This full one level home is located near the Finger Lakes region of Central New York with a plethora of activities to do. Such as vineyard tours, hiking, waterfall viewing, skiing, snow tubing and horseback riding all within a stone's throw. More specifically, the home is located in the village of Cazenovia which is located on U.S. Route 20 with many quaint shops, restaurants, history, and more! Every store in the village meets a variety of needs, from the late-night convenience store to a fast-food fix just up the hill.

Walking distance to town, this three (3) bedroom two (2) bath home is ready to accommodate a family of eight(8) or a group; in stylish rooms and beds. The Eat-in kitchen will comfortably accommodate all, with a cozy area for the furry family member to patiently wait for leftovers. An additional eating area off the kitchen will comfortably seat four (4), whether that is for a game of cards or a quiet space to work while away from home.

With several different sitting areas in the home, a family has the ability to safely "gate" the children in the den with ample activities to keep them busy; while the parents attempt to read a book or magazine without interruptions. No children, no problem! Toys are neatly hidden and if you are not thinking like a kid, you are sure to look over their camouflaged location. Furthermore, this house comes with full use of the washer, dryer, garage & driveway parking for those snowy or rainy days. Finally, an extra "play" space in the basement.

Scoping out colleges...we have you covered! We are a short 20 minute drive to Colgate, Hamilton, Morrisville & about 30 minutes to Lemoyne College and of course the famous Syracuse University and Carrier Dome. Traveling from the west, be sure to stop and see Elmira College, Scranton University, Stroudsburg University & Binghamton University.

Turn heat down to 50 from October 1st to May 1st. Turn off ACs Close & Lock master windows. Make sure BBQ tank is off. Close Garage door

For everyone's safety, there are security devices on the exterior of the property.

Gina is a full-time working mom, as a School Social Worker, to two strong little girls. Charlie is a full-time working dad, as a Detective in the NYPD. Both of us have been working in our careers since 2004. Having very busy and demanding lives we always have time for God and family; trips, games at home, little house projects, enjoying nature with our fur "babies". We are always hosting dinners and playdates and love sharing our home with others.

Why they chose this property

As Long Island natives, anything beyond the GWB was "Upstate, New York". The love of horses drove Us “upstate" to Cazenovia; just like Rockville Centre, NY where we grew up as children. A change in vacation plans brought our family to Cazenovia. Since that time, we were on the hunt for a house. Originally wanting a 1900's farm house that held 1900's "character", every house that we looked at, just didn't do it; until the one you will stay in. The minute we walked in, the girls ran to the bedrooms selecting their rooms away from home and how they would store their toys and places they would hide. The home just had a home away from home feel. A few months later, it was ours. Although, not "in" the center of town, this home gets more foot traffic than Penn Station. Short walk to the center of town, church and the lake. If your more a homebody while on vacation, the house will keep you busy for hours; BBQ, lounging outside watching the local deer walk through the back yard or our very friendly neighbors cat will come and keep you company. Bocci ball, horse shoes, chalk drawing or watching old school VHS/DVDs...we have you covered.
