About the property

5 Bedroom, 3 bath, 1935 Ranch House Sleeps 10

Established in 1901, south west of Sugar Land, Texas, the Ward Ranch, continues the cow calf ranching operation for which it was established. A perfect location for you and your horse should you choose to try the equestrian trails at the Brazos Bend State Park. Close enough to enjoy the culture rich Sugar Land-Houston area, but far enough away from the city to enjoy the songs of quail, dove, and the horned owl. Star filled skies gave the nearby George Observatory a home, complete with telescopes for public use. The ranch house was built in 1935 and is furnished with local Texas fine art and crafts. The walls act as a gallery for the art works of several generations of painters. The ranch house is in the midst of 300 acres of Gulf Coast Prairie land. A two acre natural wetland pond completes a picture of a small Texas resting spot. Families, Dogs, Horses are welcome. Brazos Bend State Park along with the George Observatory are 8 miles, Varner Hogg Plantation, the home of philanthropist Ima Hogg, open to the public is 9 miles, and George Ranch Historical Park also open to the public is 16 miles. Houston and the Sugarland area, with museums, shopping, restaurants, and entertainment are easy commutes. The Ward Ranch is a peaceful oasis, a good spot to rest while you take in the Gulf Coast Prairie. Photographers and Plein Aire painters are welcome to spend the days and nights roaming the 350 acres painting or photographing the many birds and abundant wildlife calling the Ward Ranch home. The quail, dove, and bull frogs are the sounds of the day.

About Catherine Ward

I am the fourth generation on the Ward Ranch. My great grandfather migrated from Illinois to the Gulf Coast for the purpose of farming and ranching. 2014 the ranch was divided and I spent the year restoring three 1930s style farm houses. The Hopkins House has been a labor of historical love. I grew up here as did my father. I enjoy the tranquility of Texas prairie land , caring for the farm houses, and portrait painting.

Catherine Ward purchased this farmhouse in 1901

Why Catherine Ward chose Texas

My family has loved farming and ranching throughout the generations. I am no different. 350 acres of Gulf Coast prairie land, excellent for grazing, surrounds the Hopkins House. The pastoral environment is home to a multitude of wildlife. Retired now and focusing on painting and drawing, the ranch allows me a quiet peaceful place to work and witness first hand the living land.

What makes this farmhouse unique

While being close enough to participate in the many activities the city offers, the Hopkins House is a 350 acre oasis of quiet calm. No horns honk here....the sounds are that of the dove, the cottonwood trees, and the windmill. If you are looking for a slice of the Lone Star, this is Texas: what was, what is, and what could be! It's also an excellent place if you are traveling with a horse and want to trail ride. It's only 8 miles to Brazos Bend where there are bridal paths. There are 350 acres to exercise your horse on the Ward Ranch.

Perfect Country Getaway for Large Family

  • 5 of 5

We had a wonderful time at the Ranch this past weekend. The house is a great place for large groups- 5 separate bedrooms, 3 baths and extra beds too. Catherine was a great host- the welcome cake was gone the first night!! Now everyone wants the recipe. Thank you for a terrific family retreat.

Owner's Response: Thank you Adrienne! So happy the girls liked the cake. It is the cake most requested by my two daughters and their friends when they come to the ranch! And, thank you for your kind words about the Hopkins House, you make me think saving it is a worthwhile endeavor! Cathy

Peaceful, relaxing getaway!

  • 5 of 5

My husband and I needed a pet friendly place to stay in order to attend a 3 day convention. Cathy's Hopkins house was the perfect place. Even though we had to drive 20 minutes each way 4x's everyday to the Assembly Hall, coming home to the farm was so worth it. It is a lovely home with so much history and interest. Loved the peacefulness and solitude of the farm. No traffic or noise, just the sounds of owls and frogs at night and mourning doves and summer sounds of cicadas during the day. Our dog loved running around in the huge yard and jumping in the pond. Enjoyed watching the cows and calves, as well as rabbits, possums and a skunk passing by. Cathy is the best hostess, her home has everything you need and it is organized and furnished beautifully. Must try restaurant is The Jay Café. We discovered it on our last day, but had we found it earlier we would have gone for breakfast, lunch and dinner! Awesome food and pies!

Owner's Response: Thank you! So happy you chose a rural location! You named all my favorite sounds of the day! I even like the bull frogs crying for rain when we have had too much rain. As I told you earlier, with more pet owners like you two, I feel like dogs would be welcome everywhere. I so much appreciated the care you took with the Hopkins House. Such a pleasure to have had you both as guests.

Awesome Sister Retreat!

  • 5 of 5

My sisters and I have a Sister Retreat every year and always book through VRBO. We've stayed at some very nice homes, but The Hopkins House surpasses them all. Upon pulling into the driveway, we were surrounded by peace and tranquility. When we walked in the home just exuded warmth and Texas history. The house was very clean and well maintained. Cathy had even baked a delicious melt in your mouth cake for us.My sisters enjoyed fishing at the pond and even caught several blue gills and catfish. And what a joy it was meeting Cathy. I can't say enough about what a sweet, kind, thoughtful and sincere person she was. She responded promptly to any questions or requests we had; even offering to pick up something for us as she was going to the grocery store. Her hospitality and southern charm made for a very relaxing and memorable experience. I was so impressed that I immediately reserved the house for my Mimi and the Granddaughters vacation next month. This was by far the best sister retreat we have had. I would highly recommend this house to anyone.Thank you again, Cathy, for making us feel so welcome and at home. Take care and I will see you again very soon.

Owner's Response: Heartfelt thank you to you and your sisters for allowing me to participate in the warm family which is yours. Not only was I privy to inside information from certified anglers, spending time with those that make their way teaching our youth is the best of time for me. Your appreciation for the preservation of a time that "was in rural Texas" was another plus. Thank you , I look forward to having you again.

Great stay, great value!

  • 5 of 5

When I consider the cost of some of the cabins I've booked in the past, the Hopkins House is a great value. There are 5 well-appointed bedrooms, with a total of 7 beds and 3 restrooms which were more than enough for our family of 6. We got to know the history of the Hopkins House and enjoyed seeing the many antique fixtures and hand-painted/drawn art around the house.

The kids had fun walking around the property as well as playing with the board games and other treats Cathy left for them (thanks for the sketch book and colored pencils for my daughter)!

We had planned on paddling around the lake but the mosquitoes are out in droves thanks to the recent rains, so we decided to refrain but hopefully we'll do it next time we're here.

At the end of the day it was nice to come to this secluded home, barbecue, and settle in for a quiet good night's rest. We definitely plan on being back!

The Country Hopkins House was the perfect choice for our stay. We had a group of about 10 women stay for the weekend to celebrate my mom's 65th birthday. Mrs. Ward was readily available and her warmth exuded through the home. The property is well maintained and there is ample space both inside and out. All amenities were in working order and the kitchen was very well stocked with china and other serving ware we were a little anxious about using because it was so nice:-)

We were able to tour the property, sit lazily on the porch, laugh through girlfriend board games and eat until all belly's were full. I definitely recommend a stay at Country Hopkins House! (PS: Sorry for the late review Mrs. Ward- I thought I had done this a loong time ago!)

Owner's Response: Your review made me smile as I thought back to the fine group of women you and your Mom brought to the Ranch and to the Hopkins House... I often read their comments as they were the first to write in the guest book. Thank you Ni'Cole for taking the time to review the Hopkins House

Lovely, comfortable house

  • 5 of 5

The Hopkins House manages to be interesting, beautiful, and comfortable all rolled into one. Our family thoroughly enjoyed our stay there. My teenagers fished, paddled the boat around the lake, and kayaked, and we all enjoyed relaxing on one of the porches or balcony. We've rented a number of properties over the years and never had an owner as attentive and welcoming as Cathy. From the lovely linens, to the available toiletries, to the delicious cake (and recipe) left for us, we felt well taken care of. It was a great Spring Break!

Owner's Response: Cathy, So very happy to have had you all. Your daughter was beautiful gliding back and forth on the pond. Your son catching the very first of the blue catfish stocked in the pond. You and your family gave the Hopkins House a noteworthy spring break! Thank you all for the care you took with the Hopkins House.

The ranch is located in a rural farming and ranching area. Stephen F. Austin brought his original 300 to settle early Texas on land grants from Mexico. Fort Bend County and Brazoria County still celebrate these early landmarks. The Battle of San Jacinto left West Columbia as the first Capitol of Texas. The ranch itself is steeped in history and is not without its own treasure of ghosts. Ward Ranch is located close to Brazos Bend State Park which is accessible for horseback riding. Should you bring horses, I can supply a pen and grazing. George Ranch Historical Park and Varner Hogg Plantation Museum and Park are also close. Houston is a 30 minute drive providing shopping, entertainment, medical, restaurants. The Gulf of Mexico is a 30 minute drive.
