MUST-KNOWS BEFORE YOU BOOK:
- Use a credit card that provides travel insurance to book if you have one. Otherwise, we highly recommend purchasing travel insurance for peace of mind on your journey.
- The primary guest must be at least 21 years old.
- No pet is allowed. $300 fine per pet.
- 2 parking spots in garage and 2 more in the driveway. We have a golf cart; hence if you bring 4 cars, you will have to park the golf cart horizontally at the back of your 2 cars in the driveway. It will be a bit crammed, but doable.
- To prevent pool party, HOA only allows a maximum of 12 persons per home at the community pool. If pool security notices that your group exceeds this limit, he may request the additional persons to leave the pool and come back later.
- 3 flights of stairs between each floor. In-home elevator is available for disabled guests.
- We provide a propane tank for the BBQ grill, and our cleaner typically replaces it when it runs out. However, if they're on a tight schedule, they may not be able to do so before your arrival. If the gas runs out during your stay and you need to use the fireplace, we kindly ask for your help in swapping the tank at nearby stores and we'll gladly reimburse you the cost.
- Due to local weather and natural conditions, you may occasionally see pests and bugs inside or outside the house, even though we have regular pest control services and our cleaner always remove them during clean. This is out of our control, not a cleanliness issue, and not a reason for refund.
- All issues have to be brought to our attention during the stay so that we can address them. There will be no post stay refunds if we are not informed of issues during stay.
WAIVER, PHOTO ID, AND DAMAGE DEPOSIT:
In light of past issues with fraudulent bookings, to protect our property and all guests, we require the following from the primary guest within 48 hours of booking (or immediately if check-in is within 48 hours).
1. Electronic signatures on the golf cart liability waiver
2. A government‑issued photo ID showing your photo, full name and birth year. All other information can be blackened out if needed.
3. A fully refundable damage deposit of $400, to be reserved on your card 1 day before arrival, and released about 1-3 days (up to 14 days) after check out.
All personal data is used solely for guest verification and is not shared with third parties. After booking, you will receive an email with a link to complete these steps. The link, powered by Ownerrez, will begin with "orez.io".
IMPORTANT HOUSE RULES:
- Pool: No glass/animal/smoking/vaping allowed. No food/beverage allowed in the pool and wet deck. Children under 15 must be accompanied by an adult. Running, diving and climbing on any rock formation or the center island is prohibited.
- No smoking/drug/event/party/loud music allowed. Quiet hours 10pm - 6am.
- No weapon allowed at the property. Do not leave your weapon behind. You will be entirely responsible for any injury or death caused by your weapon.
- Street parking, parking on grass or protruding into the street are PROHIBITED. Guests are responsible to pay fines if parking rules are violated.
- No commercial vehicles, automobile, truck, boat, trailer, house trailer, mobile home, camper, etc. shall be parked on any roadway.
- Trash must be bagged and put inside the closed bins, which must be kept in the side yard at all times except during trash pickup period. No loose bags of trash allowed.
- No children or pet is allowed in the elevator unattended.
- Use in-sink garbage disposal for small food remnants only.
- Do not put liquid dish soap in dish washer.
- Remove sand from clothing/towel before washing/drying.
- Do not wash white bedding and white towels with colored fabric. Wash bath towels and beach towels separately.
- Extra fee will be charged for stubborn or unremovable linen stains due to food, drink, makeup, fake tan, etc.
- Extra fee will be charged for any item damaged or removed from the premise.
RENTAL CONTRACT:
By booking this house, Guest acknowledge and agree to the following terms:
1) RESERVATION AND PAYMENT: Reservation is only confirmed after the Hosts receive at least 50% of the rental total, a signed golf cart liability waiver, and a copy of photo ID.
2) CANCELATION: There are no refund for late arrival or early departure. Guest receives 100% if cancellation occurs more than 60 days before arrival; Guest receives 50% if cancellation occurs more than 30 days before arrival; No refunds within 30 days of arrival.
3) NATURAL DISASTER & WEATHER - Refunds are not provided for hurricanes, tropical storms, wildfires, or other weather-related events, unless a mandatory evacuation order is issued by a government authority. We recommend guests purchase travel insurance to cover such situations.
4) MAXIMUM OCCUPANCY - is 20 persons. Failure to comply to maximum occupancy rules may cause you to be evicted. Florida Law 509.161 provides that the procuring of accommodations under false pretenses is a crime punishable by fines up to $500.00 and/or imprisonment up to 60 days.
5) DELAYING OR HOLDING OVER: If Guests occupy the property after the stated rental period, or decide to not follow any house rules, which triggers discount/refund for the next guest, Guests must compensate Host for loss of rental income, temporary and/or permanent loss of business, goodwill and reputation. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises.
6) CLEANING & REPAIRS - Bedding and towels are provided. Guests are responsible that garbage is transferred to the trash cans in the shed in the side yard, and soiled dishes and utensils are placed in the dishwasher and cleaned. If additional cleaning is required after Guests leave, it will be charged to Guests’ credit card.
Toilet paper, paper towels, hand soap, dish soap, laundry detergent, and trash bags are provided as starter only.
Guests agree to keep house, furniture, and furnishings in good order. Removing, adding, or changing furniture without Host’ approval is strictly prohibited. Guests is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items.
7) TRASH PICK-UP - Trash is picked up early in the morning Mon & Thu. Trash must be bagged and put inside the closed bins, which must be securely locked with bear straps, and kept in the side yard at all times except during trash pickup period. No loose bags of trash allowed.
8) ACCIDENTAL DAMAGE - Guests will be completely responsible for all damages to the home or property caused by Guests, whether accidental or due to Guests’ negligence.
9) ELEVATOR USE - No children or pet is allowed in the elevator unattended. Children should not play in or near the elevator. Never allow a child to stand between the elevator gate (folding door) and landing door. Child entrapment will result in severe injury or death. Never enter the elevator shaft above or below the elevator cab for any reason. A moving elevator can cause severe injury or death to anyone in the hoist way. Adults are entirely responsible for educating children about elevator safety. Repetitive and continuous use of the elevator just for fun is prohibited. Guests are responsible for service call if the elevator breaks down due to improper usage, or/and if children are found alone in the elevator. Under no circumstance will host be responsible for any damage, injury, or death caused by the elevator.
10) CONDITION OF PROPERTY: Host has, to the best of their ability, given an accurate description of the property and its condition. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and Wi-Fi service are not a basis for any refund. Host will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests’ occupancy. Existence of bugs or insects inside the property is not a basis for refund as the property is located near the forest and Host is unable to control insects. When Guests arrive, if Guests find that the house has not been cleaned to normal standards, please notify the Host immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the house.
The Guests agrees to hold the Host harmless from any liability for the condition of the house.
