In the heart of Town, just below Whale Hill on the beautiful Sea of Cortez

Our going rate comes to just over $36.00 per person per night when six people rent our condo! Our standard rate is $220 per night, with a capacity to sleep six comfortably. We just ask that out of consideration to ourselves,our neighbors and security that no more than six individuals use our residence. We're on the ocean, next to popular Mirador Beach close to 'The Malecon' also known as "Old Port" The shore line directly in front of our condo is "very rocky" giving Rocky Point its popular name, the long stretch of sandy beach is just a few yards away and heads toward Las Conchas. This lovely beach is used by locals to snorkel and swim, popular Sandy Beach is close by and is a favorite swimming and water sporting place open to the public. Bring your boat - Jet Skis, ATV's - excellent fenced parking lot with 24/7 roving security PLUS security cameras. We're not a resort but a private residence, which is why our VRBO rates are much lower than seen else where in Puerto Penasco - do your homework and cost compare and see why VRBO and HomeAway is a smarter way to travel. Please, contact us through our email or phone us directly if you have any questions. This is a privately owned 3 bedroom condo, our wonderful home away from home. The amenities we offer provide privacy, excellent security as well as the comfort of living in your own home. Cook your own food, meet our friendly caretaker Roxy who'll prepare you one of her fantastic meals - she's fluent in Spanish and English and knows all the hot spots in town, she's a terrific asset to all our visitors. BBQ while enjoying an incredible view of the Sea of Cortez and be sure to watch for the large schools of dolphins! Watch the fishermen pass by in the afternoons in their small boats cleaning the days' catch attracting all those sea birds - that's a sight! We're smack dab on the beach in the heart of town - check out our pictures! We'll provide a wealth of information about our city allowing you to explore and enjoy beautiful Puerto Penasco just as we do, perhaps even more - so, be sure to share. Check in is 3 PM check out is 11 AM, if you need an earlier arrival or later departure time we will try to accommodate if at all possible, we need this time to prepare the condo for the next guest. With VRBO and Home Away its a simple procedure, look at our calendar, select a date that's available and suits your need, I will receive your inquire and if we approve you will receive a request for your first payment - $100 will hold the dates. If the date inquired about occurs in less than 30 days, you will need to make the full payment upon booking. We are limited at Palicio Del Mar to having no more than 6 guests. Security and management will ask that this rule be complied with and all additional guest leave the area at a reasonable hour. We ask this to assure the comfort to our guests as well as our neighbors. Be sure to lock all doors at night, especially the back door use the wooden dowel and place it in the track - close the drapes when you leave or go to bed....we have excellent security but they can only assure so much and we are on the beach next to a large popular beach. Please, read all the information, questions answered might be available here. Do not rely upon your smart phone only, you might miss valuable information like our address, directions there ( Below), how many we can sleep, costs, how much to hold the dates picked, how to proceed in payments - this must be done on your side by YOU !!!!!

DIRECTION: Our condo is located just off Benito Juarez, the main street entering Puerto Penasco. There are seven red lights on this boulevard, the last being at Benito Juarez and Freemont. A pedestrian over pass is located here, a large green sign directing to Las Conchas will be seen, a large white building "Municipal Court" will be on you left which is on Campeche St., you will turn a slight left off Benito Juarez as it jogs to the right. You will go up a slight hill, see the ocean and landmark 'Manny's' restaurant on the left, an open beach in the middle. To your right on Malecon Kino will be a hollow tiled wall, behind this wall is a tall orange/yellow building, ours is the three story white one in the middle - a yellow guard shack with a security guard will ask you why you are there. Our unit is #108 on the main floor. I will provide the entrance code to the door once full payment is met. We offer what we feel to be an excellent rate and welcome our guests to compare our price to all others. Our goal is to encourage revisits, to encourage a cliental we feel comfortable renting to, to encourage them to tell others about their wonderful experience while in Mexico. We would much rather have our home enjoyed and appreciated and cared for by someone who enjoys Puerto Penasco. We hope to continue the fine service once offered by the previous owners who continue to reside at Palicio Del Mar. Our building is a private Condo near Whale Hill on the edge of El Mirador Beach which lives up to its name - Palace by the Sea - great for families, next to Old Port, yet secluded enough for honeymooners, perfect quiet sitting for writers and those who want to avoid the resort setting - yet still in town and close to all the local amenities we are just off the main road in town leading to Old Port; Bonita Juarez and Freemont (road to Las Conchas). Beautiful handmade Boveda Brick Dome Ceiling in living room, regular size appliances and tastefully decorated in modern decor. An excellent place to rest and relax, watch playful dolphins, spouting whales and comical pelicans. Pull up one of our numerous beach chairs and BBQ near the pool, or watch the sunset sipping a cool drink under a zillion stars and count the glowing lights of the distant shrimp boats at night which make Puerto Penasco Mexico's Shrimping Capital. Eat at Mikey's on nearby Freemont - an Iron Chef winner, or at Iron Chef Luca Appendino's Pane Vino Purto Penasco's authentic Italian restaurant. Dine at one of the roadside food vendors, eat at Dukes which offers a popular $2.50 deluxe hamburger on Mondays, order a Cheiky's Pizza and have food brought to your door - Juniors Restaurant, Sushi Sun, Yummi Salads, Cocina Express or buy all the fixings at Ley's and prepare a feast yourself in our modern fully equipped kitchen. King size bed, 2 Queen size beds, 2 fold up cots, with 2 walk in showers ideal for seniors and wheel chair users there are NO stairs!!! - the ocean is right outside your door with paved sidewalks leading from your patio to the pool. Popular Mirador beach is just a short walk away. Friendly 24 hour security with wonderful full time condo owners living near by. Close to restaurants and in walking distance to small convenience stores stocked with American food. Our condo is tucked just in front of Whale Hill providing more privacy than found in most resorts. The location is ideal for those who enjoy a peaceful, relaxing ocean setting yet has the exclusive opportunity of being right in the heart of Puerto Penasco. We offer a favorite getaway for those living up north who want a break from the cold wind, ice and snow - and best of all its just a short day's drive from Phoenix, Yuma, Las Vegas. Mexico requires its own car insurance, which is affordable, or take a bus down and rent a bike or four wheeler or use a local taxi service. FREE WIFI is also available at most restaurants which are near by, its just you, the beach, and the peaceful sea. We fell in love with this ocean front condo and purchased it as our winter get away. The condo has been in excellent care from its previous owners who continue to own the one next door. We're retired and love living in the Pacific Northwest but like to have a warm place to spend a few cold winter weeks when fishing slows and snow flies! We are family people, originally from Hawaii who love exploring new cultures and sharing our findings with others. We've lived in Hawaii, still have family there, and understand the need to find familiar supports while respecting the unique needs of others. Keeping an open mind to allow new ideas is a must as it has permitted us to widen our view not only of the world but sample so many wonderful cultures in exchange. We realize we have an exceptional condo and hope exceptional individuals searching for that 'right place' will agree, as we have, we've discovered a wonderful place to vacation, good people, and an incredible home away from home. One of the few places where you can bring your boat, ATV's as we have ample parking with some of the best security around - newly strategically placed cameras protect our complex. We offer much of what's needed to relax and be at home with a private Mexican flair, to spend the day exploring and know a welcome tastefully decorated room awaits your return. It is semi-secluded - in fact, there will be times when you may be the only resident with only another condo owner on site in the adjacent building or in the condo above. The security is fantastic - they make their rounds and check all vehicles entering the complex. The ocean is right outside your large sliding door - the tide changes twice a day revealing numerous tide pools where hermit crabs and various sea life live. Fishermen can often be seen close-by casting a line during tide changes. A much longer sandy beach El Mirador is to your left where you can launch your Kayak and do some surf fishing, or simply sit outside on the patio and enjoy the million dollar view which makes Puerto Penasco such a special place to live and visit. Best of all you can drive here and the weather is sunny and warm practically all year round. If you love fresh seafood this is the place - Colossal Shrimp, Jumbo Scallops, Grouper, Flounder all freshly caught and just around the corner from Placio Del Mar - or eat a meal at one of the numerous restaurants and take advantage of one of their delicious daily specials - Dukes has a fantastic deluxe hamburger for $2.50 on Monday's, Liver and Onions at the nearby VFW on Wednesday's for $5 --- or meet friendly four star chiefs who mingle with their guests - and don't be surprised if you recognize them from Food Networks famous show 'Iron Chief'!

What makes this condo unique

Ample 24/7 secured parking, with security cameras. I will provide excellent suggestions on where to eat, what to see, banking, shopping, horseback riding, ATV tours taking your clam digging, sea shell finding - the little and big things which makes your stay extraordinary - unlike the majority of resorts in Rocky Point we're in the heart of town yet tucked in an secluded area. This is a true walk right out the large patio door on to the beach condo. No stairs to climb, no elevator to wait for. It's very secluded which makes it an ideal place to heal, to rest and recharge the batteries needed in life. Open the patio door and take your dog for a walk! Have Roxy cook up a delicious meal, she's fluent in English/Spanish. Rains rare, cold weather even less - the walk down the long hall takes you to an incredible mouth dropping view of the ocean - surf can reach mild heights which fills the rooms with its calming sound as it slaps the shoreline. We enjoy sitting outside on our patio watching the shrimp boats come and go during the day to unload their catch, and in the evening they can be spotted in the distant horizon as they use their powerful night lights to attract shimp and lower their nets to catch this bountiful export. Shrimping has made Puerto Penasco Mexico's shrimp capitol. We fell in love with this condo after seeking out a place offering true beach views, privacy and easy access, we also wanted a place with true on the beach views, where we could prepare our own meals and nest in when the need arose - an excellent place for relaxing and spiritual healing minus all the pressures of resort life and yet more affordable than a resort! We hope to continue providing the care and services previously offered making your visit exceptional and look forward to your stay. And for those who need to stay connected we now have WIFI - NO local channels on TV reach our area such as - ABC, CBS, NBC, FOX or PBS - instead we have CNN, MSNBC, and hundreds of Direct TV station

If you need anything please contact us at 541 426 0171 or scar8borough@eoni.com - we have central A/C and a natural sea breeze our condo is specifically designed to utilize by latching the front door open and the screened patio door. Mexico law requires all water supplied to homes be turned off when unit/home not occupied even for a few days - check with security if water is off upon arrival they will turn it back on. We cannot be held responsible for rare electric outages due to weather and other natural events beyond our control. Such occurrences seldom occur but happen in Mexico just as they do in the USA. If service is interrupted, please seek assistance from security on duty as they should have the answer. Our condo is a great place to relax yet close enough to plug into all Puerto Penasco has to offer, store your fresh shrimp/scallops/fish in the refrigerator or wrap and freeze them for that trip home. Rent Kayaks at CEDO and go on guided tours!

Beautiful but disappointed

First if all I'd like to say that no matter where you stay in Rocky Point, if you have ocean front view, it is quite beautiful. With that being said, I was disappointed that we had to drive out to access beach area where we could actually swim without being cut by sharp ocean rocks. The condo itself smelled muggy and the refrigerator very fishy as if it had not been cleaned properly. The bathroom toilet in the hallway leaked from the bottom all the time we were there and several lights and fans did not work. Thank goodness the A/C did work. We didn't even use the swimming pool there because the water was murky and green. This place desperately needs to invest in another pool. There were like 50 people in one little swimming pool and small children jumping on top of each other...we would never stay here again! Other than that, as always had a great time eating at some great Rocky Point restaurants, enjoying the beach, good company, and great brews!!!!!

Owner's Response: We have "always' described our condo as being on a rocky shore line with extensive Mirador Beach to our left facing the sea. This is explained right under the main photo of our condo. We realize people tend to not read our descriptions and we do our best to describe our location in various places. We've recently replaced all the ceiling fans which 'had been' described as being suspect to not functioning correctly due to the complex's close proximity to the ocean's salt air. Fish is a main diet staple in Mexico, tourist love the fresh flavor and we expect and encourage guest to indulge; this is a nice benefit of having a fully equipped kitchen. Seafood leaves a scent, it can overtake a fridge a room and it is a regular fact of life in Puerto Penasco famous for its delicious shrimp and fresh caught fish. I asked our housekeeper to take a picture of our pool immediately and it was nothing like you described, it was instead blue, clean and open - reviews received by our neighbors during this same time period confirm this as well. The toilet sits, as pictures show, on large tiles. We have been told due to structure settling the toilet is now on a very slight uneven foundation permitting the toilet to rock just enough to damage the O ring. Any plumber will tell you this is a common problem in Puerto Pensco or anywhere a home is built on sand. Roxy and her husband explained this and upon your departure removed the toilet and replaced the O ring. They sent us picture to confirm this. The next vacation option I suggest being used is to book with a resort in Puerto Penasco and not a home owner as reviews such as this should be given to assist in needed repairs, not to hurt a home owners ability to rent. My excellent reviews stand for them self, including those regarding our pool and the recent pictures Roxy sent us to prove the pool is exactly as shown in our pictures. Charline

Owner's Response: Thank you, we depend upon the feedback of those staying in our condo. I would sincerely appreciate more feedback regarding improvements. Some are beyond our control such as areas shared like the hot tub which is no longer heated due to high cost of electricity, a few are just attributed to age and our location so close to the ocean. We have been told circuits are highly susceptible to salt air requiring constant care. Our beautiful overhead fans are extremely difficult to maintain in a working order which is why we depend so much on the A/C. While other aspects are considered a local problem which is slowly being addressed - the lack of water, the improvements of roads and the shifting weather patterns. and of course the fact this is Mexico and not the USA, some things are actually better here than in the USA!

We are just a 3 1/2 hour drive from Phoenix and Tucson right on the sea of Cortez! Excellent roving 24/7 security with security cameras protecting complex. Once the final payment is provided we will supply the door code. Our condo is located just off Benito Juarez which is the main street entering Puerto Penasco - it is highway 8 as you leave Lukeville. On Benito Juarez you will come to your first red light near Sam's Club, you will pass through a total of seven in all - the last will be at the "T" intersection of Freemont and Benito Juarez - a large green sign on a pedestrian overpass will say "Las Conchas" this will mark the last red light, a park will be on your left, a large white building 'Municipal Court' will also be across Freemont and on your left - this will mark the beginning of Campeche street which will be on your left as Benito Juarez begins to turn towards the right leading into "Old Port" - take Campeche which goes up a slight hill known as Whale Hill, you will see the ocean in front of you, across an open field - Manny's restaurant will be on your left, our condo will be on your right - turn right on this road you will see a tall large yellow/orange building which is next to ours, ours is the 3 story white on in the middle - these buildings are behind a hollow tile wall "Palicio Del Mar"- a yellow security guard shack marks our entrance - we are on Malacon Kino. Baja Cantina is across the street from our condos. We will provide the door code upon final payment a well as inform the security. Extinct Volcano just outside of town on Highway 8 is a must see, Visit the Tequila Factory and learn the 6 stage process of making Tequila, one of Mexico's world famous prized exports - located on Blvd. Benito Juarez & Calle 12 and taste some of Mexico's finest Tequila before purchasing a bottle. Santiago Ocean Service offers sunset dinner cruises, parasailing, snorkeling, Eco Bird Isle tours, fishing. 18 Hole par 72 Championship Golf course at The Links at Las Palomas, Sandy Beach - $45, gold cart rental available. Ultra Light Flying Adventures - $40.00 for 15 minutes over any part of town, CET- MAR Aquarium - self directed tour of working marine life study conducted by Mexico's Marine Biologist - M-F 10.AM - 2:30 PM Sat- Sun - 10 AM - 5 PM adults $3 - child $1 - CET -MAR is located on Freemont going towards Las Conchas - turn left on Camino a Las Conchas after PEMEX gas station on the left,( you will pass a PEMEX on your right on the corner of Freemont and Siniloa the one you need will be the second one and will be on your left - CET-MAR it is on the bend as road nears the beach.

Please, use the same Internet Provider to make your first and second payments - VRBO's computer will NOT accept a second payment from a different IP as it identifies the first contact used, e.g. Smart phone, Lap Top, P.C. as your home address. This is to avoid booking two guests with the same names on the same dates. A deposit is required immediately to hold your reservation. Due to our popularity we can not save a reservation without a confirmation. NO TAXES IN MEXICO!!!! NO HIDDEN FEES!!!! Check in is 3 PM - check out is 11 AM. Unless permission is given in writing (email) only six guests are allowed to be in the condo over night - security will ask that additional guest vacate the building due to violation of our agreement. This is for your safety as well as respect to the other home owner's residing in Palicio Del Mar who are aware of this rule and graciously allow us to rent out or condo. Violators will be asked to leave and will forfeit their deposit and rent in full. Our condo building consists of three floors. Our unit is on the first floor in the middle and is marked unit '108' which is on the large wooden door. We do not offer Internet service as the previous owners provided. This service was split between unit 107 & 108 and paid for by the individuals who once owned both units. It was agreed due to privacy issues to discontinue this service until a new private line was installed which will be costly. There is a long waiting list for this service as well. To keep our fees low we have decided to postpone this addition, to those who have rented before and expect Internet we apologize for the inconvenience, we suggest using one of the numerous free WIFI connections which are offered in numerous establishments throughout Puerto Penasco and to remember, as we often do ourselves, this is our wonderful vacation and a good time to get away from it all.

  • 50% refund if canceled at least 14 days before arrival date.
  • 100% refund if canceled at least 30 days before arrival date.
