Koiwa is a little out of the way location but it worked for us because we were visiting friends in the area. There’s not much in that area. This place is in a purely residential area with no close by convenience stores as the only downer. For our family, it was perfect. More space for the kids, a larger fridge with freezer, microwave, washer/dryer was especially nice, and A/C. It’s a short walk to the train station, maybe 8 minutes. Taxi 500 Yen from the train station. It definitely met our expectations! I would stay there again if we needed to be in the Koiwa area which is still quite close to major stations like Shinagawa and Tokyo.
Cute house within walking distance of bus stops and train stations. Convenience stores, laundromat and restaurants all close by. While there is a washing machine, there is no dryer. You need to hang up clothes to air dry or, in our case, go across the street to laundromat and for 100 yen use the dryer. There was no hot water in the kitchen so we just used the tea kettle to boil water and wash. Beds super comfortable. Wonderful to have 2 toilets that were heated bidets. 2 shower rooms back to back but private. There were a lot of towels and house was well stocked with TP, tissues, etc. I gave 4 stars for the check in process and communication with property manager because no fault to him but VRBO did not sync well with Rakuten, a Japanese listing company who has paired with VRBO. Apparently, property manager was communicating through Rakuten and us through VRBO and we couldn't access each other's emails. We ended up having to share our personal phone numbers and email addresses to communicate with each other. For this reason, I couldn't give 5 stars across the board. Homeowner did not speak English but he did have an adequate translator. Edogawa is convenient to the other wards in Tokyo and we would come back for another stay.
We met the host at check in and he kindly showed us the trickier things around the house like the water heater, fancy thermostat, and gas stove. He let us know he was about 15 minutes away if we needed anything. That was a nice reassurance. The stairs are small and no handrail but there are non slip bars on each step for a bit of safety. The balcony was set up nicely and we enjoyed our morning coffee out there. The decor was a nice addition. There's a working washer, no dryer. The location needed two JR trains to get most places (Akihabara was just one). We were on the go all day during this part of our trip. The green house was a comfortable place to recharge and shower for the next long day. And host was nice and responsive. So that's always a huge plus.
