Villa Rinaldi

Villa Rinaldi is an elegant early 20th-century Tuscan residence, perched atop a small farming village. Carefully restored using original materials, it combines period charm with modern comfort. Spread over three levels and covering approximately 390 m², it offers bright and welcoming spaces: spacious living areas, a fully equipped kitchen, and bedrooms with private bathrooms, some featuring panoramic balconies. Outside, a large garden with a pool and terraces overlooking olive trees and vineyards offers relaxation and absolute privacy. Complete with Wi-Fi, air conditioning, and extra services available upon request—such as a private chef, wine tastings, yoga, and local tours—it is the ideal choice for an authentic and relaxing stay in Tuscany.

First Floor
Upon entering the villa, you are greeted by a spacious and bright foyer, embellished with period architectural details that highlight the historic charm of the residence. On this floor, you’ll find two elegant, tastefully decorated living rooms with fireplaces—ideal for relaxing or enjoying pleasant conversations in a warm and refined atmosphere. The study offers a private and quiet space, perfect for reading or working.
The spacious and inviting dining room features an extendable table that seats up to 16 people, perfect for dinners with family or friends. The “country chic” kitchen is fully equipped with modern appliances: refrigerator, freezer, dishwasher, microwave, American coffee maker, toaster, and kettle. A convenient storage closet and a guest bathroom complete this floor.

Second Floor
The sleeping area, located on the upper floor, is air-conditioned and includes:
- A master suite with a private bathroom featuring a whirlpool tub and shower;
- A double bedroom with an en suite bathroom;
- A second double bedroom with a balcony and a private bathroom complete with a whirlpool tub and shower;
- A double bedroom with an en suite bathroom (shower) and a turret accessible via an internal staircase, offering a panoramic view;



Lower Level (overlooking the pool)
This level features the laundry room, equipped with a washing machine, dryer, and iron, to ensure maximum comfort even during extended stays.

Garden and Outdoor Areas
The large, fully fenced private garden features centuries-old trees that provide shaded areas ideal for relaxing, read, or enjoy the tranquility of the Tuscan countryside.
Guests have access to a large seasonal swimming pool (open from June 1 to September 15), complete with lounge chairs, chairs, and umbrellas for maximum comfort on summer days.

In addition, the Villa offers a range of extra service packages, including cooking classes, private chefs, horseback riding lessons, private car services, photo shoots, tours and bike/e-bike rentals, guided tours, food and wine tastings, and many others. These services are provided by external partners and therefore require advance booking.

HOUSE RULES

Check-in & Check-out
-Check-in is free until 7:00 PM.
-Check-out must be completed by 10:00 AM.
-Check-in is by appointment only—please arrange your arrival time in advance.
-Upon arrival, all guests must present a valid ID for registration with local authorities.
-If you are more than 1 hour late for your scheduled check-in time without prior notice, a €30 penalty will be charged.
-Check-in or check-out outside standard hours incurs a €30 surcharge.


Taxes and Deposits
-A tourist tax of €1.50 per person per night (up to a maximum of 6 nights, for guests aged 14 and older) is required and must be paid upon arrival, as mandated by the Municipality of Montespertoli.
-Upon arrival, a security deposit of €1,500 in cash will be required, which will be refunded upon departure provided no damage or violations of the rules are found.


General Rules
-From midnight onward, please keep the volume down to ensure a quiet night’s rest.
-It is essential to take care of the furnishings, be considerate of the neighbors, and be punctual during your stay.
-You may not accommodate more people than specified at the time of booking.
-Children must be supervised by an adult at all times.
-Moving furniture or indoor/outdoor equipment without authorisation is not permitted.
-Access to the pool is reserved exclusively for guests staying with us during the high season.
-If the villa is left in a severely disorderly condition or with unsorted trash, an additional cleaning fee of €200 will be charged.
-Extra services (e.g., private chef, tours) must be booked at least 72 hours prior to arrival. As these are provided by third parties, they are subject to availability.
-In the event of lost keys, a fee of €30 will be charged for each set that needs to be replaced.
-The villa must be left in the same condition as it was found at check-in.
-The host reserves the right to cancel the reservation and retain the deposit in the event of serious violations of the rules.
-In case of an emergency, contact the number provided in the house manual. For serious situations, call 112 (the single European emergency number).

Maintenance & Repairs
-For service calls not due to property malfunctions (e.g., guest error), a fee of €30 will be charged for the first hour, and €20 for each additional hour.
-For service calls requested between 7:30 p.m. and 10:30 p.m., the fee will be €50 for the first hour and €30 for each additional hour.
Maintenance staff may enter the property for urgent or scheduled service, provided prior notice is given.
