The house (200 m2 or 2 152 sq ft) is set on a piece of property measuring 1,2 hectares (3 acres) combining grass lawns, flowerbeds and natural wooded areas and there is a separate, furnished pool area with a large wooden deck overlooking the Dentelles ridge.
- The setting features unobstructed 180° views of neighboring villages, Mont Ventoux and the Dentelles de Montmirail ridge. Quiet, the property is at the end of a country lane and is surrounded by farmland.

- Location: The small village of Loriol with bakery, small supermarket and a tennis court are a 5-minute drive. The house is perfectly situated to visit Avignon (25 min drive), St Rémy de Provence (45 min), Vaison la Romaine (40 min), Gordes (50 min) and Isle sur la Sorgue (25 min), or to access the vineyards of Gigondas (20 min) and Chateauneuf du Pape (25 min).
- Excellent scenic running, walking and biking possibilities just beyond the gate. There is an equestrian center in the neighborhood.
- The house layout: the open-plan main floor includes a living room with a large bay window with view of the Dentelles de Montmirail ridge. A well-equipped open kitchen (2 dishwashers, 2 ovens, microwave, 2 sinks, induction stovetop) adjoins an indoor dining area (seats 12-14) and the furnished outdoor dining area with gas grill. Giant sliding pocket windows join the indoor and outdoor zones.
- The upper floor is comprised of a master bedroom suite (160 x 200 cm bed / oversized queen bed) with large shower and a separate WC. This bedroom has a panaromic view of the ridge and countryside.
- The lower floor is comprised of three bedrooms: one guest suite (160x200 cm bed/ oversized queen bed) with bathroom (shower and toilet); one bedroom with 2 twin beds (option to convert single beds to king bed available) and bathtub/shower and separate toilet, all in the hallway; one large room with 4 twin beds (option to convert 2 single beds to king bed available) with bathroom with shower and toilet. All bedrooms open to the outdoors. There is a laundry room (washing machine and dryer), a pantry with a second refrigerator and a utility room for bikes and tools.
- The house is surrounded by exterior wooden and cement walkways with lighting.
- The pool (14 x 4 meters; 46 x 13 feet) uses a pleasant salt chlorination system and is a natural color to blend into the setting. A large wooden deck with furnishings runs the length of the pool and looks across a lawn onto the Dentelles de Montmirail ridge. There is an electric security cover for the pool.
- The house is equipped with bicycles, WiFi, television, ping pong table, Weber gas grill, pétanque set, outdoor furniture, children's games.
- There is parking for 4-5 cars.
- The house is not suitable for young children. Architectural details such as mezzanine balconies have guard rails but would be dangerous for young children. The pool has an electric cover that meets French security regulations but the pool area is not enclosed.
