Sunset View Lake Front Living with Dock & Boat Ramp on Lake Winnisquam

Lake Winnisquam 3 BR 2 bath lakefront with water toys galore, dock (from mid May through end of September) and on site boat ramp. Our ramp is great for snowmobil or fishing hut access to the lake. Location near towns and shopping, hiking trails and Gunstock Ski and recreation Area. Recently renovated, great kitchen, deck, gas grill, patio and fire pit. Enjoy your morning coffee on the deck with the loons! Bedroom Linens and towels, beach towels, kitchen utensils and paper goods all provided - ready to vacation! The 40’ dock can accommodate up to one 25’ boat. Launch ramp on the property to accommodate most but Laconia also has a nearby public ramp. Winnisquam Marina is just at the end of the street for rentals. Plenty of parking in our lot across the street for your guests and your trailer. Motorcycle week is from June 13 - 21, 2026 - these popular dates will close out, we do have room for bike trailers!

“Our property is a classic lakefront “compound” with three homes. This rental is the larger two story right on the lake. We live in a ranch home next to Sunset Drive and we also rent our vintage seasonal cottage which is also on the lake right across the boat ramp. If you have a large group you may want to rent both properties - the ID for the cottage is 2657912. The water toys, kayaks and SUPs provided as well as the waterfront area is shared by both properties. Our boat is on one side of the dock, you will have an entire side of the dock for your boat and shared use of the boat launch ramp.

During the summer high season, the house rents weekly with check in and out on Fridays so you can enjoy a full weekend. For the rest of the year minimum stay is 3 or 4 nites with discounted rates weekly and monthly. Preferred checkin days Monday and Friday. Let us know if you are bringing your boat or your little ones or pups will be staying so we can prepare for them. Up to two dogs are welcome with pet fee, no other pet types allowed.

LOCATION

Lake Winnisquam is 4,264 acres of fun! Right on your doorstep. Winnisquam Marina is just a few blocks away for boat rentals. Lake Winnipesaukee, Weirs Beach, Meredith and Gunstock Mountain are all nearby. Hiking trails are also nearby - Mount Major - 17 mi, Lockes Hill - 8mi, the WOW and Winni trail for biking and walking starts just around the corner and the White Mtns - Franconia notch and the Flume Gorge are less than an hour up Rt. 93. Other area highlights - New Hampshire Motor Speedway is 10 miles away, there is a petting farm nearby and Mini Golf, the Fun Spot Arcade, Winnipesaukee Playhouse, NH Bank Concert Pavilion and the Lakeport Opera House are all within 15 minute drive.
In the fall the colors are gorgeous! We have two pair of loons right nearby on the lake. In winter our lake is great for ice fishing - the ramp is perfect to launch your hut or snowmobile. Gunstock has great skiing with few crowds, Loon and Cannon are just 45 min away. We are happy to recommend snowshoe hikes nearby.

Great week on the Lake!

The house was awesome! It had all the amenities and it is central to everything - fun spot - weirs beach - Harts Turkey farm - grocery stores - Winnisqam market - boat rental places - the outlets etc.Would recommend this property and we'll be returning for sure!

Family vacation

The house was perfect for a Family. We enjoyed being on the water, and having a dock available for boating, was amazing. The house was pristine. It had plenty of towels and linens. We enjoyed making s’mores by the fire in the evening. The house is convenient to all your needs. We’re definitely vacation there again today.

Family Fun with Boat Dock Access

The inside of the house? Immaculate and modern. The outside of the property? A lakeside paradise. This property was perfect for our families as we rented the cottage as well. The hosts were hospitable and helpful; the location is ideal; and the frontage is beautiful. We really enjoyed our week away with boating, relaxing, swimming, and some good old-fashioned family bonding.

Sunset on Belmont, Go For It

What a great location. There are neighbors all around you, so that being said, there is not a lot of privacy. The neighbors are super respectful, and very helpful if you need anything. Lots of toys to use out in the lake, the boat ramp is perfect and makes for much easier access.I would definitely recommend renting if you are interested, you will not be disappointed. Amenities are modern and it is very spacious on the inside.

This is the place then.... It had everything we wanted in a lake house! House was immaculate, nicely decorated and equipped with everything you could need. Pets welcome, boat dock, private beach, although we had to share it with her awesome family and some very nice neighbors! My goal was to make memories with my family and RELAX and Sunset Drive made it happen! Thank you to Karen and her husband for the awesome hospitality!

Amazing hosts and property

Karen was an excellent communicator very early on. Once we arrived we were greeted by her, and quickly met her husband John and their adult children. Conversation was easy, and the home was warm and inviting. Impeccably clean. Ample towels, both beach and bath, for our family of 6 adults and three children under 5. We also had two dogs with us. and Karen made sure there were dog blankets, toys and treats — a really nice touch. Rent this property or the cottage (or both) and you will not be disappointed.

Great location

We rented this property mostly because of the location. It is so easy to get to and is on a great part of the lake. It's 6 houses down from a marina where you can rent any water sport item you need. The owners provide 2 SUP's and three kayaks along with paddles and life jackets. We fished right off the dock and had a blast with the kids. The water is nice and clear. Right out from the house the water stays nice and shallow for several yards. The owners are on site and were easy to contact if needed. We had 5 adults and three kids. We had plenty of room. The kitchen is great and well supplied. Overall we were very satisfied with the accommodations, the location and the ease of renting. I highly recommend this house.

The Best Lake Vacation EVER

There are so many amazing things I can say about this property, the pristine lake, and most of all, the owners. Karen and her family reside in the home right next to the two rental properties. I know sometimes that can deter people from wanting to share the same grounds, but let me say, if it weren't for Karen, her husband, and her son, I don't think we would have had nearly as much fun as we intended. We received the sweetest welcome and farewell. In between our staying and going, this amazing family checked in here and there via text and when we would see them outside. They are such gracious, generous, and thoughtful people. Renting the boat was a MUST and it was so fun to see the other renters out on the sandbar. We truly had the best vacation ever. Anything we needed, the owners were so QUICK to make things happen and give great suggestions. The house - OMG, the house is IMMACULATE. The photos do no justice. It was the nicest home we've rented on a site. It was so much fun exploring the lake by boat and taking walks with the dog at night. We are determined to rent here again next summer and can not wait to get back. Thank you Karen and family for absolutely everything you did to make our week incredible. We truly love and appreciate you and your hospitality. See you in Summer 2023. :)

We rented this beautiful property for the Timberman 70.3. Loved the location, the views and the hosts. Could not recommend this enough for anyone looking for a wonderful weekend or holiday.

Possibly a new family tradition

Everything you see in the pictures are so on spot! I brought some of my own favorite kitchen utensils pots, platters....didn't even need them! Karen and John have thought of absolutely everything. My grandsons are 1 and 3, there was so much there to occupy them...Momma didn't even really need anything but their stroller to go for walks. Safe location off the main road but so close to everything you need! I worked at Lowes for 8 years and I will say the appliances, utilities, faucets are of quality, this place is loved! My parents in their 80s could sit on the deck and watch their great grandchildren play in the water and outside enjoying the boats and mother nature! (that was our objective for them...to have a place just like this)!. The best part was they enjoyed themselves had lots of laughs and precious moments with us all! 4 generation vacation! My Daughter and I were talking before our check out time saying, let's come back next year! So this is possibly our new tradition from now one. We only live in Milford which is only an hour south...but it doesn't matter, cuz it's so convenient. Thank you Karen & John, you are really very kind and very accommodating!

Why they chose this property

What could be better than staying steps from the crystal clear lake! You can do a sunrise hike to the top of Mt. Major in the morning and be back for a swim by noon, catch a fish and have a BBQ on the deck in the afternoon. Evenings are good for hanging by the fire pit but locally the Fun Spot is said to be the worlds largest arcade or there are three theatre and music venues within 15 minutes for more action.
