4 bedroom house in Yarmouth on a main road, short walk to a beautiful pond, great for small children. Good kitchen, pleasant outdoor deck. Major plus is an abundance of toys, games and bicycles. Bedrooms are a bit small but fine for a family. Our host was well organized and responded quickly to texts. Minor annoyance was a long list of checkout requirements that one would expect a 200 cleaning fee to cover.
The house was a bit smaller than i thought it was, but the kitchen and bathrooms were uodated and nice. The stairs are very steep. The back deck was very nice, and we used it several times. Eating together was difficult because some had to sit at the island, while others sat at a small table. The outside table was a good size, however. Overall, it was a nice home, and we enjoyed our stay! The pond is a special aspect of the home. The host was very helpful, too.
House was immaculate and bedrooms very spacious. Only issue is that the stairs are very narrow.

Highly recommended. Very clean. Beautiful private beach. Plenty of space. Great water. Peaceful.
I absolutely loved this place! The back yard is like a bird sanctuary. It was just a quick walk to the peaceful and private fresh water beach. On this trip I went trail riding with my mountain bike on spectacular trails which were only 20 minutes from the house. Seagull beach was beautiful especially at sunrise. This cottage has all that I need. I can't wait for next time.

Sue, I am so glad you had a wonderful time. There is so much more you could do the next time you stay too. I just read in our local paper that Coast Guard Beach in Eastham made the top 10 list of the America's Best Beaches. It's part of the National Seashore and only 25 miles away. Downtown Hyannis is just over 3 miles.
You mentioned how delicious the water was right from the tap. I checked with the Safety Inspector in town and he agreed that Yarmouth water was tested all the time and they got rid to their bottled water in the office and changed to tap water because it was so good. Just a nice perk when we are all used to buying our water all the time.
The mallard ducks nest in the backyard near the yellow lillies. The red-headed woodpecker nests in a perfectly round hole in a tree near that. You can see it perfectly from the deck. It looks and sounds beautiful, especially early morning.
When I spoke with you, I could tell that you appreciated walking all your bikes down back in straight into the cellar. It's a great storage area. Next time bring your kayaks, I have a great place to recommend.
You also mentioned that the bedrooms were sound-proofed well, that you couldn't even hear the one snoring in the room next to you. I bet the fan in every bedroom helped with sound reduction as well.
We are really looking forward to you visiting again.
Overall the house had most everything we could need however a few things stood out. The cooking grids on the grill were filthy. Had to do a deep clean on them before I'd put any food on them to cook. There is no working ice maker/water dispenser. Only ice trays to make your own. Even though there is a sign on the fridge indicating to call Caron if there is a problem with it, yet it clearly is disconnected. The floors upstairs are not level so we had sea legs all the time.
This is a great place! I was there for a long weekend over new Year's so not typical Cape cod season. But Caron is a great communicator and has put together an incredibly functional home for a large family or two small families. The house is well stocked with clear systems and expert labeling (light switches, where kitchen supplies are, trash protocol, etc). Am incredibly low stress, easy place to stay. Would be happy to return!
The house had everything a family would want on a trip to the cape. It was so great to have such a wide selection of beach items, games and puzzles for the kids and so many household and kitchen items already available. The location was very convenient to many fun cape activities. Caron was super responsive and great to work with. One small warning, the stairs are a little steep to the upstairs. It was totally fine for our family, but you would need to be cautious with early walkers or anyone unsteady. Gates were provided.
We had a great week while staying at this property. The house was comfortable for all of us, and was close to everything we wanted to do for the week. The local pond (private for the community) was just a walk from the house and was perfect for the younger ones (ages almost 4 and 7).
It was nice to have a full kitchen to cook meals in, and a back deck to enjoy the fresh air.
Only complaint, which isn't a real complaint as I could have looked it up ahead of time but didn't think to, is that the house is located on a main road. Not a huge deal, but a concern with the little ones playing outside and then the short walk to the pond. Just a heads up to future renters - as it could also get loud when big trucks, etc. went by. Not a huge deal for us and we really enjoyed our stay.

cape vacation
Great place to rent--location is in the center of many things to do. The owners are very nice and were always available for our questions. My favorite was Marconi Beach and/or all the Northside Ocean-- close by car. Kids loved the bay-- close by bike. We all loved to walk to the lake every evening. Half a mile away is a strip that goes on forever filled with restaurants,golf,arcades,go-carts,bowling etc. We enjoyed the Yarmouth House Restaurant and Capt. Parker"s. Close by is Hyannis with mall-bookstore and movie theater. 30 miles from Provincetown (very fun). Walking distance to parks and fishing and bike trail. The house was clean and had everything we needed for our family of 4. When our family expanded to 9 of us we had enough space and enough beds but had to use paper flatware and paper utensils. Not enough dishes or dishwasher. I would definitely reccomend this property to a friend/relative.

A great location on the cape
Our family of 8 stayed here for the Thanksgiving holiday. We had hockey tournament to attend and needed a place to gather. The location was fabulous for coming and going. The kitchen was well appointed and labeled well so we knew how to cleanup after ourselves. Everything was very neat and clean and supplies were readily accessible. There is a nice collection of games and puzzles that we used. The only drawbacks were that the downstairs gathering rooms were fairly small. We found ourselves in smaller groups between the rooms. Was hard for all of us to gather in one room and there is no place for a full group to gather at a big table. This worked fine for our group as we are fairly casual and were happy eating spread between the four top table, kitchen bar and seating area. Just something to be aware of for folks who like their group to gather at a large table for meals. We would definitely stay here again. It was perfect for the winter hockey tournament jumping off point and we would love to see it in full.swing on the summer.

It was so nice having your family at our home in November. We're hoping more renters will choose to enjoy the Cape during the winter months.
Although, with the cooler weather, you weren't able to enjoy the large table on the back deck that helps to provide more dining options for our guests.
Also, we've found over the years that our room setup works out great for large families of different ages. The younger kids tend to watch tv or play games in one room while the adults chat in the kitchen sitting area. Since the rooms are still attached you can listen in but can still talk with the other adults comfortably.
We're so glad you had a wonderful time and hope you return very soon.
Maybe this summer, besides the deck/table, you will also be able to enjoy our outdoor shower and awesome private neighborhood beach.

Girls' Getaway, but with Two Babies!!!
My two friends and I really enjoyed a five night stay at Caron and Matt's cottage on the Cape. This was our return trip to the cottage, and my two friends brought their two-year-olds! There was plenty to do. We went to the public beaches and playgrounds. There's a great pond in the neighborhood with a small public beach that we walked to several times to let the babies play in the water. It's so peaceful there! We also packed up the babies and went to the beautiful Provincetown one day. I think that's the cutest town for walking around. We almost went whale watching on another day, but perhaps that would be better when we don't have the babies with us. Next year!
I have two vacation rentals in the Finger Lakes region of New York, but I love to visit other people's cottages to get ideas for how to do the little things that make guests happy, and I must say, Caron and Matt do an excellent job at this. For some reason, I was especially fixated on the comfy beds and bedding, and this year I intend to make sure my rentals have bedspreads that are just as comfy! The fabulous new deck in the back yard was a great place to sit and enjoy our coffee in the morning. There are ducks that drop by the small pond back there, and there are about ten bird houses attached to the back of the cottage near the deck, so you get to watch some smaller birds come and go as well. Lovely!

Holiday House. The name my 6 year old grandson chose without being asked or prompted in any way.
Could not have been scripted any better. The owner was exceptionally helpful and readily available through every step of the process. Super vacation for both the kids and adults.
The house was well stocked including the updated kitchen, games, & beach supplies. Just a short walk to the pond for a relaxing view. Excellent location to beaches, restaurants, & the CCRT for biking and walking/running.
We had a wonderful stay at this property. Our family gets together once a year from all over the US and decided to stay at a new place this time. This house ended up being perfect for us. We enjoyed the large kitchen, enough bedrooms for all of us to sleep comfortably and our favorite part was the deck outside with a large table to enjoy meals. Caron was also very responsive anytime we needed her. I highly recommend this property to anyone going to the cape!

Clean home & Excellent Location. The house is located about .5 mile north of Route 28 on W. Yarmouth Road - providing excellent access to the 'back roads' to avoid the heavy summer traffic.
We love our private neighborhood beach. Warm beautiful Seagull beach is 2 miles south. The public Sandy Pond Recreation Area is 1.5 miles away on Buck Island Road (tennis & basketball courts, baseball field, a playground area, pond and trails). The Bayberry Hills Golf Course is located just 2 miles north on West Yarmouth Road.
This mid-cape location provides easy access to the Main St. Hyannis area - as well as all of your favorite Cape destinations.
What makes this property unique
Our favorite activites include exploring all the different beaches along the Cape including the National Seashore and Nickerson State Park, playing mini-golf at Pirates Cove with the kids, riding the bike trails and enjoying the many breakfast diners all around.
