Even better, local favorites, including restaurants, shops, and everyday conveniences, are just a block or two away.
LIVING & DINING AREAS: The inviting living and dining area offers multiple sofa sets for large groups, a streaming cable TV, and a dining table for 6–8, with sliding glass doors that open to an expansive oceanview front patio.
BEDROOMS: - Primary Bedroom: King-size bed; Roku TV; ceiling fan; en-suite bathroom - Guest Bedroom 1: King-size bed; Roku TV; ceiling fan - Guest Bedroom 2: King-size bed; Roku TV; ceiling fan
OUTDOOR SPACES: Spacious oceanview front patio featuring a dining table with seating for six, two chaise lounges, a market umbrella, and a hard-line gas BBQ grill, perfect for relaxed coastal living.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire ground-floor 3BR/2BA residence. This includes all interior spaces and the private oceanview front patio. The upstairs 6BR/3BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listings or contact our office for more details.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared coin-operated laundry facilities are located in the laundry closet inside the property wall along Seashore Drive. Guests must bring their own laundry supplies and quarters.
Parking: One exterior, semi-covered parking space (15'D x 7'W) on the far left side between the sidewalk and garage, accessible from the rear alley. Fits most vehicles. General street parking, both metered and unmetered, is also available. Please follow posted street sweeping signs and restrictions.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The house is located near the beach but kind of far away from restaurants and bars. We arrived slightly early and the house was ready but would not give code to enter until right at 3:00 despite asking. The house is clean but there is bare minimum amenities. Be sure to bring a blowdryer!

The property location was excellent. It was literally right across the beach had beach chairs avail to use. The property was pretty clean and had king beds in every room. Our family really enjoyed the stay.,

We stayed in this location with a group of 4 other friends, so 3 couples in total. Having three king beds and three bedrooms was perfect. The patio and living area are great for playing games and hanging out. Super close to the beach and even caught a sunset from the front the front patio.

Nice location 1 block from beach the place is nice and spacious. We had small issues that the management team reacted very quickly.
I do hate the one roll of paper towel rule but otherwise great stay.

We had a wonderful time! The home worked well for us and everything was good. I will say that we’ve been going to Newport for 10 years and this is the first time we have ever rented a place that had a garage but did not allow us access to the garage and it was a little bit inconvenient to not have a space to put our bikes in beach stuff. The suggestion was to put them on the front patio instead, but we have had bike stolen right off our patio even cutting locks in the past so we won’t ever leave our bikes out especially overnight so that was a little bit inconvenient for us. I wish the listing would’ve specifically stated that there is no access to the garage for the rent renters.

The home is one house from the beach and has beach views. The management is very responsive. The home is older, but functional. Plenty of seating in the living room and kitchen area. Comfortable kind beds in all bedrooms. It could use a mirror over the 2nd sink in the bathroom. Some of the electrical outlets do not work.

The home and location were very nice. Very basic with plates, cups and some pots, prepare to stick your own kitchen with condiments/seasonings. Furniture is newer and beds were comfortable. Smell coming from shower water, not sure if drains or water. Being on the ground level we heard the upstairs unit morning and night.

The location of this condo is ideal. The beach is steps away. The patio is big and perfect for looking at the beach without all of the craziness of the boardwalk. So many great restaurants/bars within walking or biking distance.We appreciated the beach chairs since we flew and could not bring our own. The unit was very clean and Beachview was good to deal with. We rented bikes from them and had them delivered. Super convenient. I hate to even mention the negatives, because overall, they did not impact our trip. But....I wish I would have known these things before booking: internet is spotty, same will cell reception in the unit. The unit is comfortably furnished, but it just seems tired. Also, being a downstairs unit...you will hear the people above you. The insulation between floors is not the best. Other than those details, everything was great.

Great place to stay!
You can't get much better than this location! Unless you want to be right near the pier, then I'd suggest finding something a bit closer. This location is about 1.2 miles (one way) from the pier area which gives a perfect distance and opportunity for a walk into the busier area. As a heads up, being on the first floor, you can frequently hear people in the upstairs units. Other than that, it was a great place to stay with the family!
I planned a trip from Colorado to visit family in California my 2 aunts from NoCal came down and we all stayed in the unit. Overall it was a very nice place but you can tell it was cobbled together to make multiple units. It does not have washer and dryer in unit it is in a closet out front that takes quarters. There was an issue with outlets in the kitchen not working and a lamp in the living room was broken. These items were taken care of the next morning and the service and promptness was awesome.
The only other issue is parking but it's just that way along the beachfront communities.
Had a great time celebrating my grandson 2nd birthday, Great property and location.
