• Offering a guest villa/condo that is a part of our large house (we live separately onsite) that sits on 11 acres of land. You have your own private beautiful, vaulted ceiling chandelier with a picture window entryway.

• We have videos and 3-D walk-throughs that we can provide, but you have to reach out to us directly for those as most channels don't allow these links.

• Book more than 7 nights for a 10% discount. Book more than 30 nights for a 25% discount.

• LOCAL ADDRESS AND EVENT BOOKINGS: (within 50 miles) Note that we have a 2-night minimum, a $250 required refundable security deposit, and a set of questions we need answered before approval.

• COVETED AREA!!! You can't beat the neighborhood. It's convenient to EVERYTHING! Super desirable area of Goodlettsville (a suburb of Nashville). We're located in the historic Magnolia Station neighborhood, close to Old Springfield Pike and Baker Road, 2 miles from I-65, and only 10 minutes from downtown Goodlettsville and Rivergate Mall. Good location for everything while still living in the best up-scale part of Nashville/Goodlettsville! Established community.

• This is a family-friendly place and our family lives on the same property - so you may hear children and pets at times.

• We charge $25 per person per night over 6 people to a maximum of 8 overnight guests. Sleeps 6 comfortably if you sleep 2 to a bed and use the sleeper sofa in the living room. The dining/living room has 6 table chairs, a sleeper sofa, and 2 soft chairs - seating 11 in that room (7 on the living room side).

• The maximum can be increased from 8 to 14 if you buy the extra 2 rooms and 1 bath option – which comfortably sleeps 10 in beds.

• Furnished ~1000 sf villa, 10 MIN FROM SHOPPING and DINING!! Only 10 minutes to Rivergate Mall area with all the big box stores - Sears, Macy's, BestBuy, etc.

• 4 miles from the antique shopping district of historic Goodlettsville, TN (a suburb of Nashville).

• 20 to 30 minutes to downtown Nashville.

• Use of family game room with an arcade game, pool, and air hockey table.

• 2 Bedrooms - two King Sized. WHEN YOU ARRIVE, IF YOU DECIDE YOU NEED MORE ROOMS, we have 2 extra rooms (1 King and 1 Queen bed) and 1 extra shower bath that we can open to you for an extra $130 per night plus taxes.

• The game room area (and associated 2 extra rooms that are used for the 4 bedroom rental option) may be accessed/used by us and our personal guests during your stay, which we rarely ever use. There is a door to that area that you can lock to ensure your privacy.

• 1 hide-a-bed memory foam queen couch sleeper sofa in the living room.

• 2 Baths.

• Full-size laundry.

• Your own thermostat-controlled central air and heat (we manage it remotely).

• Super great quiet location next to the creek and rustic walking path through the woods. Do know that we have a long 1/4 driveway that is mostly dirt (and not perfectly smooth - drive slow) so don't get freaked out by that. We are in a beautiful valley at the end of the driveway. It’s a nice, secluded location but very close to everything you'd want.

• On occasion you may see white-tailed deer or turkeys roaming around. Next door is grazing cattle.

• Full-sized kitchen with refrigerator, full-size stove, dishwasher, and Microwave.

• Completely Off-street parking.

• Child's playground area (in the front area).

• Open WIFI

• Come and go as you please using a keypad through your own private front door entryway.

• PETS: Pets allowed if house-broke, washed weekly and before they arrive. It is preferred that you keep the pets in the non-carpeted areas and out of the bedroom areas where hair clean-up is a problem for our guest services. Pets should never be allowed on the furniture or beds. If you leave (especially between the hours of 9 pm and 9 am at night - ie. leave for the evening until late), please crate (we have one for you to use - small/medium/large sized) the pet in a non-carpeted area, as some pets get destructive when left alone. $100 per pet refundable security deposit required (be aware it takes up to 10 business days to return the deposit). Dogs should be on leash outside. Be aware that pets do live next door, but not in your space.

• We charge $25 per person per night over 6 people to a maximum of 8 overnight guests – comfortably sleeps 6 in beds. The maximum can be increased from 8 to 14 if you buy the extra 2 rooms and 1 bath option – comfortably sleeps 10 in beds.

• Fully furnished with desk and chair, bed sheets and covers, towels, window coverings, living room furniture, kitchen table and chairs, fans, nightstand, lamps, dishes, silverware, cooking pots and pans, kitchen utensils, vaulted ceiling entryway, big yard.

• Private Hot tub, deck, grounds in front (except pool area), rental interior area, swing play area, parking in the front, woods and walkways, and bonfire area.

• Family Pool with awesome lounging deck is shared with the owners. To use it, you must have reservations. This is to ensure our families' use doesn't impede your enjoyment. Reservations can be made for up to 4 hours at a time. Usually, guests can have daily reservations, and sometimes twice a day, it just needs to be approved. You can make the reservations upon arrival, and then day by day. The pool is for your private use during your reserved blocked time. It is typically operational from April - September. Note that back yard area is reserved for our family, but you can go from your area to the pool to use the pool – which is in the backyard. Don't worry as there are about 5 acres that include the front yard with plenty of space to wander - you'll never miss the backyard.

• Volleyball net can be used as well in the backyard.

• We don't mind interacting but can give you privacy, as we like privacy as well.

• You can't beat the neighborhood. It's convenient to EVERYTHING! Super desirable area of Goodlettsville including the historic Antique area. Good location for everything while still living in the best up-scale part of Nashville/Goodlettsville. Established safe community. The wildlife.

• Public Transport: Not close to the home, but once you get 10 min into town there is good public transportation. Uber is available directly from the property.

• We do require guests to provide a non-channel specific email, and billing address, and sign a standard rental contract electronically at the time of booking. Please inquire prior to booking to get the details if any of that poses a problem for you. IF WE DON'T GET THAT EMAIL YOU WON'T GET OUR EMAILS AND WILL MISS IMPORTANT STAY INFORMATION.

• Larger groups - we would recommend you rent the 4-bedroom option or add the 2 additional rooms/bath-tub option. We do ask for a $250 Refundable Deposit for the 4-bedroom option (Be aware that we must collect this as an additional fee after the reservation (for most booking channels) is made as an additional charge. Also, be aware it takes up to 10 business days to return the deposit.

• Smoking/vaping (of any kind) is not allowed in the villa at any time. Smoking/vaping is allowed in a designated outside location only. Violation of this will result in at least a $150 charge.

• NOTE: Don't use Apple Siri or Apple Maps to get here as it will take you to the wrong place. Self-check-in. We love to greet you between the hours of 9 am and 8 pm, after that please use the RING doorbell to wake us up in case of emergency.

• CANCELLATION POLICY:
-We highly recommend you buy CFAR (Cancel For Any Reason) Insurance for your stay - inquire about that prior to booking.
-Strict: 50% refund up until 30 days prior to arrival.
-For a 50% refund, cancellation must be made 30 full days prior to the listing's local check-in time. If the guest cancels less than 30 days in advance, the nights not spent are not refunded. If the guest arrives and decides to leave early, the nights not spent are not refunded.
-That being said, we like to try and accommodate changing schedules and work with our guests. So, what we typically like to do in the case of a cancellation request, when the request is at least 30 days out, is refund 50%, and then make your dates available. In the case of fewer than 30 days out, we can still make your dates available, just not issue the 50% upfront refund. Then if we are able to book your dates with another guest, we can issue you the difference minus the credit card booking (4%) and chargeback processing (4%) fees, loss of rent due to replacement booking (if there is any loss and no credit if there is a gain in rent), and a one-time $50 cancellation charge. Being that our place is so popular, and if the cancellation request is far enough out, it is usually not an issue to re-book your dates with someone else.

• Note that all fees, rent, or taxes on our statement may be different looking that the channel booking statement (i.e. the cleaning fee may not look equivalent); however, the bottom-line gross total will be the same.

• Trash: Note that you can put as much burnable trash into the 2 rectangular burn trash containers in the back as you want.

• Please Note that we have outside video 24/7 active recording surveillance with our Ring Doorbells at each door and side installed cameras.
