Beachside Villas 1122 is 2nd floor beach retreat with 3 bedrooms and is one of the largest condos in the development. Freshly updated, there is plenty of room for your family or group to spread out and have a relaxing vacation. Bonus? It's just steps from 1 of the complex's 2 pools.

The kitchen is fully equipped and ready for you to whip up fantastic meals and beach snacks. Enjoy seating for 4 at the kitchen counter and additional seating for 6 at the dining table. You'll want to spend a few evenings or mornings out on the balcony soaking up the Florida sunshine. And for your entertainment needs, you'll love the 50" Smart TV in the living room, plus each bedroom also includes a TV. For your convenience, 1122 also offers a restaurant-style high chair and a card table with 8 folding chairs.

Sleeping Arrangements:
Bedroom 1: King bed, TV and balcony access. Private bathroom with tub/shower combination.
Bedroom 2: Queen bed, TV. Shares bathroom with Bedroom 3 with attached .5 bath.
Bedroom 3: King bed and full bed, TV. Shares bathroom with Bedroom 2.

Beach Access:
If you’re ready for a beach day, head down to your access right at the end San Roy Road, about a 4-minute walk. Enjoy both the Gulf and Eastern Lake. This is a 2+ acre stretch of beach with plenty of room and is the recommended beach for your stay at Beachside Villas. And, for your convenience, Beachside Villas provides transportation to and from this beach access via golf cart service from March – October (please call us for specific dates).

Beachside Villas:
Beachside Villas has such a great family-friendly atmosphere. Enjoy a game of shuffleboard, tennis, or pickleball. You can even grab pickleball equipment at the onsite HOA office. Soak up the sun at either one of the 2 pools. One of the pools is heated seasonally. Grill up an amazing BBQ feast on one of the community charcoal grills. The location can't be beat - quiet and secluded but close to everything you'd want to do on your 30A vacation: fantastic restaurants, shops, golf courses, and bike rentals. Seaside and Rosemary Beach are just a few miles away.

Book Beachside Villas 1122 and enjoy exclusive Xplorie perks! Experience axe throwing, ziplining, and sunset dolphin cruises. An initial Benchmark signature box of amenities is provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, 1 pack of kitchen wipes and liners for each trashcan plus 2 washing machine pods. For each bathroom it includes: 1 roll of toilet paper, 1 set of facial and bath soaps/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom.

Long walk to beach

The condo was very nice, and everything was there that we needed. My only disappointment was that it was much farther to the beach than we thought it would be. It was advertised as a four minute walk and that’s why we chose to stay there; however the closest beach within walking distance is private, so we had to walk much farther to the Beachside Villas approved area.

Reviewer Comments: This unit comes with plenty of seating along with extra folding chairs and a table in a closet which was helpful when we had friends over for a game night and dinner. The kitchen has every possible cooking utensil and pan you’ll need as well as every kind of drinking glass under the sun! The beach is super close (one street away and a small walk through the complex) however the complex golf cart service is extremely quick and gets you and your things there in no time. There is no beach gear for use in this unit besides some baby beach toys in an outside storage bin so be prepared with your own. Lots of closet space in each bedroom. Also a nice feature is a bathroom for each bedroom (a shower is shared between 2&3). Well priced for what you get.

Beachside Villas Disappointment

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was somewhat unhappy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The condo was comfortable but not very clean. Included amenities are just ok. One towel and wash cloth per guest is not enough. When visiting the beach daily it is hard to keep towels fresh for daily showers with the laundry in the unit. Kitchen tools are ok, but the nonstick cookware is cheap and needs replacement. The beach access is the biggest complaint about our stay. The shuttle was ok but unable to reach by phone when we needed to be picked up from the beach.There is no boardwalk to the entrance of the beach and no way to wash off self or beach gear. The distance from the entrance to the actual beach is too far to walk with gear. Driving personal vehicle to beach access is also problematic with so little place to unload and turn around the vehicle. We spent several years renting at Beachside Villas in the past but we will not return.

Some Good, A Few Not So

The private beach was lovely! The three bedroom and bathroom situation worked well with 6 adults and two children. The only downside was the room didn’t have the furniture in the picture. It had a loveseat and two chairs which made a big difference in a group of 8 - no couch made it difficult for people to sit. This was made worse by a rainy day. Also, you need to bring house shoes/flip flops/sliders for just around the place because the floors were so dirty your feet would be covered in black dirt if you walked around for a bit. The management team for the place and the HOA were very nice and responsive. The HOA even communicated with the beach owner to let us have a small ceremony on the beach for our wedding and it turned out lovely. Overall it was a good vacation.

Beautiful, secluded location.

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: After we arrived at our rental and walked around, putting our things away, our feet were black from walking on the floors with no shoes. The floor was not mopped. We had to walk in shoes and tell the kids not to play on the floor because it was so dirty. I talked to someone at the office when we had an issue with the unit door not unlocking, and mentioned the dirty floors. They offered to send someone to clean it but we had already had our things out and were in and out of the unit. I asked for a new mop to be dropped off because the ones in the pantry closet were disgusting. A new mop and bucket were dropped off and we swept and cleaned the floors ourselves. I asked for a discount on the cleaning fee and the person I spoke to, (I believe it was Raven?) said she would make a note of it so it can be addressed, but I yet to hear back from anyone. I hate to leave a bad review, I know these rentals are people's livelihoods but they should be aware of issues with how their property is managed. Other than that, I would say the mattresses could be comfortable and we could hear people above us running around early in the morning, the sound proofing is not good. The rental itself is in a beautiful location, nicely decorated, we had plenty of space and it was stocked with everything we needed. I would stay here again because of the location.

The Management Company did an excellent job sorting out an issue upon our arrival and got us into the condo even though I had missed the email where you sign the contract. I took care of it the next day but they got us in after hours the day of our arrival.

Great Getaway

This was a great property. It was very clean, had all the kitchen stuff we would ever need, linens were bright white and there were extra pillows, blankets, etc. The beach was a 5 minute walk at most. A small pool was 50 feet away from our door. The location was great for us as it was close enough to drive to food, shopping, grocery stores but not in the middle of the busy tourist spots like Seaside. Had a great little get away and would stay there again!
