Stylish, quality, spacious, bright & colourful flat with amazing views.
100m from beach. 25 mins bus to city centre.
Perfect for holidays/staycations, with family & friends or remote work (2 desks + fibre broadband 200Mbps).
Portobello is a thriving part of Edinburgh - abundant hospitality, leisure, retail & community.
You'd have sole access to my fully equipped home (2nd floor): large bedroom (super-king OR 2 large single beds), living/ dining room, bathroom, kitchen.
Free easy parking
The space: If you choose to stay in my place, I know you’ll love it - everyone does who wants a home-from-home experience.
As a PRIVATE HOME it is not a serviced apartment or hotel. You'll get far more for your money - but it's a different offer & experience. Please don't expect a reception service at 6am!
My flat makes for a luxurious and unique home to explore from. It is an ideal base for getting out into the city or the thriving local residential area, or for staying in and relaxing - or recovering from your excursions!
These are the reasons why people choose my home initially, and then come back again:
1. Light, stylish, comfortable, quality furnishings - with lots of real plants!
2. Comfortable beds - set up as SuperKing or 2 x single beds
3. Amazing views - in all directions & therefore great light & weather watching
4. Great location - easily accessible to/from the city by public transport, and to get to from the airport or city by-pass
5. In a thriving local neighbourhood - lots of independent shops, retail, leisure and hospitality on the doorstep
6. 100 meters from the beach & 2km flat promenade! Walk and wild swim in the Scottish sea anyone?
7. Remote work possible. High-speed wireless broadband throughout the house. 2 work stations.
8. Quiet building, surrounded by private ornamental grounds and no passing traffic.
9. Free and generous on-street parking
10. Fully equipped kitchen provides all the basics for full-on cooking or just having a cup of good tea/ coffee.
11. Spacious comfortable lounge & dining area for 4 people
12. Flexibility possible:
Up to 2 additional overnight guests can stay (on deluxe inflatable mattresses in the living room). £50 per person per night.
Late exit possible. £40 extends your stay until 2pm. Useful if you're leaving late or need to get some work done before you travel...
13. Serene space to improve your health & wellbeing. There's even a yoga mat you can use.
14. Home cinema available. I do not have a TV. There is a projector and screen with HDMI cable. You need to bring your laptop.
15. Read my books, or play board games and entertain your friends here.
16. Super clean. Always! :0)
17. Long-term AirBnB host & original 'house sharing' concept. This is my home and I am willing to share it. It takes trust in other humans... You are not adding to the local housing crisis. And you are helping me travel too.
18. Private/sole access - I will vacate the property during your stay.
19. Local guides and top tips and ideas provided by me - or my friends from the area.
20. Personal hosting service - by me. As a long-standing Superhost, my aim is to make your visit comfortable, enjoyable & easy. I am responsive, provide comprehensive & clear information and share top tips from over 30 years of local knowledge.
I want you to enjoy your time in my home, and I'll do everything I can to help you enjoy your stay.
In return I need you to take care of and respect me and my home. Specifically, this means:
- no shoes indoors
- no parties
- no pets
- no smoking / vaping
- no children - it's just not set up/ safely for little ones.
- be kind & respectful - don't touch or steal* my things - it hurts, is rude and unkind. *I know, you'd be amazed what guests do...
Please know what you're choosing here. This is a home from home, and not a hotel with reception services and facilities. Be realistic about this type of hospitality experience. If you want a hotel, go to one.
For the avoidance of doubt and misunderstanding about 'Modern'. My home is designed around the MID-CENTURY MODERN style. This is a period of architectural style and furnishing designs that are from the mid-1900s. It's a specific thing. My home has 'some old and unusual stuff' in it. It's not straight out of Ikea. I hope it's what you'll appreciate about it.

About the host
Hosted by Claire Carpenter

My name is Claire and I work as a business and lifestyle coach. I've lived in Edinburgh since 1992 - so I know it pretty well!
I'm obsessed with living life to the full. I’ve travelled far and wide for pleasure and purpose. Post Covid lockdowns, I bought a campervan and I'm now travelling & working remotely as I enjoy a wide variety of outdoor based activities, especially climbing.
For guests, I always trust you to respectfully enjoy my home that I rent out while I'm away. I can tell you great things to see and do and places to eat in Edinburgh, all that don't cost the earth.

Why they chose this property
I enjoy Portobello's striking distance to the city centre. Nicknamed ‘Porty’, the area is its very ‘own place’, with its own distinct and thriving neighbourhood. There is lots of local life, amenities, and activities.
I love the interesting and diverse historic architecture here. In Porty, we're just a stone's throw away from its 2km+ of beach and sea views - all part of this great wee Scottish city!
