July 2019 Villa Olivia,
This was our first visit to Croatia and our first use of HomeAway. We were a family of 4, parents plus two early 20’s children. The villa was perfect for us.
There were 3 big bedrooms, all en-suite, all the furnishings are high end, including leather sofa’s, big comfy beds, fluffy towels (including pool towels), lovely cotton sheets..... a perfect home from home.
Facilities and appliances were again all high spec, including an easy to use washing machine and vacuum. All rooms have air con as well, which is better than we’re used to (with Villa Plus).
Personal touches included a chilled bottle of local wine in the fridge on arrival - lovely.
For the children and keeping in touch, the wi-fi was perfect.
We did have a couple of very minor issues/questions that were answered and dealt with extremely quickly; effectively and professionally by both James and Caroline.
Location? The views are incredible, and we were treated to a mix of sunshine during the day and occasional very spectacular, thunder and lightening storms in the evening. There is a local bakery and small shop only a few minutes drive away, and for the big shop Pula supermarkets are about 20 minutes away.
The Villa is central for visiting all the tourist attractions in the area, most being about 20 minutes easy drive away except Pula which takes about 1hr.
We particularly liked Novigrad, Motovun and Groznjan, plus Toni’s restaurant only a few minutes drive away in Kastelir. The entries in the visitors book also gave useful tips and ideas of places.
The Villa overlooks olive groves and vineyards which are pleasant to explore, plus there is a variety of wildlife to spot - we even saw a deer! The edge of the pool terrace is adorned with lavender which attracts many types and colours of butterfly and bees, but nothing intrusive whilst sun bathing or swimming.
We loved the Villa and the area and highly recommend it.

Relaxing and Fun
Had a lovely stay at Villa Olivia. The weather was gray. It was peaceful and relaxing. The villa is very well equipped. Great vineyards on your door step for wine tasting

An amazing stay despite an incredible run of bad luck
This is a 5 star property - beautiful setting, well appointed, and a great pool area. However we had the misfortune of the boiler breaking on our second day and a part was needed from Germany which meant we were without hot water for the majority of the holiday. Further adding to the bad luck the pool filter also broke! The owner and agent were excellent in responding to our plight and we were offered suitable compensation. So in summary, amazing house in an amazing region (Istria is beautiful) but unfortunately due to our misfortune I can only give 4 stars.
Yes, it was for us too as owners a great disappointment that our guests experienced two incidents in one holiday.
Unfortunately, the weekend also delayed the delivery of the replacement circuit board of the Viessmann boiler. The pool shower has hot water and this provide a partial interim solution.
Secondly, although we had a major refit of the pool engine room equipment three years ago, including the Salt electrolysis cell, this also failed during the same stay. The pool is maintained weekly by Aquatech, a highly regarded pool design, supply and maintenance company, who clean the pool and take water samples to ensure quality of the pool water. For years this has been on going without incident.
The villa is maintained to a high standard and as our guest reported we respond to any issues, in the unlikely event that they arise, as quickly as possible.
Lovely house in a very rural location down a rutted unmade road. South facing pool and garden to enjoy the afternoon and evening sun.
As has been said before the owner is incredibly helpful and sends a mass of information about local places to visit and recommends restaurants and vineyards. The property is very well furnished certainly not your standard rental fare. There is a washing machine in a cupboard under the stairs and a huge open fire, a stack of logs were provided and we had a lovely fire each evening as it was a mite chilly by the end of October.
The agent who looks after the house does not materialise at all but is at the end of the phone if there are any queries. A substantial welcome pack was provided, which included a very palatable bottle of wine and some beer.
Something to bear in mind, if travelling later in the year the weather is really not conducive to swimming. The pool is heated but a combination of being so far north, the cooler weather and the pool not having a cover rather negates the heating which is a shame, but the generator can only work so hard. There is masses to do and see so I would suggest forgoing the pool from end of October until the Spring. I queried this with the owner on our return and 50% of the heating charge was refunded, I had not requested this and it was totally unexpected.

The track to the villa is skimmed several times a year by the municipality and this keeps the track usable to cars which access the villas.
I am glad you found all the information useful and the Welcome Pack enjoyable. I have sometimes arrived very late at the villa and there is enough in the pack to have a meal and breakfast the next day or if earlier just grab a beer and chill out by the pool!
Caroline, the Property Manager, appears to have missed you on her routine visit to the villa.
We do not provide a meet and greet service at the villa as the access codes are provided to guests prior to arrival and this gives them complete flexibility as to when they can arrive after 16:00 hours.
I am pleased that Caroline was able to assist you through her telephone support and that she offered to accompany and support you on a non-villa related issue.
The pool heat pump works well, but obviously, as you pointed out ambient conditions can be too cool by the end of October at night, which can then negate its efficiency and effectiveness.
We spent a wonderful week at Villa Olivia. It is a spacious and well equipped villa with a beautiful pool and outside eating area - one of the nicest we have seen. The views over the surrounding countryside to the Adriatic are truly memorable. James gave us many excellent suggestions of places to eat and visit. The villa is perfectly located in this lovely part of Croatia to visit all the major sights of the region.

Bajkini: 1 km to fine wine producers - Marijan Arman, Franc Arman, Marino Rossi, Wolfgang & Waltrud Ernst
Vizinada: 2km grocery shops, family restaurants close by.
Motovun: Beautiful medieval hill top town in the Mirna Valley with fine restaurants.
Porec: 17km with boutiques, restaurants and water front promenade. Famous UNESCO world heritage site Eupharasius Basilica a 6th Century Christian mosaic in the centre of the town.
Novigrad: 17km with marina and some very good fish restaurants
Pula: 60km with one of the best preserved amphitheatres from 200AD.
The Istrian coastline is rocky and there are no sandy beaches but there are many opportunities to sunbath and swim in the clear Adriatic Sea. Good places to swim are: Zelena Laguna, which is south of Porec, about 30 mins by car from the villa, and there is also a water ski cable pull circuit there and modest priced restaurants on the coastal edge. More rural beaches can be found at Dajla north of Novigrad about 25 mins by car.

Golf: In August 2009, the World Class KEMPINSKI GOLF ADRIATIC Championship 18-hole Golf Course was opened. In a spectacular location only a few steps from the Adriatic Sea the facilities boast:

The location of the villa is stunning. It is on the south side of the Mirna Valley in an elevated position facing West towards the Adriatic Sea, which can be seen in the distance over rolling hills. The villa was built buy a German developer using local craftsman to a very high standard and was going to be used as their family home, but fortunately they sold it to us. When we visited the plot for the first time one of the builder told us that he thought the location of the villa, which was built in place of a ruined farm house was a special place, we could only agree completely. We looked at many other villas and nothing came close in terms of build quality, location and design. The interior furnishings of the villa has been specified to provide a hand in glove holiday home experience. From the comfortable beds, the high spec Egyptian cotton sheets and towels imported from the UK, a well equipped kitchen, satellite TV, Wi-Fi so you can FaceTime friends and family at home, and a Bose Sounddock III to plug you iPhone or iPod into play your own music for water aerobics in the pool!
What makes this Villa unique
The location was the first thing that attracted us. Rural, surrounded by vineyards and yet not far from grocery stores and the main tourist attractions. The design of the villa is very light and airy with little features such as the little alcoves used traditionally, as a safe place for candles to give light, the arrangement of the interior arches from one room to another framing the open fire place at one end and French doors at another. The slight off-set of the stairs into the lounge suggesting you head straight out to the pool. The stone work is a work of art. Lie in the master bedroom double bed and look at the stone work to the left hand-side – how did that stone mason balance all those small and big stones in such a pleasing yet linear pattern? As the villa is elevated at around 275m above sea level there is always a slight breeze, which can be lacking in other villas in lower locations. Do not be surprised if all you want to do is just hang around the pool during the day drinking in the scenery and heal your soul from the ardours of modern life. There are great family restaurants just a short drive away and more formal establishment in the main tourist resorts along the coast.
