that the language of the island is English. Also the exchange rate is more favorable (One U.S. dollar equals two Belize dollars) and U.S. currency is readily accepted in Belize. The main thing is that the view is absolutely breath taking! We especially love our condo at the Grand Caribe because it has all the comforts of home, but with just a two mile trip via a water taxi or golf cart ride we are able to experience the less developed town of San Pedro with their great restaurants and unique culture. When we return to our condo we have that unbelievable view that we have grown to love. When people walk into our condo, they are blown away, saying that the pictures on our VRBO site don't even capture the beauty of it all. In 2014 the Grand Caribe completed a new building which is only a two minute (at most) walk from our condo. That building houses the restaurant and bar "Rain" on the third floor as well as rooftop dining and bar on the fourth floor. The second floor is home to the conference center as well as the fitness center. The Bread Basket, our new grocery store is now opened on the first floor!

What makes this condo unique

All the comforts of home with a million dollar view of the Caribbean. When you walk in you will immediately be aware of the cleanliness, the central air conditioning, the wonderful architectural details such as tray ceilings and arched doors made from Belzian hardwoods, upscale cabinetry, tile work and granite counter tops. It is a comfortable 1500 square foot 2 bedroom, 2 bathroom unit that has just about everything you would need during your stay. in the kitchen you have all of the appliances, dishes, pots, pans, and cooking utensils you would could possibly need to do any cooking you may want to do, a substantial video library, satellite TV, wifi, a good selection of books, and a few games. We are able to make it into a one bedroom simply by locking off the second bedroom/bathroom and giving you the one bedroom/one bath price.

We have also altered the twin beds in the second bedroom so they can be combined to make a king sized bed with a memory foam mattress topper. So now, if your prefer to have 2 king beds instead of a king and two twin beds, we can make that happen.

Vacation of a lifetime! Beautiful condo and resort

  • 5 of 5

I was blown away by the pictures before my trip, but seeing it in person exceeded all of my expectations. The condo is absolutely stunning and very spacious. It is so beautiful it makes you almost want to stay inside and enjoy it all day – but the amazing view from the balcony of the pools and ocean pulls you out!

The staff at Grand Caribe is incredibly attentive, friendly, and helpful. From setting up activities, golf cart rentals, transportation, or just getting recommendations of what to do around town, the staff at the front desk is always ready to help. The restaurant/bar at the pool is very reasonably priced with a great selection of food and drinks. The waiters and waitresses do rounds regularly to make sure you don’t have to even move from your lounge chair to place an order. At the resort, I was able to go kayaking, paddle boarding, and snorkeling. Again, the staff was great with helping set up the rentals and getting us the gear for the activities.

The kitchen is stocked with all of the equipment you could need if you want to cook a meal at home. The convenience store on the resort makes it easy to grab something and bring it back up to the condo. If you want to go out, a short trip downtown offers a variety of places to grab a delicious meal. I would definitely recommend walking to Truck Stop where you choose from different food trucks – my favorite was the Pad Thai. Then you can grab some ice cream and enjoy it by the water, laying in a hammock, watching the sunset. I would also recommend island hopping to Caye Caulker to hang at the Lazy Lizard Bar & Grill, which has great food, drinks, and easy access to the water. The best dining experience of the trip was going to Rain, which is a rooftop restaurant on the resort. Watching the sun set was absolutely beautiful, and the service was phenomenal.

Overall, I would highly recommend staying here. Between the beautiful condo, amazing pool/ocean access, and friendly staff - it was truly a vacation of a lifetime.

Everything advertised and more!

  • 5 of 5

Our condo was superb. Clean, clean, clean. Wonderful views of ocean and pool. Quiet, never heard noise at night. Cleaning people were awesome. The staff at Grand Caribe is seriously, second to none. And, yes, the weather in Belize is perfect everyday! Great food at nearby restaurants, especially Rain, and it is so close. Also, love riding around all week in a golf cart. Thank you for a great week.

Wonderful tropical vacation home

  • 5 of 5

We spent 8 days in this marvelous condominium well located north of the town of San Pedro. This home was furnished with everything you could need and decorated in bright tropical colors with lots of local artwork. Hands down, the nicest rental we have ever stayed at. Impeccable daily housekeeping and free laundry if you should need it.

The owner was great to work with and responded quickly to any questions we had. We considered booking some trips ahead of time to Mayan ruins and other places, but ended up using the concierge at Grand Caribe. They were knowledgeable and helpful and at least of the trips we went on, there was no additional charge.

We also rented a golf cart through Grand Caribe. Might be able to get a better deal somewhere but it is so convenient and they will rent by the hour, day, or week.

We would definitely stay at the Grand Caribe again, and if at all possible would book this unit. It is absolutely beautiful.

Totally Awesome!

  • 5 of 5

This was a beautiful over the top vacation and condo! I loved the bright beautifully decorated rooms in tropical colors, and rattan furnishings. The condo was cleaned throughly, plenty of towels, nice linens, and very practically furnished gourmet kitchen with granite countertops and stainless steel appliances. The views were unbelievable! The condo staff was extremely helpful and very friendly. They tended to all the details from checking me in with warm welcomes, cools towels to wash your face and a cocktail. They also helped arrange wonderful services, like our massage and my snorkeling trip. There were 8 different swimming pools to be used by all. The atmosphere was almost private. The security and hospitality was great. The grounds were kept up perfectly! Beach walking, Kayaking and biking were great activities for us. There was a convenient store, fitness center, and a great roof top restaurant on the property too. We especially enjoyed the pool bar. It is very evident that the owners take great care and pride in their condo.

One last thing, everyone spoke English even in the town, this was great. Yes, I would return.

Amazing, relaxing, fun-filled vacation!!

  • 5 of 5

How do I even begin?!

The Condo: AMAZING! The decorations are so beautiful and make you feel at home in paradise right away. The maids were very helpful, making sure everything stayed clean and even did our laundry! The view from the balcony is stunning looking at the pools, ocean, and my favorite: the breeze of the palm trees.

Staff: The bartenders at the pool and at the restaurant were very friendly and their service was impeccable. They even used our first names and made sure we were happy with everything we ordered. The groundskeepers blew up our rafts for the pool and offered to carry them for us. They also carried our luggage up to our room. The friendly service here made the vacation even more stress-free and fun!

Adventuring: Waking up in the morning and taking a walk along the beach to one of the several restaurants and beach bars. Breakfast at the restaurant to the right when you walk out towards the ocean was delicious and so fresh....loved the watermelon was available too.

The staff at GRand Caribe helped us get paddle boards and snorkeling equipment to enjoy right off the Grand Caribe pier. The front desk helped us rent golf carts to go into town as well as book some water taxis to get into town too. Fairly cheap and totally worth it.

I was impressed with how friendly the owner, Julie, was in helping us book her condo. She gave us many suggestions on where to go, which were also in a guest book that she writes in everytime she goes. It was nice to read all the different changes that have occured near the Grand Caribe. Don't forget to stop at the truck stop for delicious waffle cone ice's "to die for".

I CANNOT WAIT TO GO BACK TO THE GRAND CARIBE. I will definitely stay in Mike and Julie's condo again!

Great Spacious Getaway!

  • 5 of 5

Traveled with a co-worker for an extended weekend trip to this beautiful, clean, well-stocked VRBO accommodation. We arrived to very friendly, welcoming staff. Definitely one of the easiest trips taken abroad where everything was figured out for you once you landed in Belize. Thank you Julie, you made travel so easy for us! There is plenty to see and do and all very reasonably priced. This VRBO is highly recommended to anyone else considering a trip to Ambergris Caye.
