The house is situated on a private 3 acre waterfront lot with beautiful water views and suitable for 8 people. There is also a big enclosed outdoor shower stall under the sundeck for rinsing off the sand after beach activities. The kitchen has an extra microwave oven located over the wall oven. Dogs are considered for an extra fee of $50 a night for each dog. Because of the lingering COVID and flu, all renters are required to bring their own bedsheets and towels or can have a linen company supply them or possibly pay an extra rental fee to supply them. Blankets and extra pillows are provided in every bedroom.
We now have a flexible rental time of a 4 night minimum for July and August 30th. There is3 night minimum in June and also in September to mid October.
Guests can enjoy a memorable vacation with central air, a big open concept living room, kitchen and dining area with a table that seats eight and a huge kitchen island that seats five more people - all with beautiful waterfront views.
An extra bonus room off the kitchen is a combination big pantry/laundry/office area with a desk and chair for working in a private room. There is an extra microwave oven over the wall oven and the rubbish is picked up in the garage barrels after you leave.
Situated on Follins Pond (the end of the 6 mile long Bass River) and centrally located near all beaches on both the south or north side of the cape, guests can enjoy an afternoon of relaxation on the huge waterfront sundeck (14x24) with an umbrella table, chairs and a gas grill for cooking. Everyone can enjoy sports and ball games in the big back yard. There is a two car garage where your bikes and excess luggage can be stored.
The master bedroom upstairs #1 has a king-sized bed, TV, walk in closet and attached bathroom with step in shower. The upstairs bedroom #2 is furnished with a queen bed, walk in closet and a full tub/shower bath. The remaining upstairs bedroom #3 has two twin-sized beds - all bedrooms with beautiful water views. Bedroom #4 is on the first floor has a queen bed, TV and access to a full tub/shower bathroom off the bedroom and is suitable for anyone who find stairs hard to navigate or grandparents who would like privacy.

The house is within a 15 minute walk (a 5 minute car ride) to a wonderful mini strip mall on Rte 6A with an excellent food/deli/fish market (Petersons) along with a drug store, ATM and clothes cleaners. Oliver’s restaurant is 2 minutes up the street from Petersons. Our house is a 10 minute ride away from most of the many beautiful beaches on the Cape. In addition, there are many walking trails within the Flax Pond Conservation area that is only a 10 minute walk from the house and it also has a shallow beach/swimming area (great for small children) open to the public.
Some of the south side beaches are: Bass River Smugglers Beach (our favorite) is on South Shore Drive, So. Yarmouth. It has nice river views with boating activity, a fishing pier, snack bar, rest rooms and a beach swimming area. Other beaches up the same street are Parker's River Beach; Sea View Beach; South Middle Beach. The other favorite south side beaches also include the long West Dennis beach.
Some of the north side beaches are Gray’s Beach off Rte 6A and Center Street (closest to us) with a beautiful long Boardwalk to view the marshland and vista at night. Mayflower beach is one the best beaches on the cape but hard to get into.
Nearby big grocery stores: Petersen down the street on Rte 6A, 5 minutes away; Stop & Shop, 474 Station Ave, South Yarmouth; Shaw’s,1108 Rt. 28, South Yarmouth and Patriot Square, Rte 134, in South Dennis (5 miles away) with a Stop n Shop, Marshall’s and Dollar Store. Hyannis, 6 miles away, has a the biggest shopping area and a mall along with the Kennedy Museum and daily boats for day trips to Martha’s Vineyard or Nantucket.

My husband Frank Thomas. and I are originally from Newton where we met, got married and then moved to New Hampshire where his work took us for 34 years. We retired and moved into our Yarmouth house for the summers. We also bought a house in Naples Florida where we now spend our winters to avoid the cold weather. Four years ago, after much traveling from Yarmouth to Vineyard Haven on Martha's Vineyard to visit our grandchildren, we decided to built a house there to spend more time with them. As a result, we now rent our Yarmouth house so other people can enjoy the beautiful Cape Cod area while we are away.
What makes this property unique
Upon arriving, nothing beats the beautiful water views of Follins Pond's (the end of Bass River) and the natural ever changing tides on the water. Using our two kayaks is always an added treat on vacation. The small beach area at low tide is great for clamming, fishing and walking along the shore line. The house is situated on a three acre lot facing the water in a peaceful quiet neighborhood abutting the river. While relaxing on the sundeck, you can see people water skiing, kayakers paddling by and boats moored out in the middle of the pond enjoying all kinds of water sports. The big sundeck provides a nice relaxing place to rest and experience a relaxing time on vacation.
