Our kitchen is fully equipped and has all the necessary items needed to prepare any type of meal for you and the group. Linens/towels/soaps/shampoos/ECT provided. 1st Floor: Kitchen / Living Room / Dining Room / Small back patio.
2nd Floor: Loft space with Full bathroom #1 and a 2nd Living area + pinball machine
3rd Floor: Bedroom #21 (Queen bed) / Bedroom #2 (Queen bed) / W/D in the hall.
4th Floor: Bedroom #3 (Queen bed) / Bathroom #2 / Roofdeck
Basement: Bedroom #4 (Queen bed + 2x single via trundle bed) / Full Bathroom #3

Parking is free street parking, which is unmetered/untimed on most streets surrounding the property.
We are located in an up-and-coming neighborhood called Point Breeze, which as a ton of local flare and is close to everything the city has to offer. Very close walk to Graduate Hospital and University City neighborhoods. We are also just a short ride to all tourist attractions (Independence Hall/Liberty Bell), festivities, great restaurants, shopping, and whatever else you may need. If you'd prefer not to walk, the bus stop or a taxi/uber is literally just outside your front door.

- 8 minutes to University City/Penn Hospital/U Penn/Drexel
- 8 minutes to Rittenhouse Square
- ~10 minute Uber to Center City District and City Hall
- ~ 12 minute Uber to Art Museum and Ben Franklin Parkway

OTHER THINGS TO NOTE:
*** Roofdeck: We do not allow people on the roofdeck after 9pm due to potential for neighbor disturbances. This is monitored closely and will be enforced. If we receive a neighbor complaint due to people on the roofdeck after this time, regulations require us to evict you without refund.

***Please note: *NOTE: The Hot tub is closed and currently not available

***Please note: There is some construction work happening near the property. You may notice some noise during daytime hours.

If you, your group, or reservation details are comprised of one or more of the following, we kindly ask that you send a property inquiry PRIOR TO BOOKING to avoid cancelation. You can do so by clicking ‘contact host’ under the listing property description and should include more about yourself and your group, age range of the group, and the total number of guests which will be at the property (whether spending the night or not):

*Local guests to the area or suburbs (within 45 minute drive) of the rental property
*University or High School students
*Reservation check-in falling within 10 days of booking
If you do not send us an inquiry prior to booking as described above, we have the right to request cancellation due to us being uncomfortable with the reservation under VRBO's Instant Book Policy.

Please note, while we do enjoy hosting your pet on our property, the type allowed is at our discretion and there will be a charge of $50.00 per pet before VRBO's taxes and fees. Please send inquiry with breed of dog.

1) No guests are permitted at the property without prior notice and approval; if guests are allowed, they are only permitted between the hours of 8am and 12am.
2) Excessive noise is prohibited and violators are subject to fines and penalties.
