18th century barn, exceptional site, swimming pool, 35mn from the Ocean

La Grange is an ideal house for nature lovers. In the middle of the Landes Forest, surrounded by the Arjuzanx Nature Reserve (www. Reserve-arjuzanx. Fr), it is a place where you can get away from the hectic modern life to relax in a calm environment and beauty. In winter, we take advantage of the mushroom picking, the flights of gray cranes above the property, the walks around the lake or on the abandoned beaches of tourists, the blazing in the fireplace, the board games around a cup of hot chocolate! In summer we practice "classic" vacation activities: biking, swimming, surfing, horse riding, games of all kinds. We discover the splendors of the forest in all weathers.

Renovated in 2012 and equipped with all comforts, La Grange sits on a property of approximately 3ha with manor, cellar, meadows, woods and river. It is next to the manor inhabited year-round by the owners but it has its private space with terrace (barbecue) and independent garden. The fenced pool is located about thirty meters from the house, in the middle of the pretty vegetable patch. Access is via the building of the old winery.

The Barn (175m2) can accommodate 8 to 10 people.
On the ground floor: entrance, cathedral lounge, large kitchen / dining room, bathroom, separate WC, fitted laundry room.
Upstairs: landing (cupboard) with separate WC,
large master bedroom (30m2 - 2 single beds or a 180cm bed) with en-suite shower room, small parental bedroom (20m2 - 160cm bed) with en-suite shower room and separate WC, dormitory (4 90cm beds) and a small living room with futon bed for 2 people.
In winter, the house is heated by the wood stove and in summer it is cooled by a large fan and a series of velux windows (motorized) in the roof.
A terrace - facing south, delimited by a low wall - offers the possibility of outdoor lunches, barbecues (weber) under the parasol or under the awning in the event of rain.

On the sporting level, in addition to the swimming pool (16mx4m), and a bowling alley to competition standards, you are 2 minutes from Lake Arjuzanx (equipped and supervised beaches, rental of pedal boats and sailboats, walks, horse riding, tracks of Mountain biking), 5 minutes from free municipal tennis, 35 minutes from the sea (Contis Plage or Cap de l'Homy) with supervised swimming and surf schools, and several golf courses (St Avit, Mimizan, Dax).

In terms of tourism, less than an hour away, the Landes offer many opportunities for visits: Arcachon and the dunes of Pyla, the walks of the Arjuzanx National Reserve, the Ecomusée-Ferme de Marquez, La Bastide d'Armagnac, Saint Sever, etc.
At an hour and a half you can be in the Basque Country or in Spain (Guggenheim museum in Bilbao ..), in Dax to relax (1st thalassotherapy station in France), in Bordeaux… or Saint-Emilion.
Easy access by the A63 motorway or by train whose station is 7km away.
