The PENTHOUSE at Palm Plaza includes 3 bedrooms and 2 baths, fire place in living room, full kitchen, large wrap around ocean facing deck with BarBeQue and patio furniture,fully equipped kitchen, dish washer, washer and dryer, 4 flat screen TVs, cable with HBO and Starz movie channels, WiFi , F/P, original water color art of local attractions. 1 (one) Assigned carport under unit, (Penthouse is on a 3rd floor)

Imperial Beach is a small, laid-back town of about 25,000 people and it's less busy than most beach areas in San Diego County. There are at least 8 restaurants within a 5-minute walk from the condo. There is a well-stocked 7-11 convenience store and a taco shop about 20 yards away, and two coffee houses within 200 yards. There are many fine restaurants including several at the Hotel Del Coronado, in the beautiful and very exclusive city of Coronado, located about 8 miles north of Imperial Beach along the 'Silver Strand' that separates the Pacific Ocean from San Diego Bay. The condo is located on 177 Palm Avenue, which is a major street further to the east, but by the time it gets to the beach, it's a two-lane road. To get to the beach from the condo, it's a walk of about 200 yards crossing one street, Seacoast Drive, which is controlled by a four way stop sign.

Imperial Beach has wide sandy beaches, all of which are publicly accessible. The surf is excellent, the area just north of the Imperial Beach Pier and another area about 1 mile south are among the best surfing locations in Southern California. The City of Imperial Beach has been working to emphasize the surfing theme, and the plentiful public art reflects that. There are two beach-front public parks within walking distance of the condo, one at the foot of the Imperial Beach Pier. The pier is about 300 yards long and there's a restaurant at the end. Even at prime time on weekends. it's easy to find a place to set up at Imperial Beach. No alcohol is allowed at the beach or in the public parks and the public places are very family-friendly. Imperial Beach is not a 'party' area compared to other San Diego County beaches such as Mission Beach or Pacific Beach.

About John Haupt/Emily Berumen

Born in Philadelphia and raised there. attended West Chester State University, and Bloomsburgh State University for graduate degree in Audiology. I have worked in the private label Tea & Coffee business on the East Coast and later moved to San Diego in 1989 and to Imperial Beach in 1998. Have worked here as Restaurant Owner (Beach Club Grille & Woodies Cantina), as an Audiologist in Private Practice and operator of vacation rentals.

I have been active with the Chamber of Commerce, the Boy's and Girl's Club and served on the board of a number of HOAs. One year I was voted Business Man of the Year in IB. I live both in IB and in Mexico and enjoy both for what they are and provide to me.

I enjoy supporting the arts, family life and taking care of animals in need. My hobbies include sailing, the beach, friends, listening to music and it seems, repairing cars in inconvenient places.

For guests renting 1 week or longer during months of May through October-check out Humphrey's Concerts by the Bay. If you want to see any one concert during your stay, you can enjoy that concert (up to 4 guests) from a sailboat docked next to the stage. Loads of Fun. You can bar-b-que and even make your own video! If you bring passports, we might even arrange a tour of northern Baja during your stay-Rosarito-Ensenada-Guadalupe Wine Valley-La Bufadora blowhole. Hiking trails close by in Tijuana Estuary, bike rentals a block away. Long bike path from IB to Coronado all the way along the Silver Strand. Sandy.Beach is 500 ft away. Great location to beach but not sure if I would stay there again.

Too many ants on counters in kitchen and bedroom closets, gas grill didn't work, even with all the fans the kids bedroom was extremely hot, busy street so couldn't sleep at night with kids running back n forth between the bars. No recycling trash bins.

The view from the patio is spectacular

We really enjoyed our stay They owners really downplayed the penthouse even though there was only one parking spacec we found parking in the street to be no problem. The condo came stocked with plenty of towels and extra blankets. I would defiantly book this place again. I had family over that lived in the area and it was perf ft for entertaining. Between the huge patio deck and the living room there was plenty of room for people to spread out and feel comfortable. The beach access is about 120yds away. An easy 2 minute walk and your in the sand. There's a 7/11 two doors down and ample restaurants within walking distance of the condo. Overall I would girl it 5 stars for the location ,the floor layout and the close proximity to the ocean made this amendable vacation.

Everything as advertised. Wonderful stay. Would do again.

Condo handled 5 adults and 4 kids. One half block from beach so easy walking distance even for kids. Many restaurants nearby ranging from expensive dining on the beach to pizza or taco joints and everything in between. If you like Mexican food I reccomend El Tapatio about 2 blocks away. There are 2 mini marts at the end of the block for sundries, beer , liquor. Vons grocery and Wal Mart are about 4 miles away. We did a lot of sight seeing with the kids but if you just want to chill and not drive all over San Diego you can walk everywhere in IB. Really enjoyed my breakfasts on the deck and seeing the ocean. Assigned car port was too small for our rented mini van but adequate for my sons rented sedan. I parked (free) on the street in front of the condo every day. Gas is expensive in San Diego area and many stations only take cash or debit cards. IB is a laid back beach town and a great place if you actually want to get on the beach or in the ocean. Emily is a great host. Would do again.

wonderful beach vacation experience for our family

We stayed here with our six kids ages 2--11, and it was perfect for us. Emily was great to work with and we had everything we needed. The kitchen was equipped with what we needed to prepare and eat our meals there when we didn't go out to eat, which was great for us. We loved the deck and used the grill a couple nights. We loved that it was such a short walk to the beautiful beach--close enough that we came home for naps and bathroom breaks. There was plenty of rooms and beds for all of us--the living area is good sized--and we didn't feel like we were on top of each other at all. It was a great vacation experience for our family and we would love to stay here again if we are back in the area.

The Penthouse @ Palm Plaza is located less than 1 block from a sandy lifeguard patrolled beach. Views of dolphins, whales (in season), incredible sunsets, islands and city views as well. Just steps away from the Penthouse you'll find Mexican restaurants, 7/11, West Coast Coffee Shop, VFW, Ye Old Plank Inn for libations and billiards. Jump into the car and visit Coronado's Hotel Del Coronado, restaurants and shops. Sailing lessons, day sailing trips, guided RV trips to northern Baja are scheduled in advance with owner.
Payment is due prior to the activity. Sailing cancellations due to weather or other acts of God are cause for refund
of fees paid by guest and is the sole recourse and extent of liability owed by provider.
