Quiet Courtyard in Heart of Capitol Hill
A newly-constructed building in the heart of Capitol Hill's historic district. Great restaurants, the US Capitol Building, Metro, museums, and grocery stores are all walking distance. An original 1900 carriage house was transformed into a modern building with large island kitchen, roof deck, washer/dryer, and other modern amenities -- all in a quiet and tight-knit neighborhood courtyard. This location is great for couples, business travelers, or small families.
Eleven blocks from the Capitol Building, the modern re-purposed building was designed by a local architect and completed in June, 2017. This is a new gem in an historic neighborhood.
Unit A is a first floor one bedroom/one bath apartment. A king size bed is in the bedroom. The living room couch opens to a full size bed.
The full kitchen provides ample counter space and seating for four at the island. An additional dining table has room for four people.
The comfortable living room area boasts a 55" Smart TV with internet access.

I absolutely loved this property! The location was perfect and the space was large and inviting. I immediately felt at home and any questions I had were immediately answered by the owner. Will definitely stay here again!
We stayed here for the holiday weekend. The place had everything we needed to cook a couple meals and hang out. She even set up a Christmas tree for us! Location is close to dining and short driving distance from the main attractions on the mall. I’d stay here again!

better than expected so clean and lose to metro and Eastern Market
would love to return to this place on our next D.C. trip ABSOLUTLY LOVED THIS PLACE
The location was perfect to take in all the DC sites. Easy access to the subway and Trader Joe's for a few essentials. We loved exploring the neighborhood and took in the Tune Inn and Ambar which we highly recommend. Everything was great and we did not have any issues!
My husband and I enjoyed our week long stay in the renovated carriage house. We did a lot of sight seeing and used the Metro to get to various locations. We also took several walks in the neighborhood and felt very safe on the well lit streets. The history of the house and the neighborhood contributed positively to our stay in Washington, DC.
Perfect starting point for a visit to Washington DC
Communication with the landlady was very uncomplicated, everything worked wonderfully. The apartment is perfectly equipped for a couple. The apartment is in a quiet location, shopping facilities and restaurants are within walking distance. The apartment was ideal as a starting point for a visit to the capital - you don't need a car and the metro is within easy reach.
We picked this property for location to a metro station. Even though the house is located in an alley, it was a great neighborhood, safe, well lit. We walked to & from the metro at all times of the day without ever feeling nervous. Cool building history, beautiful outside & in. Would have loved more towels & silverware, but overall not a big deal, easily picked some up. Would stay again & recommend to others.
The property is located on a beautiful, quiet street in a very convenient location in proximity to the metro station. There are local stores and restaurants all walkable as well. The kitchen is spacious and has everything you need! Great have a washer and dryer and bring home a suitcase full of clean clothes. The property owner is very responsive to needs and thorough with her communication. Just a mile walk to the Capitol building and 3 blocks to the metro!
I don't want to say, because this may be the best location in all of Washington. I'd preer others didn't know about it. Great near neighborhood. Easy Metro access. Best in and out of the city by car we have found to date. Then Julie has provided a well designed apartment that is soooo easy to live with.

Great location, quiet friendly neighborhood, beautiful, modern space
We came for Labor Day weekend with 2 teenage boys. The space is beautiful! We learned it was featured in Washingtonian magazine! We met the owner upon arrival and he was so gracious. If you want the quintessential DC local experience, this is the place! If you have large teenagers like we do, the sleep sofa only fit one 16 year old boy. We brought an air mattress for our other son. Would recommend!
Went to DC on memorial day week, arrived at a very quiet courtyard in the capital hill neighborhood. The place had a very nice aesthetic with a big wooden wall that can be moved to let more or less sun in. When we entered, we were greeted on the left by a massive kitchen with a huge island and a dining room. To the right was a hallway leading to a bathroom with a walk in shower and the bedroom with a sliding door. Everything was very clean and the couch transformed into a futon seamlessly. There was lots of space for us, and we really enjoyed staying here!

We took our 2 grandchildren to DC on a summer “field trip”. This was a perfect place for 2 adults and 2 grandchildren ages 11 and 13. There was enough room to use an air mattress so they wouldn’t have to share the full size sofa bed. The kitchen lacked a pitcher but that was found at the nearby Safeway which is quite nice. The location is indeed close to the Metro and there is a variety of restaurants close by. We definitely recommend this apartment in a quit and upcoming neighborhood.

We LOVE this rental property!
I would highly recommend this rental. The location and neighborhood made the trip so enjoyable. It is very close to public transportation, grocery stores, restaurants and Capital Hill. The rental is beautifully designed and thoughtfully arranged to make it comfortable and convenient for guests. The neighborhood is clean, safe and friendly. We were impressed that many of the neighbors greeted us and introduced themselves. This is not a typical rental. We felt very fortunate to stumble across a true gem. We will make every effort to stay in this rental during our next visit to D.C. The quality and comfort are outstanding! You will not be disappointed. Some of the highlights include the comfortable bed, the spacious kitchen, the bright airy living space, the shower, and most of all the hospitality provided by Julie and Karl.

Disappointed
The property has great potential. But as far as being a top property currently it lacked. Needs a deep clean, towels dingy and dirty, linens not fresh. Not sure if owner is aware but toilet has a leak or something wrong internally. Property overall felt like someone was living in it previous to our stay and it showed. Not a fresh smell in unit. No rag to wash or scrub dishes or one extra roll of tp. Need more window treatments in main space (walker bys could look in which was uncomfortable at times). Definitely needs to pay attention to detail to make it a nice stay for guest. I apologize being somewhat critical but as mentioned if some of these things were corrected and stayed consistant it would be a nice stay.
Amazing host, very accommodating, and a perfect, peaceful location to unwind after a busy day on The Hill. Will be staying again for sure next time in the area. Highly recommend.
Staying here was a treat! The property is beautifully designed, very well appointed, quality built, clean and comfortable. Julie responds quickly. The location is marvelous. Easy in and out of the city. Plenty of services in walking distance. Delightful neighborhood to walk around. And only a long walk to the Capitol and the Mall.
We had a fantastic stay. The location is incredible and we loved everything about this beautifully renovated carriage house. Highly recommend!

Best Home Away Experience Ever....
We stayed in the lower unit Dec 1 thru 8th, 2018 and it worked perfect for my husband and I. Communication with Julie was excellent and arrival instructions were clear. She always answered my emails immediately which I very much appreciated. Loved the unit which was modern, spotless, quiet and very comfortable. We even had our own little Christmas tree the owner was so sweet to put up. Eastern Market and Metro were fairly close and it was about 1 1/2 mile walk to Capitol. The bedroom had a very comfy queen bed and the bath had a super walk in shower. The kitchen was out of this world. Great assortment of cookware, washer/dryer, etc. I brought my own cooler full of frozen gourmet meals for the week which worked out great since we were so tired from walking all day. There was also a lovely table to sit at and enjoy eating those meals. This was by far the best Home Away experience we have ever had and I would highly recommend this property for a couple wanting a quiet place to stay.

My wife and I have stayed in the DC 5 or 6 times over the past couple of years, visiting our kids and grandchildren. Each time we have stayed at a different VRBO or AirBnB property and without a doubt, this was the finest property of all. Perfectly located near Pennsylvania Avenue, metro stops and the Eastern Market, it is a hidden gem within a traditional Capital Hill neighborhood. "Hidden" because it is off of a primary road which provides an extra buffer against vehicle and pedestrian noise. However, it is very easy to find. Its rectangular design honors the historic carriage house that once occupied this spot. It is well lit and very secure.
The interior was extremely spacious, including the living area, kitchen, bedroom and bathroom. All appliances were modern and worked to perfection. The shower was nice (once I figured out which button to push and which ones to leave alone - it took me all of about 30 seconds;)). The bed was comfortable (read firm mattress) and there was ample closet space. A really unique and intelligent feature was the exterior movable wall (bottom unit) that controlled exterior light and provided additional privacy. It was a bit chilly, so we will need to wait to explore the roof-top terrace during visits in the warmer times of the year.
In our previous visits, we stayed in the traditional federal row house style units; quaint and interesting, but no more. This unit has so much room, both inside and out.
Without a doubt and without any hyperbole, this unit is the best value in DC in terms of price, comfort, location and convenience when compared to the other places that we have stayed. Julie and Karl certainly have a gem.

Originally from Chicago, I've lived in Washington DC for 25 years and have three kids who are 13, 16, and 19 years old. I'm a children's librarian for a local DC Public Library and work for a national au pair agency, connecting international au pairs with local host families.
Why they chose this property
This is our only property, and we have put a lot of love and attention into it. We've stayed in a lot of VRBO/Airbnb properties on travel and some are run by distant owners or companies. That's just not as fun. We live here, and we love it. This is a local, family owned property that we put a lot of time and attention into -- and we take care of our guests.
What makes this property unique
Capitol Hill is a very strong community brimming with long-term local residents. There are coffee shops, restaurants, an open air craft market (weekends), and more -- all an easy stroll away. You won't need a car, and as we don't have a parking space for Unit A we encourage Uber, Metro, and other public transit over street parking. Really - you don't need a car - but if you drive to the city we can help you find long term parking.
FOOD: Safeway, Trader Joe's, and Harris Teeter supermarkets are 3 and 4 blocks away respectively. A stocked CVS is on the closest corner. Rose's Luxury is currently one of the top US restaurants... and is an 8 minute walk! We love it. On the same street (8th) you'll find plenty of other great choices (Indian, Mexican, Chilean, Greek, steak houses, a beer garden, sports bars, local watering holes, and more). Down the street are the bars frequented by Congressional staff. New hires are the ones showing their ID badges.
The US House and Senate are a 15 min walk, as is the Library of Congress. The East end of the National Mall and the first of many Smithsonian Museums are also walk-able (20 min), or are easily accessible from Metro or any city bus that stops just a half block away.
The Eastern Market metro station (3 blocks) will connect you quickly to any part of the downtown area. By metro, you can be at the Verizon Center (Concerts, Hockey, and Basketball) or the National's Ballpark in about 20 minuets.
A 20 minute walk (passing the historic Marine Barracks) gets you to the Navy Yard area, where you'll find free outdoor concerts on Friday night all summer.
Also not too far (10 minutes by Uber or cab) is the booming H Street Corridor in the northern edge of Capitol Hill in Northeast DC. There are a ton of great bars and restaurants in that area, too.
