1) We provide complimentary trash pickup for guests staying 6 days or longer at mid-stay. A guest agreement must be electronically signed after the stay is confirmed by someone at least 25 years old for insurance and liability purposes only. The guest cancellation policy is as per the platform on which your stay was confirmed at the time of booking. (A $55.00 card processing fee is charged by a third party when canceling a reservation on VRBO.)

2) Our family cabin does not allow pets at this time, and currently cannot accommodate early check-ins. Please note that the roads in the mountains are typically narrower than your average rural road. We kindly ask that there be no parties on the premises. The cabin features a staircase that leads to the water's edge, allowing easy access to the kayaks from the rack for launching.

3) WE ENCOURAGE GUESTS TO PURCHASE TRAVEL INSURANCE THAT IS DESIGNED TO PROTECT AGAINST LOSSES DUE TO SUDDEN TRAVEL CHANGES. WE ARE NOT RESPONSIBLE FOR ACTS OF GOD OR UNFAVORABLE WEATHER CONDITIONS

4) PLEASE NO PARTIES!! The cabin has a staircase that leads to the water's edge, which makes accessing the kayaks from the rack and launching a synch

5) Like many in the area, the cabin is on well water. The water has been tested and meets U.S. EPA guidelines. We have also taken extra measures to ensure continued water quality by installing an ultraviolet Triton water treatment system with a PENTEK filter, including a backwashing system. If you still have concerns, please bring bottled water

6) Please be aware that bears and their cubs are occasionally seen near the cabin, as it is located near the Great Smoky Mountain National Park. Even though bears may appear gentle, it's important to remember that they are still wild animals. Please avoid touching or approaching them. Even if they seem hungry, do not feed wild animals or leave food or trash in your car. Always keep your vehicle locked, as bears have been known to open unlocked doors

7) We highly recommend purchasing local grocery items through the INSTACART app, available on both Android and Apple app stores

Exceeded our Expectations
We could not have picked a better place to stay Tom the host answered every question we had throughout entire process and sent various messages asking if everything was to our satisfaction… The home is amazing and had everything for us to enjoy that included awesome private lake that our 7 year old granddaughter caught her 1st fish that was memory in itself… They even included firewood that we enjoyed roasted hot dogs and s’mores😊.. The home was spotless and roomy for everyone to have their own space.. Thank you Tom for allowing us to enjoy your home during our first time to Gatlinburg… We are already planning trip back….

RELAXING WEEKEND
The cabin and location were awesome. The check in process is great, especially because we drove there and arrived later. My only complaint was that the place was not clean at all. There was layers of dust on the tv, furniture, microwave, refrigeration, etc in bedrooms. Thick layer of dust and dust balls hanging from ceiling fans and the ceiling. Cob webs in the rooms. Dishes in the dishwasher…I think it was ran but the dishes were not clean. Dirty dishes in the cupboards. The basement bathroom toilet and shower were dirty as well as the shower upstairs. Definitely needed a good cleaning. Otherwise, a wonderful place, good location…very peaceful. We had a good time.

The cabin looked exactly like the pictures. Very easy check loved the facts only had to put in a code which was very easy. Love the facts there was fire wood there for u and 3 fishing rods which was so fun to fish. The cabin was perfect 10/10 experience

We had a great time. The house was absolutely beautiful. Loved the view of the lake. Plenty of space and things to do if you stay at the house and don’t go anywhere. Very close to Gatlinburg. Used the Trolley stop one day which is real close and super easy and free. Tom was a great communicator and appreciated all the hospitality. Would definitely say again.

Perfect Getaway
Enjoyed all the extras the house had to offer (hot tub, front porch swing, kayaks, and the view). Host is extremely responsive and goes above and beyond to ensure your stay is perfect.
