Welcome to Sunset Getaway, a spacious two-story retreat for up to 14 guests. The open-concept main living area is bright and inviting, featuring modern furnishings, natural light, and seamless flow between the fully equipped kitchen, living room, and dining area — the perfect setup for group gatherings.

Step outside to your private backyard oasis with a large swimming pool & spa as the centerpiece. After soaking up the Florida sunshine, head indoors to enjoy the Star Wars playroom or the upstairs game room, where the fun continues for all ages. At the end of the day, seven beautifully furnished bedrooms provide a place to unwind after Florida adventures.

★ BOOKING REQUIREMENTS ★

→ RENTER'S AGREEMENT AND PHOTO ID REQUIRED
A signed renter's agreement and a valid government-issued photo ID must be submitted within 24 hours of booking. If these requirements are not completed within 24 hours, the reservation will be canceled, and any payment made will be refunded minus a $45 cancellation fee. The renter's agreement is available upon request before booking.

→ OCCUPANCY
Maximum occupancy is 14 guests, including children and infants. All guests must be listed on the reservation and pre-approved. The names of all guests age 18 and older must be submitted 24 hours after booking, and the number of adult names submitted must match the number of adults on the reservation. Visitors are not permitted unless approved in advance by the host. This includes all day visitors.. Violation of these occupancy requirements may result in immediate termination of the reservation without a refund, as outlined in the rental agreement.

→ VEHICLE AND GATE ACCESS
This property allows a maximum of 4 vehicles. All adults must be registered in the community gate access system before arrival, whether driving or not. Unregistered guests or visitors may be denied entry or asked to leave by community security.

→ PET-FRIENDLY HOME
All pets must be approved before booking. We welcome up to two dogs weighing no more than 50 lbs each. The pet fee is $100 per dog for the entire rental stay.
Guests bringing pets are required to comply with all pet rules outlined in the rental agreement and house rules.

★ IMPORTANT THINGS TO KNOW ★

→ POOL HEATING
Pool and spa heat is available for $25 per day (+tax). Please allow **24–48 hours** for the pool to reach the desired temperature after heat is activated. The pool is set to **90°F**, which is designed to take the chill off the water and is not comparable to a hot tub. The spa is set to **101°F** and may take up to one hour to reach temperature, depending on outdoor conditions.

Heat pumps will not operate when the outside air temperature falls below **58°F**. Cold weather, cool nights, and extended periods of rain can significantly affect the pool's ability to heat. Refunds are not provided for weather-related heating limitations. If there is a mechanical issue with the pool heater, we will arrange for repairs as quickly as possible.

All pool equipment is locked, remotely controlled, and monitored by video surveillance. Guests are prohibited from tampering with the equipment. Any tampering will result in a **$300 service fee** to have the system inspected and reset by a licensed professional.

→ BBQ GRILL RENTAL
A BBQ grill is available upon request, subject to availability. The rental fee varies based on the length of your stay. The grill includes a full propane tank. Grill requests require at least **24 hours' notice**.

→ DELIVERY RESTRICTIONS
USPS does **not** deliver to the home. As a result, **Amazon deliveries cannot be guaranteed**, as Amazon frequently uses USPS for deliveries. We recommend having Amazon orders delivered to a nearby Amazon Locker to ensure your package is received. Grocery deliveries, food delivery, Uber, Lyft, and other local delivery services work without issue.
We are not responsible for missed, lost, delayed, or returned deliveries.

★ HOUSE RULES ★

By booking this property, guests agree to comply with all house rules and the rental agreement. Failure to follow these rules may result in immediate termination of the reservation without a refund, removal from the property, and/or responsibility for any damages or violations incurred during the stay.

★ CHECK-IN & CHECK-OUT ★
✔ Check-in begins at the time listed on your booking confirmation. Early check-in requests must be made 1–2 days before arrival and are subject to availability.
✔ Check-out is by **10:00 AM**. Late departures that have not been approved in advance will be charged **$100 per hour**.

★ DRIVING & PARKING RULES ★
✔ Vehicles may not cover or block any portion of the sidewalk, as required by Florida law. Vehicles found in violation may be towed at the vehicle owner's expense.
✔ Do not park on grass or in a manner that blocks neighboring driveways, roads, or access areas.
✔ The number of vehicles at the property must not exceed the approved vehicle allowance for your reservation.

★ QUIET HOURS ★
✔ Guests are expected to keep noise at an appropriate level at all times. Excessive noise may be reported by neighbors or community security at any time of day.
✔ Strict quiet hours are from **11:00 PM to 7:00 AM**. During quiet hours, noise must be kept to a minimum.
✔ Repeated violations of quiet hours may result in termination of the reservation, removal from the property, and forfeiture of the remaining stay without a refund, as outlined in the rental agreement.

★ NO PARTIES OR EVENTS ★
✔ Parties, events, and large gatherings are strictly prohibited.
✔ Only registered guests listed on the reservation are permitted on the property unless prior approval has been granted by the host.
✔ Violation of this policy may result in immediate termination of the reservation without a refund, as outlined in the rental agreement.

★ PROPERTY CARE ★
✔ Lost or damaged remotes are subject to a **$50 replacement fee per remote**.
✔ Furniture is not to be moved. For liability reasons, our cleaners cannot move furniture, and additional help may need to be hired at the guest’s expense.
✔ No food or drinks are permitted in the themed bedrooms, playroom, or on upholstered furniture. Guests are responsible for spills, stains, excessive messes, trash left outside trash containers, or any condition requiring cleaning beyond a standard turnover.

★ NO SMOKING OR VAPING ★
✔ Smoking and vaping are not permitted anywhere inside the home or in the covered pool/patio area.
✔ Evidence of smoking or vaping will require odor removal, cleaning, and any necessary damage remediation.

★ POOL RULES ★
✔ Children must be supervised at all times while using the pool or spa.
✔ No running, diving, or glass is permitted in the pool or patio area.
✔ Beach towels provided in the home must be returned before departure, including any taken to the clubhouse.

★ PET RULES (IF APPROVED) ★
✔ Dogs must be well-behaved, house-trained, current on vaccinations and flea/tick prevention, and excessive barking or disruptive behavior is not permitted.
✔ Dogs must be kenneled if left unattended, leashed when outside the property, kept off all furniture and beds, and are not permitted in the pool or spa.
✔ Guests are responsible for cleaning up after their pets, both inside the home and throughout the community. Pet-related damage must be reported immediately.

★ STAR WARS PLAYROOM SAFETY ★
✔ The Playroom contains Slides, a climbing feature, specialty lighting, tunnels and decorative items. Children must be supervised by an adult at all times.
✔ Inspect play equipment before use and report any damaged or malfunctioning equipment immediately.
✔ No food, drinks, or pets are permitted in the playroom.
✔ Use of the playroom and equipment is at your own risk.

★ EMERGENCY & MAINTENANCE ACCESS ★
✔ We reserve the right to enter the property for emergencies, necessary maintenance, inspections, or repairs. We will make every reasonable effort to contact you beforehand whenever possible.
✔ We also reserve the right to enter the property immediately if there is reason to believe the rental agreement or house rules are being violated.
