I reviewed the listing and couldn’t find a mention of a third-floor balcony, but I’d be happy to clarify any areas that may have caused confusion. Tortuga Bay is a favorite among boaters, though during peak times, parking can be limited. We do offer additional parking at our main office when needed. Regarding the water depth, conditions can vary due to tides and weather, which can impact boating accessibility.
