Our stunning and much-loved second home is the perfect base from which to enjoy and explore Edinburgh. Built in 1805, it has consistent five-star reviews from more than 50 consecutive bookings, and has recently been further upgraded to an even higher standard. This stunning apartment is very spacious, with high ceilings, original features, and fabulous furniture. The Forbes' Residence is a luxurious home rather than a 'holiday rental'.

Located in the ‘East Village’ of the our beautiful city, it is quiet but just around the corner from Broughton Street which buzzes with coffee shops, restaurants and quaint shops. Walk up Dublin Street and you will be in St Andrews Square and the city centre within 10 minutes. Or stroll the other way through Stockbridge and to the beautiful Botanical Gardens. A wealth of historical sites, fabulous restaurants, festivals, shops and entertainment are on your doorstep. And yet you can be in Scotland's beautiful countryside or playing a world class golf course in less than an hour.

The Forbes' Residence accommodates up to eight people in four bedrooms, with two bathrooms, a stunning drawing room, a 'live in' kitchen and lovely views over the street and gardens. It has a stylish, contemporary Scottish theme, original stripped Canadian wooden floors in the reception rooms with elegant carpeting in the bedrooms, detailed cornicing, a flagstone kitchen and beautiful fireplaces. A fine example of Georgian architecture at its very best with a sense of history pouring out of every nook and cranny, this 19th century building was previously home to Scottish artist Anne Redpath.

Our family love to stay here - it is full of happy memories - and we rent it out to discerning visitors for a limited number of weeks each year. We look forward to welcoming you to our 'home from home' in beautiful Edinburgh!

Three days in a sumptuous Georgian apartment. Incredible location where everything is just a walk away. A luxury hamper to greet us. A huge sitting room in which to relax. A stupendous master bedroom with a most comfortable bed. Every need catered for - books, toys, records. Even a piano complete with piano music. A real wrench to have to leave the apartment but somewhere to look forward to when we all come up to visit again.

Wedding week end

7 London Street was a fabulous base for 4 nights as we celebrated our son’s wedding at the Prestonfield House. The flat was brilliantly equipped with a great kitchen with handsome flagstone floors and every room had marvellous high ceilings and grand windows to flood the rooms with light. Beds were comfortable with soft linens and good pillows. We were met by a charming and friendly property manager who immediately made us welcome. Lovely welcome basket, excellent location in the New Town, central yet peaceful: this place ticked all the boxes. Definitely one to recommend!

Perfect getaway

Everything about this property is outstanding! High quality furnishings, fixtures and fittings, fully equipped for every eventuality and the most comfortable beds and bedding imaginable. It’s ideally located to walk to Edinburghs attractions or catch an Uber if preferred. Our host was welcoming and immediately responsive with any queries. We were even left a delightful welcome package including a delicious home baked cake on arrival, a little touch that made us feel very welcome and contributed to a perfect getaway. Thank you

Magical Winter Stay in New Town

My husband and I recently visited the Forbes Residence for a 2 week working stay with our 8 month old son. It was an absolute dream. A stunning, homely, comfortable residence with ample space and every amenity. Mary who manages the property was lovely, helpful and incredibly responsive. The flat is perfectly located in a wonderful neighbourhood that is walking distance to everything including some fantastic local eateries. Can’t say enough good things, wish we lived there :)

Excellent accommodation in central location

Great facilities (although no microwave) in well equipped and spacious apartment that comfortably accommodated seven of us. Lovely welcome pack of essentials and some goodies was a very nice surprise.

Beautiful apartment in central Edinburgh

We stayed for a week in July during the festival. The apartment is beautiful, full of light and spacious, located on a quiet street in central Edinburgh, walking distance from the old town, museums, botanical gardens and main street. The apartment is perfect for a large family or two small ones with 4 comfortable bedrooms ( soft cotton bed linen, down and feather pillows and duvets!) and a large living room where we played games, did yoga and relaxed. The kitchen is well stocked with appliances needed to cook and dine. We also enjoyed several restaurants close to the apartment. Hannah, the owner, met us personally and kindly offered to help us with reservations. She recommended the silent dancing tour which was fantastic!

Very beautiful design apartment in the centre of Edinburgh

We had a family trip and spent five nights in this lovely apartment in the centre of Edinburgh. The location is really great - very central in the area full of Georgian styled buildings. The rooms look exactly like the photos - beautifully designed, decorated with taste, luxurious and super clean. Kitchen is fully equipped with everything we needed. The communication with the owner or staff went smoothly. There has always been a fast reply, whenever we asked any questions. Checking in was also fast, easy and very welcoming. Superb apartment ina lovely neighborhood

From beginning to end this was a wonderful experience. Communication, assistance with queries, all handled promptly and with warmth and generosity. The apartment is beautiful. Spacious comfortable and superbly decorated and equipped. Luxurious beds, generous comfy couches and an amazing kitchen made it so easy to stay in and catch up on family time. Spacious, comfortable, beautiful 4 bdrm apartment with easy access to airport & all of Edinburgh.

Our family of 6 really loved staying at the Forbes' gorgeous apartment in lovely New Town. We recommend this apartment to anyone looking for 4 bedrooms in Edinburgh. The apartment is conveniently on the first floor - no dragging cases up multiple flights of stairs. It's much more spacious than the photo's portray. Spotlessly clean & beautifully decorated w v high ceilings and lovely tall windows - it's a most comfortable place to spend time with your family. We needed the 4 bedrooms - and they were all v comfortable - great beds, down pillows & lovely sheets. The 2 bathrooms had plenty of space for all our toiletries & no shortage of hot water. The kitchen easily accommodates 6-8 people and is v well appointed. The neighbourhood is residential with wonderful amenities 1 block away - a great local pub, excellent coffee shops, small restaurants, fab wineshop, and remarkably well stocked small food stores. The tram stops are quite close (approx 3 blocks) - so it's really easy to get to from the airport. The apartment is within comfortable walking distance of the old city, Arthurs Seat, Stockbridge etc. and within v easy access (3 blocks)of buses farther afield. Some of our family were arriving v early on transatlantic flights and the owners kindly allowed us early access to the apartment. The housekeeper was really welcoming & helpful and very easy to contact if necessary. My family agree that renting this apartment was a remarkably positive experience all around.

Amazing apartment in Edinburgh

This is a beautiful apartment in the hearth of the city. We were two families sharing this huge apartment. It was like being home in an other city. Everything went smoothly from the reservation process through our arrival at the apartment. The kitchen is amazing. I highly recommend this unique apartment in Edinburgh. Beautiful, Spacious Flat, Ideal Location!

This flat is beautifully furnished, clean, quiet, and centrally located for exploring Edinburgh and the surrounding area. The bathrooms have been recently updated, the kitchen is well equipped with seating for eight, and the beds are luxurious and comfortable. A wonderful residence in the centre of Edinburgh

This beautiful flat is very centrally located, a five minutes walk to Prince's Street and the castle. It is very spacious, well appointed and decorated to a very high standard. There are many shops, pubs and restaurants nearby within easy walking distance. We had a wonderful week-end just before Christmas and were able to soak up the festive atmosphere. I would thoroughly recommend this residence as an excellent base to explore Edinburgh.

An historic flat with all the modern conveniances

the flat is spacious, comfortable, ideal for 6+ adults and was excellent in every way. The central location affords great walks to just about everywhere of significance. Around the corner, The Barony pub was full of locals and served as a fun respite. The Sunday evening live rock band [composed of local choir members] was a blast and afforded us a chance to meet many area residents and regulars. Also within 2 blocks, were food & wine shops, along with many restaurants, parks and historic sights. The City is really geared to those who are active and willing to go on foot, to see the most. Our family Xmas here was most special.

A beautiful well located flat in New Town

The Flat was immaculate. It has been decorated to an extremely high standard and was very well maintained. The decor was stunning. There are 4 very large double bedrooms and 2 bathrooms. The location is ideal - just a quick walk up to St Andrews Square. As it was Christmas time there was lots to do. We walked up Carlton Hill, had a drink in the beautiful Dome restaurant and ate in the nearby restaurants. I would highly recommend staying here and as my daughter is at University here we will certainly be returning !

Top class, well appointed, central location

This is my third time at this luxurious apartment located in the heart of Edinburgh, just 10 minutes walk down the road (literally) from Harvey Nic's and St Andrew's Square. Four large bedrooms, very clean, extremely comfortable, ideal for families or couples. Large fridge, cooker and table for at least 8. Three huge squishy sofas, two comfortable bathrooms (one shower, one bath/shower). The décor is extremely stylish and yet makes you feel at home. Highly recommend this excellent base for any visitor to Edinburgh.

Beautiful spacious appartment, excellent location

The apartment has a lot of original character, and is beautifully decorated and furnished. The beds are exceptionally comfortable, and the rooms are really spacious. The location is perfect, about a 5 minute walk from Princes Street. I felt like I was staying in a 5* hotel! Would definitely recommend.

Married for 28 years, we live close to Edinburgh in a village famous for its golf courses and sense of community. We love the city too and visit often. Gordon was born and raised in Edinburgh, Hannah is from England but also lived in South Africa and Kenya. We have three fabulous children, two are doctors and the youngest is at university.

Why they chose this property

Where to begin! We decided to buy a second home and spent two weekends seeing more than 50 properties. The minute we walked through the door we knew this was the one for us. It is beautifully proportioned with high ceilings and original features, and we have poured our hearts into making it a perfect home. Our kids would never forgive us if we sold it! We love being able to walk to everything and never use a car when we are there. We feel immersed in the fabric of the city. It is really special.

What makes this property unique

Everything already said and the fact that it is not a 'holiday rental' but a special and much-loved home. You will forgive us for asking about your group before a booking is confirmed. We want to ensure that our apartment is well looked after, and ask all our guests to be respectful of the other residents in the building who live there permanently are all lovely people.
