The Space:

This home is designed for relaxation and entertainment, with an open-concept living area that seamlessly transitions to the outdoors. Expansive glass sliders allow natural light to flood the space, creating a bright and airy atmosphere.



* **Living Area:** Unwind in the spacious living room, featuring comfortable seating, a 55" streaming-ready Smart TV, and a cozy gas fireplace perfect for intimate evenings with friends.

* **Kitchen & Dining:** The fully equipped, modern kitchen boasts all-new appliances, including a gas stove, dishwasher, and blender. A full coffee station with an espresso frother and elegant dishware makes it easy to prepare everything from your morning coffee to gourmet meals. The dining table seats 6, with additional seating for 4 at the kitchen counter and 4 at the bar.

* **Bedrooms & Bathrooms:** The Escape Island comfortably sleeps 8 guests in 4 uniquely themed bedrooms, all featuring room-darkening curtains for a restful night's sleep.

* **Master Bedroom:** Features a King bed, an ensuite bathroom with a shower, and a Smart TV.

* **Bedroom 2:** Offers a King bed, a Queen bed, and beautiful mountain views.

* **Bedroom 3:** Includes a Queen bed and mountain views.

* **Bedroom 4:** A unique artist loft located on the roof with 360-degree views. This private space, accessed via external stairs, has been converted into a bedroom with two Full-sized beds.

* **Bedroom 5:**A private detached mini home, complete with two full-size beds, a fully equipped kitchen, a cozy living room, and breathtaking mountain views through expansive floor-to-ceiling windows.

* **Outdoor Oasis:** Your private backyard is a true highlight, featuring a brand new heated pool and an in-ground spa. Enjoy the desert evenings around the fire pit, grill up a meal at the BBQ, or dine al fresco. The space also includes an outdoor shower, a turf area with games like cornhole and Jenga, and color LED lighting to set the mood.

* **For Families & Wellness:** We provide 1 highchair and 1 Pack ‘n Play upon request at no extra charge. The home is also equipped with a dumbbell set, yoga mats, and various board games for your enjoyment.



Guest Access:

Guests will have private and exclusive access to the entire house, backyard, and all amenities on the property. This includes the pool, spa, mini-golf course, and all living spaces. Parking is available for a maximum of 4 vehicles on the property.

*** MINIMUM AGE REQUIREMENT *** The person renting the property MUST be 25 years old per the City of Palm Springs.



*** CITY REQUIREMENTS for RENTAL CONTRACTS: ***

In compliance with City of Palm Springs regulations, the primary renter must provide a copy of a government-issued ID, submit the license plate numbers for all vehicles parked at the property, and sign a required rental agreement prior to check-in; all adult occupants must also confirm that they have read the City’s Good Neighbor Brochure. *Verification and contracts are submitted through an alternate page called SuiteOp after confirmation of reservation**



*** SECURITY DEPOSIT *** THE SECURITY DEPOSIT HOLD IS $1999 ($2499 for reservations exceeding 28-days) AND WILL BE PROCESSED 5 DAYS PRIOR TO CHECK-IN/ARRIVAL AND RETURNED 7 DAYS FROM THE DAY OF CHECK-OUT TO ALLOW POST INSPECTION OF PROPERTY FOR CLEARANCE OF CONDITIONS (Does not apply to Airbnb reservations)***



*** EARLY Check-in / LATE Check-out: *** We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.



***CANCELLATION POLICY:** Please be advised that a 5% service charge applies to all refunds to cover non-refundable credit card processing fees. Refer to the platform's cancellation policy for specific refund amounts and timelines. Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.

Please note that we must adhere to our cancellation policy since the property is reserved exclusively for each guest, making it unavailable to others. If you have existing travel insurance through a provider or credit card, we recommend reviewing your coverage.

* 100% refund for cancellations made within 48 hours of booking.

* 50% refund for cancellations made at least 30 days before check-in.

* No refund for cancellations made within 30 days of check-in.

* NO CANCELLATIONS DURING HOLIDAY AND SPECIAL EVENT WEEKENDS**



*** ADDITIONAL CLEANING REQUIREMENTS for mid-term or extended stays: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.



*** OUR COMMITMENT TO CLEANLINESS: *** Your health, safety, and comfort are our highest priorities. Each home is professionally prepared before your arrival using enhanced cleaning and disinfecting protocols, EPA-registered products, and meticulous attention to high-touch surfaces and overall presentation. We are committed to maintaining the highest standards of cleanliness and quality so you can arrive with confidence and enjoy a pristine, welcoming home from the moment you arrive.



*** PET FEE: *** A non-refundable pet fee of $75 per pet is required for all stays with pets to cover additional deep cleaning.



*** OPTIONAL POOL / SPA HEATING: *** Optional pool heating is available for a fee of $99 per night and must be reserved for a minimum of 2 consecutive nights. Please provide at least 48 hours' notice before your arrival to ensure the pool is heated for your stay.



*** OUTDOOR MUSIC IS PROHIBITED PER PALM SPRINGS ORDINANCE. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People's noise during the day is permissible but must be measured and reasonable. Daytime is considered 8:00 am to 10:00 pm. ANY FINES RELATED TO CITY ORDINANCE VIOLATIONS WILL BE PAID BY THE GUEST.



**MAIL & PACKAGE DELIVERIES ***

Guests are welcome to have mail or packages delivered to the property during their stay; however, deliveries are made at the guest’s own risk. The host/owner is not responsible for any lost, delayed, or undelivered mail or packages.

Please note that the property’s mailing address is typically forwarded to an offsite location, which may cause delays or affect deliveries. Because of this, we highly recommend guests either hold their mail at the nearest post office or rent an Amazon Locker for a more secure and reliable option.

While we will do our best to assist if an issue arises, our ability to help retrieve missing items is limited and cannot be guaranteed.
