It takes less than a minute on foot to reach its lengthy sandy shore. A private infinity pool is just outside our patio door. Restaurants popular with locals offering weekend breakfast are near us, and famous 'Manny's Beach Front Restaurant' next to us on Mirador Beach is now open to everyone's delight. The well used 'American Foreign Legion' is nearby (behind Pink Cadillac) Popular with VETs they offer good daily specials on lunches, fun games, sport TV, and Karaoke on Friday nights. Some of the best pizza and absolutely best huge hamburgers in town are just around the corner at very popular 'Al Capone's' restaurant on Sinaloa. One of the most delicious lasagna you'll ever find in Mexico is made at the Pink Cadillac which is just a block away on the oceanfront road. Two convenient grocery stores are a few blocks down from our condo on Campeche "Michigan Grocer " and "Ice Box" on the beach front road. Both are well stocked with basic food and household items. One of the few banks with two ATMs offering USD is nearby. Banorte Bank offers currency exchange with current rates and is just a few blocks from our condo. Our Central A/C cooled home is fully furnished offering all the basic amenities needed to make you feel right at home. Our seaside patio has lawn chairs, a charcoal BBQ, along with a patio table. Inside WIFI is available along with English speaking Direct TV and Blue Ray with a wide assortment of videos. A lovely infinity pool with tables is just outside our patio door. Through these sliding doors you're greeted by an incredible view of the ocean which is just yards away. Below our condo are numerous sea life filled tidepools reachable during low tide. A long stretch of sandy beach is nearby reaching all the way South to Las Conchas. Seals and Dolphins swim by daily entertaining with their playful antics. Our bedrooms are large, a King and two with Queen size beds; two having double door wall to almost ceiling heavy wooden closets to hold your belongings. We're privately owned, centrally located, convenient to shopping, with the popular Malecon and a harbor filled with Shrimp boats just around the corner less than a 15 minute walk from our home. Parking is ample, huge enough to park an large RV, boat or ATV trailer. Our security detail is maintained by long time employed dedicated men who work 24/7 to assure your family, friends, cars and belongings are safe and secure.

We fell in love with this ocean front condo and purchased it as our winter getaway. The condo has been in excellent care from its previous owners who continue to own the one next door. We're retired and love living in the Pacific Northwest but like to have a warm place to spend a few cold winter weeks when fishing slows here and snow flies! We're family people, originally from Hawaii who love exploring new cultures and sharing our findings with others. We've lived in Hawaii, still have family there, and understand the need to find familiar supports while respecting the unique needs of others. Keeping an open mind to allow new ideas is a must as it has permitted us to widen our view not only of the world but sample so many wonderful cultures in exchange. We realize we have an exceptional condo and hope exceptional individuals searching for that 'right place' will agree, as we have, we've discovered a wonderful place to vacation, good people, and an incredible home away from home. We're located in a secluded private area in the Mirador portion of Puerto Penasco. Our beautiful condo is on the first floor, the private blue infinity pool is incredible, the decor inside is tasteful with ample storage closets in two bedrooms to hold your personal belongings. The Mexican tiled showers are huge and easily accessed. Parking is under 24/7 security behind tall protective walls preventing exposure to ocean salt air. There's even room for RV parking.

Wonderful living conditions for individuals with mobility issues or small children. No stairs. Two large Mexican tiled walk in showers. No slippery bathtub to climb into! Quiet and far removed from resorts while just around the corner from Puerto Penasco's famous destination; "Old Port". We provide WiFi, Cable TV in English. The ocean view from our back door is absolutely breathtaking. We fell in love with this beautiful peaceful place that's incredibly still in town and close to everything Rocky Point has to offer.

The property, as described, was right on the rocky tidepool shore. If we wanted to visit the sandier beach we just walked across the lot next door and there it was. The views were stunning and the infinity pool was a great feature.
The unit itself was quite spacious, we loved having room to spread out. It is a ground floor unit and I only heard the smallest noises from units next to/above, they are quite soundproof. Internet service in the area is not fast, but I appreciated that the unit has WiFi.
We were there during a severe rainstorm and the unit stayed snug and dry even though some of the outdoor spaces flooded. Other units in the building next door were not so lucky.
We had a few questions during our stay and our hosts answered very promptly and one tiny issue was fixed the next day.
I would absolutely stay here again!
Beautiful Condo with lots of room
We loved our stay in RP! The condo has an amazing view of the ocean and a great pool. It's just a short 3 minute walk across an empty lot to the beach, right by Manny's Beach Club. The condo was very clean and lots of room for the four of us. I would absolutely rebook this place. The owner was easy to work with and offered recommendations on local places to eat and things to do.
The property is gorgeous, good location
The place is gorgeous, but had some major downfalls. My biggest discomfort was the lock box on the a/c. The air was set to 79 the whole weekend. When there’s 6 people in the place and it’s 105 degrees outside it was WAY too hot! I have never been to a place where they don’t allow you to control your own comfort.
There was no running water accept in the kitchen sink. We had to take sponge baths in the kitchen.
We were left maybe half a paper towel roll and the equivalent for toilet paper in each bathroom. Needless to say, we ran out of both. They do not stock any extra, so make sure you bring your own paper products.
The hosts already seem aware, but the WiFi is spotty to non-existent.
Some things I loved about the place- you can tell they have a regular cleaning service. The place was very clean. The security guards are awesome! They were very nice and informative. The condo is right up against a rock wall that leads into the ocean. Not great for water activities, but you can walk about a 1/4 mile to the sandy beaches.
We have no control over the water pressure which can be limited as water in Rocky Point is a premium. We explained this when you emailed us about the water being off. The water law in Rocky Point is mentioned in our listing . Water is turned off by security when any condo or home is vacant even for a few days. Your reservation was sudden and last minute. We had just left our condo and it was fully stocked with all that was needed. Our housekeeper also verified this. We cannot control the other situations you've mentioned doing our best to describe in our listing our location and presence in Rocky Point providing pictures to substantiate. We also had detailed conversations with you regarding the internet and the fact we had placed sensors on our doors to control the use of our A/C. A lock box on the thermostat is present to prevent damages to our A/C as some have the tendency to turn the unit to its lowest setting which over taxes our A/C causing it to ice up and freeze leading to extensive damages to the device as well as costly structural damage to our home. When no one is in our condo it is set to 78 degrees. When occupied it should be set at 70 degrees. Our housekeeper would have adjusted this error if we had been notified. As many who live there know an electric bill becomes cost prohibited as people turn up the A/C then leave doors leading outdoors open. We do our best to accommodate and would have done so immediately if we had known. Our previous ratings support our efforts and we're always available to answer questions and direct individuals to solutions as are those who have stayed with us in the past have listed in their reviews. You contacted us regarding the water being off, we explained why it was off and how to have it turned back on. There was no mention of subsequent poor water flow, no mention of lack in toilet paper. etc. . Unfortunately no one in your party contacted us by phone or emails with any of those other issues you've listed until now. If you had, we would've gladly intervened in your behalf to address them. We are seriously considering removing our home from being available except to family and trusted friends due to the sharp rise in electricity in Mexico - and the fact this is also our home and those we "trust" to care for it depend on us for employment. We are just a 3 1/2 hour drive from Phoenix and Tucson right on the sea of Cortez! Excellent roving 24/7 security with security cameras protecting complex. Once the final payment is provided we will supply the door code. Our condo is located just off Benito Juarez, the main street entering Puerto Penasco - highway 8 as you leave Lukeville. On Benito Juarez you will come to your first red light near Sam's Club, you will pass through a total of seven in all - the last will be at the "T" intersection of Fremont and Benito Juarez - a large green sign on a pedestrian overpass will say "Las Conchas" the last red light, a park will be on your left, a large white building 'Municipal Court' will also be across Fremont and on your left - this will mark the beginning of Campeche street which will be on your left as Benito Juarez begins to turn towards the right leading into "Old Port" - take Campeche which goes up a slight hill known as Whale Hill, you will see the ocean in front of you, across an open field - Manny's Beach Restaurant will be on your left, our condo will be on your right - turn right on this road you will see a tall large yellow/orange building behind a hollow tile wall, the middle 3 story one is ours- "Palicio Del Mar"- a yellow security guard shack marks our entrance - we are on Matamoros. Baja Cantina is across the road from our condos. We will provide the door code upon final payment a well as inform the security. Its free and available at most stores and restaurants

Santiago Ocean Service offers sunset dinner cruises, parasailing, snorkeling, Eco Bird Isle tours, fishing. 18 Hole par 72 Championship Golf course at The Links at Las Palomas, Sandy Beach - $45, gold cart rental available. Ultra Light Flying Adventures - $40.00 for 15 minutes over any part of town, CET- MAR Aquarium - self directed tour of working marine life study conducted by Mexico's Marine Biologist - M-F 10.AM - 2:30 PM Sat- Sun - 10 AM - 5 PM adults $3 - child $1 - CET -MAR is located on Freemont going towards Las Conchas - turn left on Camino a Las Conchas after PEMEX gas station on the left,( you will pass a PEMEX on your right on the corner of Fremont and Sinaloa) the one you need will be the second one and will be on your left - CET-MAR it is on the bend as road nears the beach.

This is to avoid booking two guests with the same names on the same dates. A deposit is required immediately to hold your reservation. Due to our popularity we can not save a reservation without a confirmation. No Taxes in Mexico!!!! No Hidden Fees!!!! Check in is 3 PM - check out is 11 AM. Unless permission is given in writing (email) only six guests are allowed to be in the condo overnight (we will permit in writing via email two extra guests if they are children) security will ask that additional guest vacate the building due to violation of our agreement held with Homeowner Association HOA. This is for your safety as well as respect to the other homeowner's residing in Palacio Del Mar who are aware of this rule and graciously allow us to rent out or condo. Violators will be asked to immediately leave and will forfeit their deposit and rent in full. Our condo building consists of three floors. Our unit is on the first floor in the middle and is marked unit '108' which is on the large wooden door.
