The location gives these newly constructed modern studio apartments their appeal. They are just over 200 meters or a 5 minutes walk to the Pacific Ocean's edge. The beautiful Talanguera neighborhood borders on Pacific Marlin where real estate prices have become some of the hottest in sw Nicaragua. Talanguera Townhomes sits up on a beautiful slopped hill with expansive views of town and the bay. Our Property Manager is also a resident living a couple blocks away and she is always available to help you with any issues. The apartment interior is a spacious living area with a high ceiling, post & beam construction and floor to ceiling windows opening onto a private patio entrance. All windows are screened and have curtains for privacy. Ceiling fans inside and out can often keep things cool enough without a/c. The furniture is new and made locally from tropical hardwoods. The single bath is nicely done with natural river rock and native hardwood. We have a larger Nica refrigerator for ice and vertical storage for surfboards. Roof top terrace with incredible bay views. Patio area opens up to beautiful gardens, a communal pool and a centerpiece Guanacaste tree. You can even hear the surf at night. There is no need to rent a vehicle. You can walk everywhere or we can arrange for an inexpensive and reliable taxi service to town, the beaches and even for airport pickup.
Julie & Jeff Terhune first visited Nicaragua in 2004 and own property south of town at Yankee Beach near Costa Rica. In 2014 we purchased two studio units much closer to town. We live in Chagrin Falls OH.

I stayed here for 9 nights and it was perfect! Yanaisy was very accommodating with my late arrival and if I had any concerns or issues they were promptly resolved. Jeff provided great information prior to my arrival and ensured that I was able to communicate with Yanaisy regarding my late arrival. The condo is an easy walk to the beach and town and I never had any concerns about safety. If I was in town after dark it was easy and short taxi ride back. There was construction going on but it was never an issue as they are done by 5 in the evening and I was up early to enjoy the day to its fullest anyways. The rooms were clean and bed was comfortable - it had everything I needed. Would definitely stay here again! Thanks so much Jeff, Julie and Yanaisy.
This is our second visit to La Talanguera, we stayed at Jeff and Julie's adjacent studio in December2015 -- a mirror image of this studio. Both studios are extremely comfortable and well equipped. Bed is comfortable and seating is perfect for two people. The kitchen is well equipped, including a coffee maker and a blender. We were able to cook meals whenever we chose to eat "at home"...most times. There is also a grill, which came in handy after our successful fishing trip. Wi-fi and satellite tv worked great.
A cleaning service came in twice during our 9 night stay. While I would normally use linens (sheets and towels) for at least a week at home, the hot and humid climate makes it reasonable to change linens more frequently. Besides I'm on vacation so it's nice to have clean sheets more often.
We have been to Central America several times and so we are prepared for the inevitable power outages. We recommend travelers always bring headlamps and a couple small flashlights. This trip, we had outages our first three days -- no problem! However, I think the power outages messed up the pool pump, as the pool was unavailable most of the second half of our stay. Not a problem, there is a big ocean just a few blocks away.
As we were forewarned, there is active construction on site. Usually started up at 7 am and lasted until 4 or 5 pm with a couple breaks during the day.
People working at the site are great. Yanaisy the manager met us to give us the keys. She is very sweet, Santos, the security man is also very nice and extremely helpful. There are several nice young men who together do a beautiful job of taking care of the grounds there. They had their hands full a couple days as there was a bumper crop of inch worms that seemed to hatch overnight; the men worked two days to clean up the hatch. Finally, Chaggy the property pup is a great puppy. He seemed to adopt us but that could be because we fed him fresh fish several times...sweet puppy.
All in all a great stay, good location, and a good value!
My wife and I always wanted to visit Nicaragua and we went to San Juan Del Sur and stayed at La Talenguera Studio 302 for the month of March. The studio was exactly as described in the VRBO listing. We don't like renting cars while on vacation so the studios location was perfect for us. We enjoy hiking and exploring and there are many excellent routes and beautiful beaches to discover. There is construction going on in the building but since we were out most of the day it did not bother us. We were impressed with the lawns and gardens and the pool. These facilities were maintained on a daily basis. Our room service was very good and the unit's local manager took care of any issue very professionally and without any delay. Everyone asks about safety....I can just say that there is an onsite security man always on patrol and at no time did we ever feel unsafe in this whole area. The locals are friendly and quick to smile and say "Hola" when you meet them. The owners were fair and considerate in all dealings. Bottom line is we would love to return to La Talenguera.
If you are looking for a nice quite spot out of town that is close enough to walk to town this is perfect. Jeff and Julie are nice and easy to work with. I have a toddler and a pre teen. I would recommend this property to most people. We originally reserved 3 months but after a few weeks we realized it wasn't a good fit for our family and Jeff was willing to work with us.
Our first day here the bridge across the river to town broke so everyday I was dragging a stroller across the beach which wasn't easy. We weren't close enough to town to make my teen get off the Wifi and come explore SJDS with us on a regular basis.
There is construction but it's not really bothersome to me anyway. The caregivers are wonderful and when me and my daughter would come home at night when it was dark they would help me with my things and the stroller.
The property is spotless and has good security and the pool is perfect for an afternoon dip.
The only time I used the AC was our first night here and when my daughter was sick with a high fever. Even when it's 90 out the shade and breeze from the ocean keep it very comfortable.
To just go to the beach is a very short walk. If it's after dark I recommend a taxi from town (150 cords is what I usually pay).
There is also a nice little spot for breakfast or a beer right around the corner.
We loved the apartment and the property. There is construction going on everyday. However we weren't home during the day so it was fine for us.
This was our first visit to San Juan del Sur; I traveled with my husband for our 2nd anniversary. Although we're a young couple, we were looking for a place close to the beaches and bars/restaurants but also where we could have a good rest. The studio was great; completely clean and comfy, kitchen well equipped, AC works perfectly. The only aspect we didn't like are the curtains because at night when the lights are on, you lose privacy.
We found the location for the studio perfect! It's 5-7 min drive to downtown, in a nice, quiet neighborhood. Yanaisy (the manager) was very nice, and provided great customer service. She recommended a couple of good places and provided some advise related to places we could visit.
We read on a previous review that there was a construction nearby so we asked in advance about the noise; we were told that the construction activity was slowing down/finishing up so we decided to rent anyway. Honestly we can have a good sleep under almost any circumstance and the noise isn't an inconvenience for us. However, this is something you really need to take into consideration if your expectation is to rest. The construction was right on top of us (there are 3 apartments right above the studio under construction) so we did found a lot of noise since early in the morning (starting around 7:30am). Not sure until what time they were working since we weren't there during the afternoon. They didn't work during the weekend.
We'd definitely recommend this place and we would stay here again for sure.
The Pacific coast of Nicaragua has recently gained more notoriety because of reality shows Survivor Nicaragua and HDTV International. Both have highlighted the beautiful coastline, the world class surfing and some great experiences waiting in the wings. San Juan Del Sur has a dozen nearby beaches for fun, sun, wind and surf. Each is unique with gentle to world class waves depending on your challenge level. There are very few places on Earth where the coastal trees lean toward the sea. South toward Costa Rica, the La Flor Reserve is one of nine beaches on the planet where sea turtles still come to lay their eggs. It is a protected area where monies raised help with efforts to protect the dry tropical forests and the Paso del Isthmus Biological Corridor ecosystem. Eco-tourism is having a major impact in the Lago de Colcobilca area, with many travelers visiting Isla de Ometepe, a UNESCO World Heritage Site and the world's only island with two volcanoes that is surrounded by fresh water. The San Juan River flows east to the Caribbean and you can catch some of the largest tarpon on Earth. There is also numerous rain forest, volcano (there are 19 volcanoes in Nica) and coffee plantation hiking for all skill levels. Granada is nearby and the oldest colonial city in the Americas. A lakeside city with a bustling atmosphere, it has become a blend of the old ways and a growing ex-pat community. Nearby are Masatepe and the Pueblos Blancos considered the best marketplaces for ceramics, leather goods, furniture and art. We hope you enjoy your time here.
