Was a “beach” property with probably lots of rental history. As advertised. Good layout but needs some updating. Great location especially for people who like being right on the boardwalk and sand. Balboa pier, ferry, restaurants only a short walk.Adjacent rentals with air conditioning running noisy given the need to keep the windows open for air flow. Like all peninsula properties,, close proximity to neighbors depends upon the how much partying going on. Ditto the renters in the upper unit. Ants alive and well which is common on residence built on beach sand.Great, responsive host/management.Recirculation pump could avoid waisting water awaiting the hot water. Since no AC, ceiling or table fans would be nice. Bought a small one and left in unit for others.Overall happy with the rental.

We thoroughly enjoyed our stay at this property. The property manager was wonderful and extremely responsive. Even though being on the ground level on this side of the beach meant we didn't have a view of the water, the beachfront location was still fantastic, and we had a great time! We would definitely return for another visit.

Location was perfect, beach front. The only problem was the AC for the house was not working. It was very hot inside the house when we checked in. It was much cooler outside compared to inside the house. They were only 2 standing fans inside the house. Tried calling the numbers provided but no one responded until the next day. The host then was able to provide an extra 2 fans for us to use. Other than the AC everything else was good. The house had all the basic appliances that we needed. We did a BBQ and they had the propane gas stove which was perfect.

Absolutely gorgeous property location right on Newport Beach. Our family met here to celebrate my daughter’s graduation from nearby UC-Irvine. Nice property as described. Great kitchen/living room open space with West wall all windows with unimpeded view of the beach. Brand new gas grill added - used this for our steaks last night. Ample space for the entire family. Property mgmt had speedy responses to any questions. Will definitely stay here again!
