This magnificent, newly renovated flat is located right in the pedestrian section in the heart of the famous Royal Mile and only 5 minutes walk from Waverley Station and 5 minutes walk from IEdinburgh Castle. The property boasts two large double bedrooms with high spec, extremely cosy, comfortable King Size beds that are guaranteed to provide a good night's sleep prior to commencing your adventures. The flat has fine quality linens and towels supplied. It also has a newly fitted kitchen and bathroom to ensure a luxurious stay. It is very important for guests to note that the bedrooms are located to the rear of the building where it is extremely quiet despite the flat's highly desirable city centre location. The living room is located overlooking the bustling Royal Mile where you will never tire of sitting in the window seat watching the activity below you. The flat is fully furnished and fully equipped with washer drier, oven and hob, microwave etc. Lots of pubs, bars and restaurants right outside ! Please note the flat is on the 4th floor and accessed via a spiral staircase.

Vibrant City.

Great location. Fully up to our expectations. Cafes, pubs and restaurants all within easy reach. Supermarkets 6/7 minutes walk away. Lively street activity. Flat very clean and simply but comfortably furnished. Bedrooms at rear of building so very quiet at night. Beds very comfortable. Windows all open easily. Flat near top of building so elderly or infirm people may find access via spiral staircase a bit daunting. I would happily book this place again.

Amazing Location

We had a fabulous time the apartment was clean, fresh and well equipped and so comfortable. Only 1 minor issue that there was only one wine glass between 4 people which was not ideal and the only alternative was a plastic tumbler, not quite what we were looking for, real shame really.

Perfect location for exploring Edinburgh

This is a lovely apartment on and overlooking the Royal Mile, but the bedrooms are at the back so not disturbed by noise. There is a good sized lounge area and a breakfast bar seating area. The location could not be better. It is worth noting, however, that the access is via several spiral stairs.

Great apartment and location

Really easy check in and short walk from Waverley train station. Lovely view looking down on the royal mile and great spacious apartment with range of utilities. Heads up there's a few flights of stairs to get to the apartment.

Fabulous Edinburgh Apartment

Just back from a two day trip to Edinburgh to see Hamilton at the Festival Theatre, run Holyrood Parkrun and visit the Scottish parliament, and what a fantastic weekend we had! The apartment is in a perfect location for everything and is also super bright and spacious and very well equipped. It was very clean and tidy, had lovely towels, plenty of storage for our clothes and a really decent kitchen for a short stay. Accessing the flat was easy. The stairs, although spiraling up 3 floors, were also much more easily negotiated than other similar Edinburgh apartments we have previously stayed in. Bedrooms are to the back so away from the street noise and a good night's sleep was enjoyed after each busy day. Would book again next time we visit the Capital.

Pre Christmas Break

The apartment was lovely and warm, very nicely furnished and cosy and had everything we needed to ensure a pleasant and comfortable stay. Central to everything the position is perfect on the atmospheric Royal Mile, we loved watching from the window seat in the apartment. We went to the castle light show, the vaults tour, the Christmas markets and the Monkey Barrel Comedy Club. Yes the stairs up to the apartment are steep but didn’t pose a problem for us. The location is brilliant. Our host Andy was very helpful and quick to respond. Check in really easy. Would definately stay again.

Clean and comfortable

We enjoyed our stay very much. Apartment was spotlessly clean, comfortable with all facilities you would need. Stairs up to the apartment are fairly steep solid spiral which make your heart pump. This would not put us off returning. Location is brilliant, right in the middle of things. Bedrooms are at the back of the property so sleep is not distrubed. Would definitely reccommend.

Weekend trip

Fab location, spotless apartment in heart of Edinburgh. Sprial stairs up to flat were a killer as 3 flights up. Only thing I could add is one bath towel per person isn't enough for a 2 night stay as I shower every day. Towels were great quality. Loved the window seat looking onto Riyal Mile. Highly recommend

Excellent location

The flat is in an ideal location for visiting the museums and galleries. Checking in was a little difficult as the light on our landing was out, so we were fumbling with the keys in the dark. The bedrooms were comfortable, but there is not much space for cooking and eating. There is no bath, just a small shower.

Cosy home from home flat in Edinburgh Town

Andy's flat is very comfy and very clean and has everything you need for a stay in the city. It's within walking distance of the old and new town as well as the station. The beds are very comfortable and the whole place is beautifully furnished. Andy is a great host too. Very helpful and great communication. The stairs weren't a problem for us. We would gladly go back again and again.

Weekend on the Royal Mile

Location is everything here. The window seat is a great vantage point for a drink and watching the world pass by four floors below. Comfortable beds and sofa. Quiet and warm. And don't be put off by the 60+ steps. It keeps you fit! Will definitely stay again when the opportunity arises.

Terrific Apartment in Perfect Location in Edinburgh

This apartment was available due to the cancellation of the Edinburgh Festivals. Under normal circumstances this wonderfully situated apartment would have been snapped up months before! It was very well equipped if you wanted to cook your own meals but it was so central eating places were numerous. We did have one issue and that was with the tap in the bathroom. Turning it on resulted in soaking the floor and whoever turned it on! I would certainly recommend the apartment.

The apartment was lovely - comfortable, clean and a perfect location for exploring Edinburgh. The apartment is well equipped and Andy was easy and friendly to deal with. The stairs to the apartment are a climb and tricky with suitcases but worth it for its central location. Would definitely recommend!

Beautiful place, great location.

Easy to find, just a short 10 minute walk from Waverley train station. The steps up to the flat are a challenge after a day shopping around Edinburgh, but then close the door and enjoy the luxury of the apartment- clean, tidy, plenty of comfortable chairs to relax in, a well equipped kitchen, and then the beds- so comfortable that we just didn’t want to get up in the morning. Kids were chuffed that it had wi-fi too. Location wise- surrounded by pubs and places to eat, with a supermarket just around the corner. In the middle of the Royal Mile, it’s perfect for exploring the tourist bits as well. Would definitely recommend this apartment to anyone visiting Edinburgh , who is looking for a bit of luxuray without paying extortionate hotel prices.
