Located in the Stockbridge area of Edinburgh, on the edge of the UNESCO World Heritage site, the property is ideally situated for exploring Edinburgh's historic Old and New Towns, with the famous Edinburgh Castle, Palace of Holyroodhouse and the Royal Mile only a short distance away.

Stockbridge has a wide variety of shops, delicatessens, restaurants and bars located minutes from the property. Other attractions nearby include the Botanic Gardens and The Water Of Leith Walkway.

This late 19th century property is over first and second floors with stunning views over two of Edinburgh's finest Georgian streets. Accommodation comprises an impressive drawing room, four bedrooms (each with a double bed and the 3 larger bedrooms have an additional single bed), two bathrooms (one with shower and the other with shower and bath) and a fully equipped kitchen with range cooker. Additional features include HD Cable T (all major sports channels available), DVD, CD and video (with a selection of CDs, videos and DVDs), wireless speaker with bluetooth compatibility, hi-speed wireless internet connection , telephone and a selection of board games. The apartment features many attractive period features such as an open fire in the drawing room and an ornamental cornice on the drawing room ceiling It is the perfect place to relax, in the perfect city for your holiday.

If we can do anything to make your stay enjoyable, we will! We provide the basic necessities for your arrival (tea, coffee, milk, bread, sugar etc and toiletries in each bathroom). If you have a 'wish list' of additional items to be left for your arrival, just ask. We do request a minimum rental of two nights, and sometimes more at peak times.

Lovely location, great house, not so good for oldies

We really enjoyed our time at Comely Bank, the house is lovely, and the location is convenient for taxi-ing into central Edinburgh. It was restaurants and shops within easy walking distance. However, most of our party were 70+ years old, and the need to step in an out of the bath on the upper floor in order to take a shower was a bit of a concern, as there were no grab bars on the walls. This would make our party think twice about staying there again. But other than that, all was good!

A fantastic property in a brilliant location

We enjoyed a great 3 night weekend trip to Edinburgh which was made even better having chosen this property. The owner was fantastic and the house had everything needed for the perfect. I would highly recommend.

Amazing property

We cannot recommend this apartment enough! It is even better than the pictures look. The living room is grand, the bedrooms are a great size and a lovely kitchen. The neighbourhood is just 15-20 mins walk from the city centre and a beautiful area. We had a group of 8 adults staying and had plenty of space, it was great. Entry process was simple and contact from host made everything about the apartment and area really clear. They even left a loaf of bread, tea and coffee for us which is a lovely touch.

Excellent Property

Lovely location with everything we required within walking distance. The area was quiet and it was easy to forget you were in a major city. Loads of room for 4 adults, pleasantly decorated, comfortable rooms and extremely well equipped. Sitting in the bay window seats watching the world go by was really relaxing and the walks from the door were really enjoyable especially down to the Water of Leith and across the park to the Botanic Gardens. Highly recommended.

Great week in Edinburgh

We had a great week at the festival fringe. The house was ideal for a group of 10 - spacious and well equipped with everything we wanted. We walked into town every day at least once and used the local shops for the few things we needed. Communications with the owner were prompt and straightforward and everything worked out well. We'd be more than happy to come back. Thanks for a fabulous holiday

Great property ideal for us we were 4 couples - so much room!! Very well equipped with so much equipment in the kitchen. Living room was brill - lovely window seating taking in the views of Stockbridge as well as plenty of seating, table and chairs for 8 - we had plenty of room. Plenty of food left in the cupboards, tea - coffee provided etc etc Comfortable beds, spacious bedrooms very light and airy. Good location about 20 mins walk into centre great for us as we all like walking, few mins walk into Stockbridge to shops, restaurants & bars. Owner was fab, took our tesco shopping order in for us and even put it away !!! What a star ... would definitely recommend for a group, would suit a couple of families sharing too as 3 out of 4 bedrooms have a second bed in them. Nothing to complain about at all, we all had a great time.

Fabulous stay. Everything you could wish for in a kitchen and all spotlessly clean. Our hostess even left some tea, coffee, milk, bread and butter to get us going. There were 7 adults staying and the bedrooms were spacious and comfortable. The location was about 5 minutes walk from the lively district of Stockbridge where there are plenty of shops, cafes and restaurants. There is no parking but there is directions where you can leave your car. The bus stops practically outside the door to take you to the Ocean Terminal or into the city. If we had any criticism it was that the bath towels were small and useless. Take your own Would certainly return again.

Great views. Perfect Location

This wonderful bay window with views of cobble streets and 19th century houses, what better place for Sunday morning. The whole apartment is grand, airy, roomy, neat and well looked after. Comfortable beds, plenty of hot water, good kitchen, great dining table. Good buses outside to city centre and the water front. Easy walk to local supermarkets for food, and Stockbridge Sunday market. Botanical Gardens, parks and riverside walks all just a few minutes away. Free car parking 15mins walk away, very special for Edinburgh. Street parking free from 5:30pm Friday to 8:30am Monday.

Lovely old property, well maintained, very comfortable. Handy welcome pack and loads of odds and ends provided in kitchen cupboards to enable you to feel at home. Perfect for what we wanted. Parking can be a bit tricky so try to get there early and park up and leave your car as close as possible to apartment. Resident's parking outside door and no permit in apartment so had to offload a distance away and carry bags/provisions in. However, just a small consideration.

Everything you need and more

We had a 2 night stay for 6 guests at this lovely apartment that's just a 15 minute walk into town. The apartment was spotless, homely and welcoming. It has beautiful period features and all the essentials we needed were catered for. We really couldn't fault it at all. We also met the owner Rona just as we were leaving who was lovely. Excellent apartment in a great locatron.

From start to finish this was a great holiday. The apartment was spacious warm and full of character. As a family holiday 10 of us comfortable fit in the generous living room. We saved money by cooking some of our own food in the well equipped kitchen. But there were many restaurants and bars in the stocksdale area and loads to choose in edinburgh a healthy 15 min walk. The owners were great from answering any queries to making sure we had everything we needed. I would recommend this apartment to anyone.

Fantastic Stay!

Stayed here for a hen weekend, the apartment was generously sized and the owners left some basic food bits that was very generous! All if the bedrooms were spacious and comfortable! The showers all worked well, apartment was short walking distance into the city centre and there was good parking at the apartment as well! All of the girls were very happy with our stay and would definitely stay again! I would recommend the upper villa to anyone!

Lovely property in ideal location

This is our second visit to Upper Villa. It's a great place for a get together with friends. The accommodation is clean, homely and spacious. It is in a lovely area close to local shops and restuarants but also walking distance to Princess Street. We will definitely be back.

I was born in Montrose in the North East of Scotland and brought up in the small town of Forfar. I came to Edinburgh to study, met my husband and the rest is history! My husband comes from York but we both loved Edinburgh so much we couldn't bear to leave so we both found jobs in the city and we were able to buy a flat eventually, moving up the property ladder until we were able to buy both apartments at our current address.

Why they chose this property

We originally lived in the Upper Villa and we were lucky to buy it from friends as we loved visiting them as the property has some beautiful original features - the cornicing in the drawing room won me over at first sight!

What makes this property unique

The view from the windows in the drawing room, the coal fire in the drawing room, the spacious rooms all make the Upper Villa feel like a home from home
