The grand, triple windowed, living room, overlooks the private Queen Street Gardens (key provided). In this room there is a double sofa bed which can sleep two people but is more comfortable for one person. The bedroom, with its antique 4-poster bed, is situated to the quiet rear of the building. The galley style kitchen is superbly equipped with a washer/dryer, dishwasher, 3-ring induction hob and a separate gas (wok) ring and there are two ovens (one a combination microwave) and a separate warming drawer. The shower room benefits from a ceiling-mounted drench-head shower and 4 body jets.

very nice but, minor items, need more cutlery, ,floor has what feels like nails ready to push thru. fridge does'nt seal properly, (condensation build up inside). bedroom wardrobe no handle to open doors, handle on drawer falls off. Overall good location, but like all places too pricey for what you get. Certainly not what should be classed as luxurious.
It was perfect, the place has a lot of details and is fully equipped. The living room is huge, with couches, dinner table and big TV. This property made me felt I was living in the city, great location and quiet "neighborhood".
Loved the stay with my family. Had so much fun as the living room was quite big than I assumed it to be. Close by to Andrews Square from where you can get to any place in Edinburgh.
We only used the apartment to sleep and shower but it has a kitchen and a washing machine. There is also a private garden accross the street.
The apartment is very spacious and beautiful with large windows for lots of natural light.

I give only 4 stars for the overall price (which was quite high)/quality ratio. The appartment has a lot of cachet. It is very well located to visit Edinburgh, clean and well equiped. However, the bedding and chait seats felt quite used.François responded promptly to our communications.
Beautiful place, with both preserved historic features and very modern updates including completely new bathroom and kitchen. Bed was comfortable. The nicest thing was the lovely huge living room with large windows and wonderful old furniture. And the location is perfect, just at the edge of the major tourist area, near many good restaurants and shopping.
This was a wonderful flat. Lots of space, excellent modern kitchen, clean, fantastic location, and with access to the beautiful private gardens across the street. Francois was a responsive and helpful host. Highly recommend. Would stay again!
Great location - near the city center and many restaurants but happily not in the tourist throngs. The space was large, beautifully decorated and looked out on the park.
