The house is situated on a private 3 acre waterfront lot with beautiful water views and suitable for 8 people. There is also a big enclosed outdoor shower stall under the sundeck for rinsing off the sand after beach activities. The kitchen has an extra microwave oven located over the wall oven. Dogs are considered for an extra fee of $50 a night for each dog. Because of the lingering COVID and flu, all renters are required to bring their own bedsheets and towels or can have a linen company supply them or possibly pay an extra rental fee to supply them. Blankets and extra pillows are provided in every bedroom.
We now have a flexible rental time of a 4 night minimum for July and August 30th. There is3 night minimum in June and also in September to mid October.
Guests can enjoy a memorable vacation with central air, a big open concept living room, kitchen and dining area with a table that seats eight and a huge kitchen island that seats five more people - all with beautiful waterfront views.
An extra bonus room off the kitchen is a combination big pantry/laundry/office area with a desk and chair for working in a private room. There is an extra microwave oven over the wall oven and the rubbish is picked up in the garage barrels after you leave.
Situated on Follins Pond (the end of the 6 mile long Bass River) and centrally located near all beaches on both the south or north side of the cape, guests can enjoy an afternoon of relaxation on the huge waterfront sundeck (14x24) with an umbrella table, chairs and a gas grill for cooking. Everyone can enjoy sports and ball games in the big back yard. There is a two car garage where your bikes and excess luggage can be stored.
The master bedroom upstairs #1 has a king-sized bed, TV, walk in closet and attached bathroom with step in shower. The upstairs bedroom #2 is furnished with a queen bed, walk in closet and a full tub/shower bath. The remaining upstairs bedroom #3 has two twin-sized beds - all bedrooms with beautiful water views. Bedroom #4 is on the first floor has a queen bed, TV and access to a full tub/shower bathroom off the bedroom and is suitable for anyone who find stairs hard to navigate or grandparents who would like privacy.

The house is within a 15 minute walk (a 5 minute car ride) to a wonderful mini strip mall on Rte 6A with an excellent food/deli/fish market (Petersons) along with a drug store, ATM and clothes cleaners. Oliver’s restaurant is 2 minutes up the street from Petersons. Our house is a 10 minute ride away from most of the many beautiful beaches on the Cape. In addition, there are many walking trails within the Flax Pond Conservation area that is only a 10 minute walk from the house and it also has a shallow beach/swimming area (great for small children) open to the public.
Some of the south side beaches are: Bass River Smugglers Beach (our favorite) is on South Shore Drive, So. Yarmouth. It has nice river views with boating activity, a fishing pier, snack bar, rest rooms and a beach swimming area. Other beaches up the same street are Parker's River Beach; Sea View Beach; South Middle Beach. The other favorite south side beaches also include the long West Dennis beach.
Some of the north side beaches are Gray’s Beach off Rte 6A and Center Street (closest to us) with a beautiful long Boardwalk to view the marshland and vista at night. Mayflower beach is one the best beaches on the cape but hard to get into.
Nearby big grocery stores: Petersen down the street on Rte 6A, 5 minutes away; Stop & Shop, 474 Station Ave, South Yarmouth; Shaw’s,1108 Rt. 28, South Yarmouth and Patriot Square, Rte 134, in South Dennis (5 miles away) with a Stop n Shop, Marshall’s and Dollar Store. Hyannis, 6 miles away, has a the biggest shopping area and a mall along with the Kennedy Museum and daily boats for day trips to Martha’s Vineyard or Nantucket.

This house is great for a large family because there are 4 showers (including the outside one), the dining table seats 8, and there is plenty of seating in the living room and on the deck. The view of Follins Pond is beautiful and serene. Very quiet neighborhood. We appreciated the beach chairs, large beach cooler, and access to kayaks.
Perfect for family vacation, especially when it rain!
The home had everything you could need--from the kitchen, to entertainment, to view and a spacious deck, to comfortable beds. We had a lot of rainy days and it was easy to keep kids entertained. We had 8 people in total at the house and family from another house. We easily fed 13 people meals. You will not be disappointed.
Great house and location for the week - time on the deck and kayaking we’re family favorites !
We have 2 couples -one with 2 smaller kids and a grandma. Great space to be in with that size group. We like the first floor bedroom for privacy and giving everyone extra space. The deck was a favorite spot for meals and relaxing. Went to Bass River beach and West Dennis beach. Location was great to beaches and stores but very quiet in evenings for sleeping. Hosts were helpful and provided great info and no issues came up during our stay. The kayaks were a big hit with my family.

We stayed for 2 weeks at this wonderful location with adult children and a grandson coming and going as schedules permitted. The location is great for being on the water and convenience to grocery stores, restaurants and a fresh water pond nearby. Everything we needed was less than 10/15 mins away - food, beaches and access to the Rail Trail. Having kayaks to play in onsite and a huge backyard to relax in were icing on the cake!
My extended family (children and grandchildren) spent a fantastic week at this wonderful location. Besides the water in front of us, we were close to Flax Pond for a fresh water swim and great fishing, as well as Mayflower Beach. Be sure to go to the beach for a sunset at low tide. Our hosts were easy to communicate with and made everything very easy. I would definitely recommend this house to others!
This is a lovely, very clean home with four roomy bedrooms, a large open kitchen and living area overlooking the beautiful salt water lake (huge windows all along the back of the house, plus a large deck with gas grill.)
The lake water was very warm in mid August. The little sandy private beach disappears in high tide, but that was not a problem for us at all because we also kayaked and brought our stand up paddle boards. The lake is relatively shallow off this little private beach, with minnows, crabs, and clams if you look for them.
Visit mayflower beach on the north shore after 5pm to avoid both the crowds and the $30 parking fee, the bathrooms stays open until 7:30pm and the sunsets are amazing. This is a very long soft sandy beach that is mostly one long sand bar (very shallow).
Also nearby is gray’s BeAch (more like a nature reserve) is worth visiting To spend 30 minutes to do the nature boardwalk at the very least (bring your camera), free parking, you can also swim there, small beach.
We truly enjoyed our stay at this house! The owners were very accessible and responsive to questions. The house is clean and well maintained. Minutes from the local beaches, the house is situated on a beautiful piece of property with views of the lake from the living areas and most bedrooms. The kitchen was well stocked with plates, utensils, etc. The large deck was great for eating outside and grilling with the gas grill. Kayaks, paddles and life vests are all there to use. Multiple bedrooms, bathrooms, showers made it very comfortable and convient for all. It felt like being at home, I highly recommend this property!

The house was beautiful inside and out!
My family stayed in this home August 2017 and couldn't have asked for more! Every year we vacation to the cape to see our family who lives in Boston / Cape Cod area. Jane was very accommodating and kept in contact with me a lot prior to our arrival. Our family was very impressed with he house as we enjoyed barbecuing, the fire pit and the beach and kyacks. Thank you! We will definitely be booking again next summer !

Great pond view house
House is really nice-- great location and very comfortable, very spacious. Great water views with beautiful deck. House is really large with 4 bedrooms and 3 full bathrooms. Would highly recommend staying.

Wonderful property! Great Vacation
This property is actually as described. You can see the pride of ownership with all of the lovely touches throughout the home. Jane is great to work with and offers lots of helpful suggestions. The house is centrally located close to beaches and trails. The yard and views are great and there are lots of extras that they allow you to use. The pond is good for kayaking , not too busy..... Looking forward to going back!

Cutest House Ever!
Great House to gather with the family on the Cape! Beautiful open Great Room with water views and a nice sunny deck for lunching and lounging. My parents stayed in the first floor suite which was easily accessible for seniors. Upstairs there are two Master Suites with water views and a smaller room with two twins also with water views. Great back yard with a fire pit and seating which the family loved at nights! Private path down to the water for kayaking and shore discovery. The house is close to picturesque Route 6A or Old Kings Highway which is always a fun drive and great exploring. Fried Clams at Captain Frosty's not to miss.

Beautiful Setting, Wonderful House!
My family fully enjoyed our vacation on Follins Pond last summer. The pictures accurately represents this spacious house that overlooks the water. The open floor plan was great as we could prepare meals and watch our children play in the living room. We spent most of our time on the deck enjoying the beautiful weather and views. Our children enjoyed walking down to the water to use the kayaks or to go fishing & crabbing. This house is private and extremely quiet. It is located close to a number of good restaurants (try Captain Frosty's), beaches and shopping. Frank and Jane were a pleasure to work with and I would highly recommend this vacation rental.

My husband Frank Thomas. and I are originally from Newton where we met, got married and then moved to New Hampshire where his work took us for 34 years. We retired and moved into our Yarmouth house for the summers. We also bought a house in Naples Florida where we now spend our winters to avoid the cold weather. Four years ago, after much traveling from Yarmouth to Vineyard Haven on Martha's Vineyard to visit our grandchildren, we decided to built a house there to spend more time with them. As a result, we now rent our Yarmouth house so other people can enjoy the beautiful Cape Cod area while we are away.
What makes this property unique
Upon arriving, nothing beats the beautiful water views of Follins Pond's (the end of Bass River) and the natural ever changing tides on the water. Using our two kayaks is always an added treat on vacation. The small beach area at low tide is great for clamming, fishing and walking along the shore line. The house is situated on a three acre lot facing the water in a peaceful quiet neighborhood abutting the river. While relaxing on the sundeck, you can see people water skiing, kayakers paddling by and boats moored out in the middle of the pond enjoying all kinds of water sports. The big sundeck provides a nice relaxing place to rest and experience a relaxing time on vacation.
