Beautiful Apartment in Edinburgh's Historic New Town
The Upper Villa is located in the Stockbridge area of Edinburgh, on the edge of the UNESCO World Heritage site. The property is ideally situated for exploring Edinburgh's historic Old and New Towns, with the famous Edinburgh Castle, Palace of Holyroodhouse and the Royal Mile only a short distance away.
Please note that an obligatory 5% Tourist Levy will be applied to bookings dated on and after 24 July 2026 made after the 1 October 2025. The levy is applied to the first 5 days of any stay.
Stockbridge has a wide variety of shops, delicatessens, restaurants and bars located minutes from the property. Other attractions nearby include the Botanic Gardens and The Water Of Leith Walkway.
The Upper Villa occupies the top two floors of a late 19th century property. A small flight of steps take guests to the main door and another flight of 20 steps within the apartment reaches the first floor landing. The acommodation comprises an impressive drawing room, four bedrooms (each with a double bed and the 3 larger bedrooms have an additional single bed), two bathrooms (one with shower and the other with shower and bath) and a fully equipped kitchen with range cooker. Additional features include HD Cable TV (all major sports channels available), DVD, CD and video (with a selection of CDs, videos and DVDs), wireless speaker with bluetooth compatibility, hi-speed wireless internet connection, and a selection of board games. The apartment features many attractive period features such as an ornamental cornice on the drawing room ceiling. It is the perfect place to relax, in the perfect city for your holiday.
If we can do anything to make your stay enjoyable, we will! We provide the basic necessities for your arrival (tea, coffee, milk, bread, sugar etc and toiletries in each bathroom). If you have a 'wish list' of additional items to be left for your arrival, just ask. We do request a minimum rental of four nights and sometimes more at peak times.

Stayed here as our son was getting married. The apartment is lovely and had all the comforts you would expect. Within walking distance of Stockbridge and Princes Street.
Check in was easy and great instructions were given on getting to the property. Kitchen was well stocked and location was near many attractions/restaurants. Only thing I would mention is there are a good bit of stairs involved so not recommended for those with bad knees.
Everything was wonderful, lovely and clean, everything we needed was in the house. Fabulous location, easy access to great shops, pubs, restaurants and tourist attractions. Brilliant host. Definitely want to return.
This property was perfect for our family group. The arrangement of the rooms, the location, and the facilities worked very well. The concierge was very helpful.
We all loved it. A beautiful property within walking distance to shopping as well 'downtown' Edinburgh, the castle and various museums. We had everything we needed and the hosts were very friendly and helpful. We would stay here again!
Stayed with our extended family for 4 nights in January 2023. The apartment is amazing and location is absolutely perfect for exploring Edinburgh. Close to buses, shops and some great coffee shops, we could not have asked for more.

We enjoyed a great 3 night weekend trip to Edinburgh which was made even better having chosen this property. The owner was fantastic and the house had everything needed for the perfect. I would highly recommend.
Beautiful place! Great location as well, we explored and found that everything we needed was with in walking distance. No need for car as the buses will take you everywhere you’ll need to go.
Our stay at the Upper Villa was a perfect fit for our family. It had everything we needed and was very close to walk to all the attractions. Rona was also very attentive and helpful when we had questions. We would definitely return again. Thank you again for opening your home to us.

Great location!
We have really enjoyed our stay at the upper villa! A lot of space for two grown ups and 6 teenagers, and a beautiful house. This was our first stay in Edinburgh, but not our last. Thank you!

Lovely property in ideal location
This is our second visit to Upper Villa. It's a great place for a get together with friends. The accommodation is clean, homely and spacious. It is in a lovely area close to local shops and restuarants but also walking distance to Princess Street.
We will definitely be back.

Absolutely gorgeous house that is on a quiet street, but still a short walk from the royal mile, Edinburgh castle, etc. We never needed our car while there, and if we didn’t feel like walking, there were bus stops close by. The house was beautiful, and I felt like royalty staying here. The hosts were so sweet and responsive, I will 100% stay here again if I return to Edinburgh!

Wonderful, fun, apartment!
We had a great time staying here and wished we could stay forever! We were a group of 2 couples and 2 singles so the size was absolutely perfect. We loved being within walking distance of so many shops and restaurants. Rona was so kind and left the kitchen stocked with the essentials of coffee, tea, milk bread and cheese, so great! The beds were big and comfortable, we were able to do laundry, played games in the living room and enjoyed warm showers with great water pressure. We would highly recommend this place, great price, great location and excellent hosts!

This very cute apartment comfortably accomodated our party of six (3 adults and 3 teenagers). The rooms were smartly decorated, appliances are modern and we felt the layout was just right. We were able to get groceries nearby and also enjoyed eating out our first night. The owners were very gracious and friendly. We highly recommend this place and it will be our choice of stay when we return to Edinburgh.
Lovely location, great house, not so good for oldies
We really enjoyed our time at Comely Bank, the house is lovely, and the location is convenient for taxi-ing into central Edinburgh. It was restaurants and shops within easy walking distance. However, most of our party were 70+ years old, and the need to step in an out of the bath on the upper floor in order to take a shower was a bit of a concern, as there were no grab bars on the walls. This would make our party think twice about staying there again. But other than that, all was good!
I loved the accommodations and used the word "Home" in the title because I felt at home, The home has spacious bedroom and a wonderful dining area and family room. The Kitchen was well equipped and we actually cooked a few meals during our 5 days stay. Bus stop out front just a few steps away. The beautiful fireplaces, crown molding and lovely decor was like a 5 star hotel just with more room and a full kitchen. The owners responded with a few minutes with a couple questions we had during our stay. There we ample number of door keys for large family or friends. Beds were very comfortable and enjoys the rooms with the king size beds and queen size beds.

Our family of 6 adults stayed in this apartment for 2 weeks. Out daughter got married in Edinburgh and we did some sight seeing at the same time. The apartment was clean bright and everything as advertised. Plenty of room for everybody to enjoy time together in the living room/dining room area. A warm and welcoming home away from home.
we walked in 15 Min to downtown Edinburgh.Enjoyed the 5 min. walk to Stockbridge with its own charm, stores,restaurant and Sunday morning fresh market. Walked to the botanical garden and the bus took us in now time to the train station and the nearby Royal mile.I can only recommend this place

EDINBURGH TOWNHOUSE RENTAL
I CAN HIGHLY RECOMMEND THIS APARTMENT WHICH CONSISTS OF THE SECOND AND THIRD FLOORS OF A GEORGIAN-STYLE TOWNHOUSE IN THE STOCKBRIDGE AREA OF EDINBURGH. WE FOUND IT TO BE CLEAN, WELL-ORDERED, CONVENIENTLY LOCATED, AND EXACTLY AS ADVERTIZED. WE VISITED EDINBURGH IN NOVEMBER-EARLY DECEMBER WHEN THE WEATHER WAS CHILLY; HOWEVER THE APARTMENT WAS ALWAYS WARM AND COZY. WE DID NOT HAVE A CAR SO THE BUS #36 STOP A FEW STEPS FROM THE FRONT DOOR WAS CONVENIENT FOR TRAVELING TO WAVERLY TRAIN STATION (TO CATCH TRAINS TO OUTLYING AREAS). FOR VISITING THE ROYAL MILE THE BUS CONTINUES PAST WAVERLY TO HOLYROOD PALACE WITH ADDITIONAL STOPS ALONG THE WAY. LOCAL SHOPS, INCLUDING A GROCERY STORE, ARE LOCATED A SHORT WALK AWAY. THE OWNER, RONA, WAS LOVELY TO DEAL WITH. FRESH BREAD, CHEESE, MILK, AND BUTTER WAS ALREADY STOCKED IN THE REFRIGERATOR WHEN WE ARRIVED AFTER A FLIGHT ACROSS THE POND AND THIS WAS MOST APPRECIATED.

I was born in Montrose in the North East of Scotland and brought up in the small town of Forfar. I came to Edinburgh to study, met my husband and the rest is history! My husband comes from York but we both loved Edinburgh so much we couldn't bear to leave so we both found jobs in the city and we were able to buy a flat eventually, moving up the property ladder until we were able to buy both apartments at our current address.
Why they chose this property
We originally lived in the Upper Villa and we were lucky to buy it from friends as we loved visiting them as the property has some beautiful original features - the cornicing in the drawing room won me over at first sight!
What makes this property unique
The view from the windows in the drawing room, the coal fire in the drawing room, the spacious rooms all make the Upper Villa feel like a home from home
