Please note: The cottage on the property is not accessible to guests and is not part of the rental space. It is not a sleeping space and is not included in the home’s listed sleeping arrangements. Although there is a bed and chair inside, the cottage is not insulated and does not have central air conditioning.

Stroll or bike to Fort Clinch State Park, Centre Street’s historic downtown, or one of the many local cafés and seafood spots serving up the day’s fresh catch. Only a few minutes from the local favorites Salt Life and Sandbar. Every corner of Fernandina tells a story — from its Victorian homes and shrimp boats to its art galleries and live music tucked behind brick storefronts.

Late Check-Outs & Early Arrivals

1–2 hours: $100

2–3 hours: $200



Early arrivals and late check-outs are not guaranteed due to our tight cleaning schedule. Please request approval in advance.



Refund Policy



A 3.9% processing fee is non-refundable on all refunds. Refunds will be issued for the amount paid minus this fee, in accordance with Stripe’s policy. This applies to direct bookings and select booking channels.



Fireplace Disclaimer: The fireplace is decorative only and is not active or available for use due to insurance requirements. Use of the fireplace is strictly prohibited.



**A Quick Note About the Downstairs Carpet**



We want to be transparent before your stay: the downstairs carpet does have noticeable staining from previous use. The carpet is cleaned regularly; however, some discoloration remains and cannot be removed through standard cleaning.



We are aware of it, and replacement is planned as part of an upcoming renovation. In the meantime, please know that the staining is cosmetic and **not a reflection of the cleanliness of the home**.

General Guidelines



Pets: A $100 PER pet fee applies per reservation (maximum of 2 pets). Pets must be disclosed in advance. Undisclosed pets will incur an additional $10 fee and may result in early termination of your stay. No cats allowed. Any damages caused by pets will result in additional charges.



Garage Access: Not permitted due to liability. If applicable, garage doors must remain closed at all times.



Age Requirement: The primary guest must be 21+ and present for the duration of the stay.

Food & Drink: No food or drinks in bedrooms (sealed water bottles are allowed). Additional cleaning fees may apply for stains.

Smoking: Smoking of any kind is strictly prohibited. A $200 fine will apply, along with any additional cleaning or repair costs.

Trash: Please dispose of all trash in the outdoor bins prior to departure. If your stay includes a Sunday, we kindly ask that you place bins out that evening.

Damages: Please report any damages within 24 hours or immediately upon arrival. Failure to report may result in full liability for repairs or replacements.

Dishes: Please wash all dishes and run the dishwasher (if applicable) before departure.

Windows: Keep all windows closed for safety and security.

Laundry: Do not overload machines. Avoid washing sandy items and clean the dryer lint trap after use.

Storage Closet: Please keep this area closed and locked.

Consumables: Any leftover items are for your discretion; freshness is not guaranteed.

Furniture: Please do not rearrange furniture.

Parties & Events: Unauthorized parties or events are strictly prohibited and will result in immediate eviction and additional charges.

Guest Limit: Only registered guests are permitted. Additional guests must be approved in advance and may incur a $100 per person fee if exceeding occupancy limits.

Illegal Activity: Any illegal activity will result in immediate eviction.

Quiet Hours: 10:00 PM – 7:00 AM. Please be respectful of neighbors.

To help protect both our guests and our homes, all reservations are required to complete the Joseph Ellen Guest Protection Program before check-in.



As part of the simple pre-arrival process, you'll:



Complete a quick guest verification.

Review and electronically sign the Joseph Ellen Rental Agreement.

Choose one of the following protection options:

Damage Waiver: A small non-refundable fee that provides coverage for eligible accidental damage during your stay. This is the most popular option and helps avoid unexpected costs from minor accidents.

Security Deposit: A fully refundable security deposit hold that's released after checkout, provided no damage or policy violations are found.



We'll send you a secure guest portal link before your arrival to complete these quick steps. It only takes a few minutes and helps create a smoother, worry-free experience for everyone.
