This lovely 3 BR Holiday House is located in a peaceful seaside position a short distance from Rye Ocean Beach, St Andrews Beach Golf Club and Gunnamatta Ocean Beach. Enjoy the coastal harmony from the balcony with a stunning sunset, beside the cozy fireplace, or in the outdoor entertaining spaces.

Please be aware that the Mornington shire has strict guidelines that effect holiday rentals. These include restricting who can stay and the behaviour and activities of guests while occupying holiday rentals. We reserve the right to cancel any bookings that we feel don't comply.

The Space:

A spacious and well priced property in a desirable destination perfectly suited for families or groups to experience a great seaside escape. Enjoy the sunset around the outdoor fire-pit in the rear yard surrounded by native trees. Sip your morning coffee while the sun rises over the first floor balcony which connects through to large glass windows and door to the open plan living space. The fireplace beside the comfy couches that face the treelined horizon creates an ambiance of relaxation and comfort.

Beside the lounge area is dining for 6 people as well as another lounge space opposite the kitchen breakfast bench so everyone can get together while meals are prepared. The kitchen is fully equipped and has access to the rear deck with outdoor furniture and BBQ.

Adjacent to the living space is the master bedroom with Queen bed, which has access to the main bathroom with shower, vanity and separate toilet. Situated next to the bathroom is the laundry with washing machine and access to outdoor steps leading to the rear yard. At the other end of the first floor is the second bedroom with a Tri Bunk - double with single over and delightful views of the native seaside greenery.

Entry into the property is through the ground floor where there is a rumpus room with loads of comfy seating and games. Right next to the rumpus room is a bunk room with Tri bunk–double with single over.

Also supplied is a baby bath and high chair.

Free wifi access is available for guests.

Plenty of parking at the property, a car is recommended to get around the local area with St. Andrews Beach a 2 minute drive down Sandy Rd, and 2 minutes in the opposite direction is the entrance to St. Andrews Beach Golf Course.

Master Suite: First floor, Queen bed with access to main bathroom.

Second Bedroom: First floor, Tri-Bunk with views of the rear garden.

Third Bedroom: Ground floor, Tri-Bunk, next to rumpus room.

Main Bathroom with shower, hand basin and seperate toilet.

No Schoolies or Party style bookings.
If you book and disregard the above then we reserve the right to cancel the booking, or ask you to vacate the premises immediately, with full loss of your payment.
